Where to begin?
Concept & Service:
For starters, this concept is absolutely brilliant. The idea of being able to select your base dessert (cookie, cobbler, pie, etc) and add on your toppings (ice cream, whipped cream, etc) is truly just an incredible concept for those of us, like myself, who live with an insatiable sweet tooth that can only be satisfied by those once or twice a year holiday classics such as apple pie or peach cobbler.
The execution at this place, though? Horrible. I’m sorry to say that the desserts were very much lackluster, added onto the fact that none of the several teenagers working inside the establishment were wearing gloves nor hairnets. I asked the young cashier, a PanAsian appearing teen, which cobbler he recommended. He shrugged and stated he hadn’t tried any, but further clarified that the cinnamon peach cobbler was the most popular— so I went with that option. At least he was honest. I also ordered the classic banana pudding to try.
I noticed while I was ordering that the ice cream used at this location comes from a large generic tub of ‘great value’ vanilla ice cream, which was left sitting on the counter for the duration of my visit at this location— as an aside, surely the owners are aware that bluebell ice cream would be the superior choice, especially for a price point of nearly $7 per serving.
The total damage for a cobbler and classic banana pudding was about $17.30. I stated my order would be for dining in. I watched as another teenage male prepped my order directly behind the counter, without any gloves, while constantly flipping his circa 2011 Justin Bieber style haircut.
Finished ordering, I found a place to sit inside and waited until my name was called which was almost immediately— because I was once again asked if my order would be for dining in or to go— I reminded the young man that we’d already discussed this, but that it would be for dining in.
Once the order was received I was still pretty excited to dig in, regardless of the unhygienic practices, and lack of competency (these were just kids after all).
The Dessert:
The actual dessert themselves were a world apart from my expectations. The portions were insanely small for that $17.30 price tag. I received a small plastic condiment cup on the side of my cobbler, filled with melted great value vanilla ice cream, by ‘filled’ I do mean perhaps the equivalent of half a scoop of ice cream. Oh, and sprinkled on top of the great value vanilla ice cream in the small plastic cup? Cinnamon. I opened my cobbler and it was lukewarm, in a room temperature kind of way. Sprinkled on top of my cobbler? Probably half a cup, if not a full cup, of granulated brown sugar. Why? Anyway, I added my ice great value vanilla cream, which was more like a melted vanilla shake at this point, to the top of my lukewarm cobbler and dug in. It wasn’t good, y’all. It just wasn’t. It wasn’t that southern home for the holidays feeling I was searching for, which would’ve been fine if I’d even minimally enjoyed it. It was just sweet… and.. generic.
The banana pudding was enough to offend me all on its own, personally, because it was made with imitation banana flavoring instead of actual bananas. Not to mention, there were more vanilla wafers than banana pudding, and if I wanted that, I’d just go buy a box of vanilla wafers at target.
Not worth the price for me. It should be noted that I broke 3 months of ketosis for this treat— and even though it was literally my first few carbs in nearly 100 days, it still wasn’t good. I feel as if that’s pretty notable.

If you’re ever in Arlington, Texas and you have a sweet tooth, do yourself a favor and stop by the Peach Cobbler Factory in Arlington Highlands. I visited in October 2024 while on a cross-country road trip and stumbled upon this gem while exploring the shopping center. Out of all the places I stopped during my travels, this was truly one of the highlights of my trip. From the moment I walked in, I could tell this was going to be a memorable dessert experience and I was right.
Let’s start with the atmosphere. The Peach Cobbler Factory has a fun, inviting vibe that immediately pulls you in. It’s cozy, clean, and designed with a sweet Southern charm that makes you feel right at home. The service was great the staff were friendly, upbeat, and happy to explain the different cobbler options to me. They seemed genuinely excited about their menu, which made my experience all the more enjoyable.
Now, let’s talk about the star of the show: the peach cobbler. It was phenomenal. Warm, gooey, and packed with flavor, this cobbler hit every note just right. The peaches were sweet but not overly sugary, and the crust had that perfect buttery crumble that melts in your mouth. It had that homemade feel, like something your Southern grandma might make on a Sunday afternoon. The balance of textures soft fruit, crisp topping, and warm syrup was done perfectly.
I ordered mine to-go, and while the dessert held up well in the container, the only downside I noticed was the portion of ice cream. The scoop was pretty small, especially compared to the generous portion of cobbler. I personally love having that cold, creamy contrast to the warm dessert, so I would’ve appreciated at least one extra scoop to really round it out. That said, it wasn’t a dealbreaker by any means, but something I’d love to see improved for future takeout orders.
They also have a wide variety of flavors, which makes this spot even more exciting. From cinnamon roll cobbler to banana pudding and sweet peach tea, there’s something here for everyone. I was tempted to order a second item just to try another flavor, but I was already full from the cobbler I had. Next time I’m in town, I’m definitely planning on trying more.
The prices were reasonable, especially considering the quality and portion size. You really feel like you’re getting a treat that’s worth the price not something mass-produced or overly commercial. It’s clear that they care about freshness and flavor, and it shows in every bite.
Also worth mentioning the location is convenient. Being in the Arlington Highlands shopping area makes this a great dessert stop after a meal, a movie, or some shopping. There’s plenty of parking nearby, and the shop itself is easy to find with clear signage and good curb appeal.
All in all, I’d give this place a solid 8 out of 10. If they added a bit more ice cream for to-go orders, it could easily be a 9 or 10. That said, the cobbler itself is so good, it makes up for that small detail. Whether you’re local or just passing through like I was, this place is 100% worth the stop. It’s Southern comfort in dessert form, and it left me smiling long after I finished my last bite.

Read moreI placed an order online on google, through seamless. It gave me no issues and even allowed me to place my order. While I was driving to the store I got an email saying my order was canceled. Why? Didn't say. I then proceeded to call the store 2-3 times back to back with no answer of course. I thought maybe they are closed or busy right? No. I got there and there were 2 people ahead of me but other than that nada. I asked the lady at the register why my order was canceled and she didn't have an answer, but then I am assuming the manager (man with glasses) took over and told me that they DON'T use seamless at that location and yada yada yada. It didn't have an issue with letting me place the order and taking my money though but okay. I place my order again through the man I assume is the manager, and I ask if he can make sure the cobbler is warmed up because I wanted to eat it after getting it so that I can go to the park. He ensured me it would be, and I left. Thankfully I wasn't far until I realized that my cobbler was not even a LITTLE warmed up.. so I had to go back inside and ask the lady at the front to warm it up. I wasted about 15 minutes on this whole ordeal when it shouldn't have been hard at all. I worked in all types of customer service and I made sure everything was done right and I just don't understand especially since it wasn't busy at all. Did she cancel my order because she did not want to do her job or do they not use seamless? If they don't use seamless then DONT LET ME HAVE THE OPTION OF USING IT AND THEN PROCEEDING TO TAKE MY MONEY AND CANCELING WHEN I AM ON THE WAY.
