Living at 415 the last 2 years has been more than amazing.
Why? Here we go:
Communication: From my very first inquiry emails and phone calls over 2 years ago, I was assisted with kindness, honesty, and genuine care. Each representative listened to me and they addressed every question or thought clearly and with compassion. Why do I emphasize clarity and compassion? Well, because, for my entire life I have grown up in apartment buildings in Chicago. Do you know how difficult it is to work with a management company that speaks clearly, with integrity, follow through, and with genuine care for the human beings who live on their property? Thank you, 415, for treating your tenants with such patience and attention.
Jeff, the Manager: Part of me wished I could golf, because I definitely would have tagged along with him and Andre on their golfing excursions. I mean, he is seriously that chill and that personable. I never felt rushed with him, I never felt that weirdness you feel around people who you think might be trying to manipulate you (especially from people like typical Chicago apartment management), and I always felt welcome to come in and chat. Thank you, Jeff, for your servant leadership and thus, for helping create an awesome culture at 415 by modeling it yourself. Rachel and I greatly appreciate you.
Annette, the Assistant Community Manager: Annette is awesome. From the very beginning she answered every email and phone call promptly and with care. She’s patient and not pushy at all. And, honestly, she helped bring a lot of joy to the community with her friendly demeanor and attention to detail. She’s really darn cool. Thank you, Annette, for your sweetness and attention.
The Maintenance Guys: Not one time did I see any of these three guys be remotely unhelpful. They are always present, always willing to help, always cleaning something or making an elevator or common area or bathroom smell like the wings of angels. Even when we needed something fixed, which was rare, it was done within 24 hours!!! How amazing is that!! Man. Each one of them is so caring. Thank you, guys, for making our 415 experience smoother than a dolphin’s belly. We appreciate each one of you.
Jeff, the Desk Man: His title should be more like Jeff, the SuperDeskMan. First of all, this dude has a killer smile. Like, I mean, Crest-Toothpaste-ad level killer smile. And, he’s got this infectious laugh! Combine all of that with the fact that he is super helpful and mindful of your needs as a tenant, and you’ve just got a super cool guy. We always loved his presence in the lobby. And, he wasn’t just always behind the desk. Every opportunity he had, he would get from behind the desk and help with the door, packages - anything we needed. Thank you, Jeff, for every lightning speed door opening, for every package you helped give us, for every garage space permit you wrote - for everything. You are awesome.
Ray, the Weekend Desk Man: This man is so great to talk with, laugh with, and just shoot the breeze with. Thank you, Ray, for every conversation at the desk and for every time you asked me about how the Cubs were doing just because you know I love the Cubs. It has not gone unappreciated.
The Apartments: The units are gorgeous, up to date, and seriously - the view is great. We lived on the “Skyline” side (south facing unit) and it was amazing seeing the Chicago skyline on a gorgeous clear day or watching the July 4th fireworks going off throughout the city.
Pet Friendliness: I am convinced that you can gauge the quality of a building and its management by their attitude toward your fur babies. I never, ever felt bad for having a dog at 415. In fact, 415 is a very pet friendly community.
The Gym: Always clean, always functional, and with multiple TVs in case you want to watch the game while working out.
The Lounge: FREE Starbucks drip coffee, fast Wifi, and comfortable seating and tables you can relax at or do work at!

Read moreJust signed my second lease. The building is modern, clean, safe (they even have security posted at the front secured doors). The residents are a mix of students, middle aged folks, retired folks, etc. Great community. Everyone is nice including the amazing office staff. Thank you Katya Bonilla , (Property Manager) for everything. You were amazing from the start. Always helpful and friendly.
As far as service, every service call is answered within 24 hours at the most. My washer stopped working due to an issue with the appliance. I sent in a service request on Friday afternoon. It was Memorial weekend and the maintenance showed up first thing Saturday morning. Took care of the issue and fixed my washer. (Maintenance had to replace the pump, not as simple of a task to complete.) Every morning when I leave for work, maintenance is already cleaning up the sidewalks, the garage, the overall grounds. The common area and free coffee machine is also a plus. I always see a lot of students studying in the lounge taking advantage of the free coffee and amenities. The apartment itself is built very well. Good commercial windows, hard concrete floors, very well insulated, etc.
Some feedback from some of the reviews previously.
I haven never seen a bug or roach anywhere in this complex. Never. Maybe a spider on my balcony but he gets a pass. The area is urban. We are at the border of Chicago and Evanston at the Howard Red line hub which connects to the suburbs. Yes, there is a lot of traffic, some vagrants outside but in all the time Ive been here, everyone leaves you alone and minds their business. I have never had any issues using the Red Line station. For someone out of town, maybe it's a little intimidating but I can assure you, everything is fine. Its Chicago. It's Evanston. It's in the heart of it all. Yes, there will be emergency sirens. Yes there will be vagrants and occasional yelling. But that comes with the territory. Living in an urban environment isn't for everyone. Please don't bash the place because it's not a typical quiet suburban complex. If you can deal with some noise and city living. you are set here.
Do you know how many times I throw on my flip flops and run across the street to Jewel because I need milk? You cant beat the convenience. I take the red and purple line weekly to Evanston and the Loop. Zero issues! I connect at Midway/Ohare through the red line. Ive come home numerous times late at night, early in the morning. No issues. Still, beware of your surroundings, It's a big city. If you are worried about crime and noise then maybe Skokie or Lincolnwood is more your forte.
the location, the price, the service, the amenities, is top notch for what you are paying. And don't even get me started with the beautiful views of the skyline and lake. It's picturesque.

Updating the ratings to 5 again:
Situations have been changed on Howard street, It’s no longer the same street filled with nonsense maniacs but now it’s quite a safe place due to regular police patrolling. I hope the keep continue this. Apart from this, this building as always located at a very strategic location. Everything is so reachable due to Ventra and CTA bus stops at walking distance.
Review after mid 2021: Degrading my rating from 5 to 1. The only good thing about this building was the amazing management of this building. Unfortunately that is no longer the case and with new management in place and their nonsense policies this building has become a place to avoid to the extent possible. Because of their policies you ll end up loosing your important orders, mails, parcels which are now being left outside the building main door as new management has restricted the delivery persons entry to mail room. I already lost couple of packages and very important papers. I have lost my faith in this building and it’s management and so multiple other people. Just one word of advice “stay away” and do check and ask any building about their policy of receiving the delivery orders. This is very important during COVID period.
Review for year 2019 to mid 2021: "415 Howard street is a remarkable address in this area. It has all the Basic amenities. It is strategically located near by Howard station and all the super markets, game stop, marshals are at walking distance which makes life very easy. I live at 18th floor and lake view is awesome.
