Worst value for the money. This is the worst stay I ever had in Japan. I've been to Japan 6 different times and over 10 different accommodations. This hotel has no standards and does not hold the same values as you would expect from Japanese establishments. The hotel was dingy, dark, and worst of all DIRTY. On the map, it looks very close to the station. It's actually not. It's about a 7-10 min walk because the actual station exit is much further in than what appears on the map.

Starting with our intial impression, the elevator is around back, it feels sketchy and cheap for the $230 we were paying per night. There's a door to the elevator that's propped open. It has a sign saying to ring the bell after 10pm, but the staff is so lazy the door is never closed. The elevator doesn't require a keycard to access, so anyone can go up into the hotel at any hour without any obstacles. There are no luggage carts and they don't help offer any assistance with your suitcases. We didn't need any, but it's worth noting as other Japanese hotels offer this.

I don't know how I ended up with a smoking room. I know I booked a non-smoking room because I have allergies. The intial smell of the room was disgusting and my nose immediately started running and I was sneezing like crazy. We immediately went to speak with the concierge. They offered a "special cleaning" for the smell. Basically said it was my own fault for booking the smoking room and said all rooms are booked so I had no choice. We couldn't even cancel for a penalty. You can cancel for the FULL AMOUNT. We don't have a spare $2000 lying around for hotel cancelations, so we had to suck it up and make the best of it.

The room is dated and dark. There aren't enough lights so it feels very dingy. You cant see all of the corners and crevices of the room, but that's probably a good thing because it's so poorly maintained. We saw the cleaning staff in the hall everyday. They had the laundry bags in the hall and everyday I would check. I did not see the decorative pillow/case, or the runner in the bags so I'm sure it wasn't changed or cleaned the entire time we were there. Our towels were dirty on multiple days. It looks like their laundry machines are not thorough enough. The bedding had cigarette marks, ash stains, and other unknown stains. They didnt clean the trash from the washroom. Only what is in the trash bins. We had some wrappers from the toiletries that fell outside of the trash bin. They put them on the washroom counter instead of throwing it away. The bath had broken/missing tiles and so much mold. SO GROSS. I was honestly so grossed out by this I forgot to take a picture. They didn't clean the bathtub at all while we were there. We had some wrappers from the free amenities (face soap) on the bathtub ledge that weren't moved at all. I can confirm that other reviewers' pictures on TripAdvisor of the dust, dirt, and mold is exactly how our room looked. There were stains in the carpet as well.

My biggest regret is rushing to book this hotel without adequate research. This hotel should be charging $50 motel pricing. They are not worth the $220/night we paid. With that range we could easily book a room at a nice Japanese hotel...

I'm giving it a one star rating for the following reasons:

The hotel is located quite far from shinjuku station. You can walk to the station via the underground pass or on the street level. If you are carrying your luggage, please walk on the street because there are no elevators leading up to the street level at some of these exits. 15 mins walk to Shinjuku train station.

Hotel is located next to a cemetery so your breakfast view and potentially room view could be of that cemetery. Peaceful at best. A playground is located next to the cemetery. I didn't see any kids in it but lots of smokers hanging around it all the time.

The breakfast was so dismal you should give it a miss. If you can avoid paying for it, please do. You are better off buying food from the 7-11 a street away. The serving covers are cracked and the coffee machine needed maintenance. Even the morning tea and juice is dispensed from a coca cola soda machine. In fact, it didn't dispense tea on the first try, and they had to service the machine. All the food was frozen stuff which they barely warmed up for service. Bread was a dinner roll. Worse than a 2 star motel in USA.

The room was so tight we had to open the luggage on the table. Once luggage was closed and pressed against the wall, it was a single file path to the bathroom.

The bathroom is so narrow. You can't use the sink without hitting the wall behind you. The floor was very slippery and the tub was high. Very dangerous for older people. Not suitable at all for mobility challenged people.

The only plus points for this hotel are:

The duvet covers and bedding were very new and good condition.

There was a power outlet and USB charging port by each bed.

The bed was huge for a twin sharing

The facial cleanser, toner and moisturizer were provided for free at the lobby.

The service staff at the front desk were very polite and helpful. Positive attitude. I am taking a star off service for the lackluster attitude at breakfast. They shouldn't have to maintain their machines during peak hour use.

Overall I would not recommend this place to anyone. The price was ridiculous too. More than 300SGD a...

This is a hidden gem hotel/residence at a prime location with a reasonable price. It’s at a quiet corner of Shinjuku with a community park in front of it, but within 5 mins of walking, you arrive at the Kabukicho Gate & the train station & many convenient stores & restaurants. The room is small like most Tokyo hotel, but minimalist & practical & clean, the bed setting smells fresh, like nothing! It’s important for me as I travel around the world, don’t usually sleep well with strong scent in the room, not even some 5 star hotel can do that. I requested a higher floor quiet room, it’s nice to stay at for 3 weeks. The room cleaning service has 3 options to choose from, since I don’t like my room cleaned & bed made daily, this service option is very useful with minimal disturbance. The laundry & microwave on the 4F is easy to maintain a home away from home lifestyle, not just as a foreign tourist living in hotel, paying expensive laundry bills. The staffs are friendly & speaks good English, for bookings more than 2 weeks, the hotel can store the luggage for free, so this hotel now is my traveling hub in Tokyo when I go somewhere else in Japan, then comes back to fly back to Singapore. This service can save hundreds of USD. Also, they offer luggage shipping & delivery service for a fee to your next destination. The hotel doesn’t have early check in policy, standard at 3pm, so if you arrive early on a red eye flight, like me from Singapore on ZipAir, I’d recommend just store the luggages at the lobby then head to the Thermae Yu, a large Onsen/Spa building nearby, within 10 mins walk, for a nice hot spring water relax bath & enjoy some good food, then come back to settle in.

This was my second time staying in this hotel. Both times, it was a great experience. The rooms are small, but that's expected in Tokyo. Despite being small, they have everything you need and more (i.e. hair dryer, shoe polisher and shoe stick to help with getting on tight shoes, bidet toilet with heated seat, air conditioner and air purifier/humidifier, comfy bed, mini fridge, hangers, desk, glasses, electric kettle, TV, charging cables, and the list goes on!). I also love that the hotel is next to a small park and set back from main road, so it's very quiet. Nice views from the rooms, and very conveniently located to restaurants, 7/11, Welcia drug store, and Shinjuku station. There's also a restaurant on-site. Staff are all friendly, there are vending machines on 3 different floors as well as other amenities (i.e. laundry services), and even if you put up your do not disturb placard, the staff will still leave you fresh towels basically every other day. I will continue to stay at this hotel when visiting Tokyo.

The hotel doesn’t have early check in policy, standard at 3pm, so if you arrive early on a red eye flight, like me from Singapore on ZipAir, I’d recommend just store the luggages at the lobby then head to the Thermae Yu, a large Onsen/Spa building nearby, within 10 mins walk, for a nice hot spring water relax bath & enjoy some good food, then come back to settle in.

This was my second time staying in this hotel. Both times, it was a great experience. The rooms are small, but that's expected in Tokyo. Despite being small, they have everything you need and more (i.e. hair dryer, shoe polisher and shoe stick to help with getting on tight shoes, bidet toilet with heated seat, air conditioner and air purifier/humidifier, comfy bed, mini fridge, hangers, desk, glasses, electric kettle, TV, charging cables, and the list goes on!). I also love that the hotel is next to a small park and set back from main road, so it's very quiet. Nice views from the rooms, and very conveniently located to restaurants, 7/11, Welcia drug store, and Shinjuku station. There's also a restaurant on-site. Staff are all friendly, there are vending machines on 3 different floors as well as other amenities (i.e. laundry services), and even if you put up your do not disturb placard, the staff will still leave you fresh towels basically every other day. I will continue to stay at this hotel when visiting Tokyo.
