My two little foodies enjoyed their boba tea drinks and bubble waffle here. I like their Passion Fruit Mango Tea boba. This place uses real fruit and juices and real ube, not the artificial powder stuff. Three boba teas and two bubble waffles for $30. Too bad they discontinued the red bean bubble waffle.

Note: There were adult parents with a baby stroller in the shop talking and cursing out loud making it not a kid-friendly atmosphere at the moment. Such a shame that Asian parents do not know how to talk appropriately in public places that supposed to be a family-friendly place for kids. And of course I had to give that Asian daddy a glare as I was trying to have a decent conversation with my little kids but interrupted by his dominating cursing out loud voice...

Fantastic location with excellent quality drinks with perfectly cooked boba and bubble waffles. Highly recommend the dipping sauces to really add a pop of flavor to the waffles. Staff is wonderful, bubbly personalities greeted us with friendly smiles and great recommendations. Everything was delicious and the perfect temperature. The milk tea that I settled for was tasty. However, I usually get mango milk tea from other places. I respect not having the supplies to make it. A lot of places don't. I asked for a recommendation and the lady responded with "our mango is good" I said awesome! Can you by chance make a mango milk tea? The answer was no. I asked if they used a syrup for the flavor. Response was yes. "Can you just add some mango syrup to my milk tea?" No."Bummer. OK then." Not a huge deal, in the grand scheme of things....
