Just a simple Chinese student comment here. I’ve been living in the abacus house for two years, here are some of the experiences based on pros and cons: 1. Super friendly and responsible staff, highly efficient all-round services and fabulous Facebook group with useful information and organised events. If anything is broken, just give them a call and it shall be fixed for free. These are the killer feature of such accommodation.牛逼就完事儿了! 2. Mike! Mike! Mike! Victor! Victor! Victor! Anna! Anna! Anna! Mikyle! Mikyle! Mikyle! (And many the others, these people are amazing) they are the hero during covid season, you can notice that the Abacus house does whatever it could to become an amazing place of keeping everyone safe and sound. 3. Great location, even better than living by the seafront, everything you need is around. Definitely worth the price. 4. You can invite friends and get the discount of booking. 5. The cash back card is better than you think, contactless feature with various accessibility. 6. The winter is too cold, cuz the radiator can only be set with a 2 hour timer, make sure you dont freeze yourself after the countdown, remember to click the timer all the time if you wanna keep yourself warm. Also the radiator makes a lot more noises than those traditional ones. 7. The summer is too hot! I’m not joking, if your window is facing towards the sun, then get ready for the hot summer sauna with no clothes on cuz you’ll know what I mean if you touch the window by that time, the corridor would be your place of coolness. Gotta thank Victor for saving my arse with a fan, he is the greatest! 8. Be aware of the machines from laundry room, if any malfunction happens, dont expect any refund. Spend your balance and arrange the washing wisely. 9. Almost every room should’ve got a filter fan next to the window, use it for generating pink noises if you think that the outside is annoying. 10. Don’t expect to find all your flatmates also coming from your university, maybe they are all from sussex, or brighton uni, so no partner for ya. 11. I am not Diggers Zhang, but you can take my selfie

I would like to recommend Abacus Accommodation. There are several and positive features to reckon about this accommodation. First of all, I can sense cosy and calm peace whenever I take a rest in here my room. I like the kitchen in my room as well. The facilities are convenient, such as decent laundrettes and community areas. Moreover I am fond of all the genuinely kind staff here. If there are certain stuff to have maintenance, they would be repaired as soon as possible due to the conscientious artisans. The managers are warm-hearted such that they always endeavour to catch up what needs the residents have. In conclusion, Abacus Accommodation is predominantly good. Like I have already extended the tenancy period few weeks ago, many people would agree with how nice this place is to live in.

*Please read before moving in!

Wouldnt recommend. When I first moved in, there was a toaster in the kitchen that when used would trip the electricity in the whole flat & all the rooms. This toaster had an electricity inspection sticker on it so was obviously IQ's, but they claimed it wasnt so they wouldn't replace it- figured out that kitchens used to come with more appliances but this year don't, which is ridiculous for the amount it costs. I think maybe kettles are no longer covered either, so if your flat kettle or toaster break they wont replace them. The hob would also frequently turn off by itself, not get hot enough, or also trigger a blackout in the flat.

The kitchen freezer wasn't cold enough and loads of my frozen food spoiled when i first moved in

Also for the entire year the taps in the bedrooms & kitchen ran SCALDING hot- to the point where it was dangerous- and the "cold" was only occasionally cold if you ran it for over 5 mins it was mostly lukewarm. This would get worse to the point where there was no cold water available in the flat at all, you'd run the cold tap and it would actually get hotter. This happened just a few days before moving out at night so as we'd done before when the flat blacked out at night, we called down to reception. The guy who answered said it wasn't his job and we'd have to wait til the morning for maintenance which is fair enough but when we asked if there was any bottled water around (the communal areas sometimes have things like free tea & water) he LAUGHED at us then hung up the phone. Then he ignored our attempts to ring back and let the reception go to voicemail after. Apart from being extremely rude, unecessary and unprofessional, what if we or someone else had an emergency that needed security?

Also there would occasionally be the opposite problem where the hot water would just turn off randomly for the day

The rooms are okay but don't come with things that other expensive private accoms usually do like bins or a lamp, and the curtains were fitted so poorly that not even just the railing, the whole fixture was cracking and peeling off the wall. There's also typical student accom problems like bathroom mold

Another thing to consider is the location, which is very convenient but baker street has a late (2-4am) closing pub and odd characters, a homeless man tried to gwt into receptiom at night once when I was accidentally locked out my room, but of course this just comes with the area and never felt unsafe when through the gates

Aside from the guy on the phone the front desk staff are nice and obviously this isn't their fault, but is managements- this place is too expensive to have all...

I will be completely honest with you guys.

The staff of the accomodation is lovely even though Emmanuel has left. Dan and Paris are leaving soon. They are so lovely and will be missed. Claudia is here and she is helpful too. I am not sure how the other staff will be. I have had good and entertaining interactions with the staff that are currently here but I will say as an accommodation as a whole, I personally would not recommend.

The community is not that great. For the first few months, I have the worst experience with the students staying here. You really have to have a thick skin and be super strong to deal with such people. I really had to adjust and stay here because other places were booked up and I didn’t wanna give up and “run away”. News and rumours travel really fast around here and misunderstandings are created like insane.

The rooms are pretty small and dark and VERY expensive. There are other places that you can find that are bigger than this place.

The people here are extremely inconsiderate. For the past few weeks, people have been loud past 3 am. There are many days that I could not even sleep a wink and had to call the reception multiple times. It is ridiculous. As I’m currently writing this review at 4:28am, I can hear people talk extremely loud. I can tell that they’re upstairs in the common room while I’m at the ground floor. You will only be able to live peacefully if it is a holiday season or if you’re away from this accomodation.

Because this place is located in the centre of London Road, a lot of people have booked here because it is very convenient. OTHER THAN the current staff and the convenience of London road, I really would not recommend. Honestly,...
