Let me start by saying if I could give zero stars I would.
From the moment I moved in, I regretted signing a lease here. Echo 1055 was a scam from the very beginning, and I wouldn’t recommend this place to anyone.
Move-In Day Disaster: Move-in day was absolute chaos. Instead of staggering times so residents could get into the building smoothly, management had everyone show up at once. The elevators were backed up for hours, and many of us had to carry furniture up five flights of stairs in the Vegas heat. That should’ve been my first red flag.
Unfair Rent Practices: They charge rent at the beginning of the month, even weeks before you’re actually allowed to move in. They justify it as part of their 12-month lease structure, but it ends up breaking down so you pay for essentially 13 months. Student housing is already overpriced, and this just felt like another way to take advantage of students.
Overpriced and Low Quality: For $1,300 a month you get a small bedroom and bathroom, while still having to share a kitchen. The furniture was falling apart, and if you tried to move anything, it left marks on the wall or floor, which they then charged hundreds of dollars for at move-out.
Maintenance Nightmare: When my AC broke in the middle of summer (110° in Vegas), it took three weeks for them to fix it. They dropped off a portable AC that barely worked, and when I told them, the response was “we’re doing our best.” Meanwhile, I was paying full rent and sweating through July. To make matters worse, they closed the pool for “renovations” the entire last month of my lease, so residents couldn’t even use amenities while still paying utilities and full rent.
Move-Out Scam: After I moved out, I turned in my keys at the front desk to a staff member and the staff confirmed it. The next day, I got a voicemail saying I never returned them and would be charged. Only after pushing back did they admit it was a “miscommunication” on their end. That’s the level of organization you’re dealing with here.
Then came the final bill, over $300 in charges for a unit I scrubbed spotless by myself. They billed me for scrapes and damages that were already there when I moved in, most of which came from their own cheap metal furniture. In addition my final utility statement for a month I wasn’t living there. So I’m confused did I pay for your the ac for the next resident to live there for a month? You’re welcome. In addition when I told to property manager Mario I wanted to see the images I submitted when I moved in for my inspection he said I never submitted anything, and conveniently for them all the documents in my resident portal “disappeared”. He said to me with such an attitude “you can see our pictures of what it looks like now so I don’t understand your issue” well Mario my issue is that I know I submitted a move in inspection with photos and descriptions because not only do I remember doing it but in the resident portal had I not done it my move in checklist never would have been completed and mine was. Therefore you are a liar. Everyone who works here is rude and they constantly have attitudes as if you’ve personally wronged them when in fact they are robbing and scamming you while smiling and doing “fun” giveaways.
The Bottom Line: Echo 1055 markets itself like a fun student community on Instagram, but the reality is overpriced rent, broken amenities, nonexistent maintenance, constant disorganization, and endless charges. My favorite memory of living there was the day I drove away knowing I’d never have to go back.

First, the property is filthy — the carpets in all the hallways are stained and disgusting. The managers are cold, unhelpful, and only care about money. There is no compassion, no accountability, and certainly no sense of urgency when it matters most.
One of the most heartbreaking examples: I was supposed to adopt a dog. All his records were current, but due to delays with their third-party pet screening company, he wasn’t approved in time. As the dog’s euthanasia deadline approached, I begged management to let me bring him in early, explaining the situation. They refused. No flexibility, no empathy. Because of their inaction, that dog was killed. A healthy, adoptable dog — gone. All because they couldn’t be bothered to care or work with a sense of urgency.
Their communication is just as terrible. When their Amazon lockers weren’t working, they told me it was Amazon’s fault and gave me a number to call. After wasting time on the phone with Amazon, I found out it was actually Echo’s system that was down — which they admitted only after I followed up. They knew it was their fault and still sent me on a wild goose chase.
A week later, they threatened to throw out my package if I didn’t pick it up in time — even though their own broken system was what delayed access in the first place.
I unfortunately renewed my lease, last year, because I wanted to live with my friend, I shoulda just listened to what everyone else was saying and left. Anyway I’ve been calling for weeks to get my early move-in date. I was repeatedly told someone would call or email me back. No one ever did. After multiple calls, I was finally given a date — right in the middle of the workweek, despite my early move-in request and the $500 I paid for it.
I emailed, explaining that I work in the field with vulnerable clients — people facing crisis, homelessness, and food insecurity — and asked to shift my move date by TWO days to a weekend. And I could do either the weekend before or after. This would allow me to support those clients, and not worry during the week. Again, no care or empathy. Just a flat denial. They showed no understanding or concern that their decision would directly impact people who depend on me for support. Not to mention I paid 500!! Residents should get some say.
Echo 1055 management doesn’t care about people or animals. They let a dog die. They’re fine with putting barriers between people and basic human needs. The place is dirty, disorganized, and heartless. Save yourself the stress — live...
Read moreOverall satisfied with my experience at Echo 1055. There are many different room plans to choose from, although you only pay for an individual room within that floor plan. The four bedroom had such a little common area to where I forced myself to upgrade to a three bedroom (even though I was on time for a promotion to where I paid the same amount of money for the four bedroom and three bedroom) but would recommend the three bedroom or up if money is not an issue.
Move-in day was very organized and I got all my items moved in in less than an hour.
The pool and zen garden are both beautifully constructed but waking up to seeing a chair or other items just floating on the pool makes me question the people in charge of that area.
I thoroughly enjoy the valet trash but sometimes the man collecting the trash can be fairly.. unprofessional (cursing about how he hates his job while residents walk by).
I wished that we did not have to wait for the promised promotions that the front office promised for referring people to the apartment as it felt like a false promise with bad advertising tactics, but I did get my AirPods.
My biggest problem had to be the remote-controlled lights- great idea with poor execution. I like sleeping with the fan on but waking up to other people turning on my light in the middle of the night can be a pretty big turn-off. I also had to e-mail maintenance twice in one week because the a/c vent made a disturbingly obnoxious noise when it came on as well as a poorly constructed cabinet door, that broke off on the first day.
