I probably would give this place 5 stars, as I've been rarely disappointed by it over the last decade of me eating and placing orders here.
However, at this time I feel that 3 stars is a more accurate reflection of their current "fluctuating" hospitality. The food is usually good, or fair by typical Subway standards, never being bad and always being consistent.
The manners, courtesy, and hospitality of the staff, however, is not as consistent. My past experiences were nearly always good, lately however (April 2021), the experiences have been mixed at best.
There is a group of guys in the evening who seem polite and do a good job, but also we've experienced a group of younger gals that have been rude, despite our good manners and cheeriness, and have not been very hospitable.
They also send out coupons in the mail nearly every month, and we've never had an issue using more than 1 coupon at a time in the past. Apparently this has changed and they no longer accept more than 1 at a time? This is a non-family friendly attitude, as the number and nature of the coupons seem to promote family visits, but if only one is accepted at a time, then individual visits are the ones that get to use the deals. In which case, I suggest families literally order and pay separately, just to be able to use their coupons. I know, it doesn't make sense.
My review is 3 stars, 1 to reflect the good employees, 1 to reflect the food, and 1 to reflect a fair experience over the years as well as the cleanliness of the storefront. -1 to reflect the recent unpleasantness of visiting. And another -1 for the coupon mess. I hope that they can get these things sorted out and do some hospitality training with their employees.

I have a feeling that most of these bad reviews of this place are overinflated, maybe they walked in at like 8:45 or something, or came in with a lot of other people, ordered a lot of sandwiches, or complaining for no reason. They will lock the doors exactly at 9:00, so if you're going to be later than that, don't even bother. I eat there a lot, and every time I get a pretty good sandwich. Employees are nice and friendly, and will usually try to help you however they can, whether that's with mayo packets, a small cup of olives or jalapenos on the side, or extra napkins. Dan is really nice and usually talkative during slow times, probably one of my favorite employees. There's also a short man (who doesn't wear a name tag, but I think his name is Levi?) Who is really fast at making sandwiches. I basically will only come during the afternoon because that's when night shift comes in. Sometimes a lot of people will come in at the same time, and they won't be able to cater to everyone's needs. Be aware that if there's a line, you won't end up with the best sandwich or service. Read moreAs much as I love subway... I dont think I will be ordering another salad from the Perham subway... Italian BMT salad. Meat was cut into quarters then thrown in the bottom of the bowl. She then pushed it down to the veggie section and walked to the back of the building. The guy that "finished" my salad was not listening to what I wanted. I asked for spinach - he put in the amount that would go on a sub. I asked for more he put 4 more leaves on. I asked for a little more he again put 4 leaves. I gave up on asking for more.... I also wanted onion, pickles and cucumber. I got 4 pickles, 5 cucumbers and a pinch of onion. I then asked asked for the parmesan vinaigrette. He proceeds to put parmesan cheese on then looks at me and asks what kind of dressing I would like. I told him "it's a good thing I like parmesan cheese cuz I asked for the parmesan vinaigrette".
