We visited this IHOP for a graduation celebration with a party of six. Upon walking in, there's a small waiting area before you're seated. It’s up a couple of stairs, and unfortunately, the first impression wasn’t great. There was a strong musty odor near the entrance, possibly from an old radiator that looked like it had some water damage. The surrounding wall area could definitely use some upkeep—it gave off a neglected feel.
Once we were seated, things improved. Our hostess was polite, and our waitress was very friendly and attentive throughout the meal. I ordered the rib tips and eggs with hash browns and a stack of pancakes. Others in our group had a burger with onion rings, a Philly cheesesteak, and various breakfast combos including strawberry pancakes and French toast.
The biggest complaint from everyone was the hash browns—they were badly burnt and basically inedible. Even ketchup couldn’t save them. We decided not to send the food back, but it was disappointing.
After our meal, I visited the restroom. It was decent overall, but the floor in the hallway and bathroom was sticky, which made the experience feel a bit unclean.
Overall, it wasn’t terrible—just a little rough around the edges. The food (aside from the hash browns) was okay, and the service was a bright spot. With a bit more attention to cleanliness and food quality, this location could really improve.

They DO NOT give you utensils to eat with when you order TO GO. There’s a sign on the wall that specifically says if you want any utensils you have to PAY for them. It’s the principle. If I’m paying for my food TO GO, I expect to have disposable utensils to eat the food with without being CHARGED for it. How cheap of this franchise. Another huge thing is they don’t accept online orders through the IHOP app which makes zero sense. I checked a few in the area and it seems like online pick up orders just isn’t available in the app so it shouldn’t even be a listed option. They only accept from uber eats, Grubhub and DoorDash. So what’s the whole purpose of even having an IHOP app if the restaurant itself doesn’t use it? Food was mid at best. Eggs Benedict was a hot mess and they didn’t even put hollandaise sauce on it. Very dry no sauce and the wait time was long.
Despite the comment from ihop saying a franchise owner will reach out to me- THEY STILL HAVENT AFTER ALMOST 2 MONTHS of reaching out to them following up by email and NO RESPONSE. Terrible and greedy...

During my last visit for which I seriously mean my last, my family and i were asked to seat at a particular seat in which we didn't like so we asked the the receptionist if we could seat at a different seat which we had chosen. But the table we wanted was to seat at wasn't clean as yet. So we had stood right next to the table waiting for someone to clean it, while waiting the receptionist came over and asked us to seat back in the waiting area so we said okay. But before he had arrive i was saying something to my mom when when he came on. But even though we had said okay will wait in the waiting area he stood their like a body guard and repeating " you can't stand here." So my mom got upset and decided not to move. Then, finally just seconds after my sister and I seat down in the waiting area the table clean. But it was what he had done next had really pissed me off. We had arrive before anyone else was their and we sat and watch has he seated several different groups without had us our menus.
