I lived at 'The Walk' from October 2021 thru July 2022.
Pros: World class pool / rooftop deck area. Yeah, the photos don't quite do it justice. It's awesome and a total vibe every weekend. The other residents. Hang out at the dog park, pool, gym, etc etc and people are really nice and friendly. The location, its right in the middle of everything but still a couple blocks away from bars/nightlife so its quiet, yet really walkable. The staff, specifically Steven and Veronica. Both are awesome, always friendly, super helpful and genuinely good people. Steven especially made me feel welcome and 'at home' from the moment I arrived from moving from another state The gym - not that I was ever really a regular in the gym, but its updated and looks quite nice. The amenities, the units are updated, high tech, smart lights, wine fridge, all the modern things you'd expect to go into a recently built building.
Cons. Parking. My roommate and I (sharing a 3br/2ba) were told before we signed our least (with previous management) that there would be 2 parking spaces included, one for each tenant with our $4k / month rent. When we showed up, we were assigned 1 space and told to park 2+ blocks away at the Riverside hotel for an additional $107 / month. Not.Cool. 6 months into our lease, we were given an "option" to rent a "2nd" space for, $100 additional a month. For a 3 bedroom! Really? Every other building gives 2 spaces for a 3br and/or 1 space per registered tenant. It's not unreasonable to have 2 spaces for a 3 bedroom shared by 2 people total. Come on. Just be up front about the lack of parking and additional $1200 / year its going to cost us instead of jerking us around for 6+ months and then not doing anything to credit the cost of the other building or say sorry... yikes. The package room. The building employed a system called "Luxor one" which is full of bugs, horrible notifications and basically sends you a text and complicated 'code' for entry that lets you into a too-small and too-messy shared "package room." It's chaos, madness, and a universal gripe of every resident in the building. The package room will 'digest' packages for weeks on end and when you think all hope is lost, they'll appear on your shelf as if they'd been there the entire time. I've managed to miss important gifts / birthdays due to delivering items to my own home. Yikes. Other similar buildings in the area deliver packages directly to residents doors. Why 'The Walk' doesn't do this is well beyond my understanding. The staff. The previous assistant manager was a righteous pain in the, never mind. Thankfully, she's been replaced. She has no place in hospitality or any role remotely related to customer service. Hopefully the current manager is next. Neither has been remotely effective in their policy implementation, decision making, or even possess the inter-personable skills to at least allude to competency or compassion. "The Walk" - most parking is in the South building, most residential units are in the North building. There are only two "walks" from the south to the north building. This means that if you live / park on the 4th or 8th floor, you can walk directly from your car to front door. If you live / park on the 2nd, 3rd, 5th, 6th, 7th floors, you must take the stairs/elevator up to the 4th/8th, walk across the "walk" and then take another elevator down to your floor you live on. Yikes.
Neutral / trending upward. Yamilla, Melissa and Anthony all are positive influences although our overlap was quite minimal so hoping they continue the new trend but I did see good first steps and positive, genuine, plans for starting to solve some of the solvable problems (package room chaos, some equipment needing service) in the short time we overlapped.
The verdict: Promote Melissa to Manager, let her hire a new assistant manager who has her same energy and results. Give Steven / Veronica nice bonuses. Fix the package room. Be more transparent about the parking situation, hidden residential costs and...
Read moreI’ve lived here since 2020 but unfortunately the new owner and management company are a grave disappointment. During the recent rain/flood in Fort Lauderdale, the building was ill-equipped to sustain the water so it leaked down through the AC unit in one of the towers. Despite living on the fourth floor, my unit was flooded from the leakage, which resulted in a massive mess that required machinery and the removal of baseboards, etc., however was not properly addressed for days following the leaks.
My unit was uninhabitable — for FOUR WEEKS, I couldn’t live at home — and they still made us pay rent in full and will not provide compensation in any form, including toward our electric bills which more than doubled due to the increase of usage from the dryers and equipment used to address the leaks.
What is most disheartening is the lack of concern and support from management. They have shown no empathy towards the residents' well-being and have consistently brushed off our concerns. Now, the units are potentially infested with mold (see pic from recent mold tests) and likely hazardous to our health, yet no one has offered any support or care — they haven’t even replied to my multiple emails! The building will not accept responsibility for what occurred so my rental insurance denied my claims, too, leaving me homeless and without assistance. See the article about this published in April in The Real Deal, for additional proof that the building hasn’t addressed our problems.
They will likely reply to this review with the same “We are committed to providing exceptional service…. and please call us to address your concerns” that they reply to every negative review, but — I have called, I have stopped by the office, and I have emailed — to no avail! So, please 10X/RPM, spare us all and instead of expending time/energy on responding to this review, please address the ongoing complaints instead of gaslighting us (your tenants).
It should, however, be noted that many of the leasing staff and maintenance/ cleaning team are lovely individuals — however they have no control over anything. Frankly, I feel sorry for them.
The unresponsiveness and indifference displayed by the management team have left me feeling neglected and abandoned as a tenant.
Additionally, if helpful to understand that the scope of concern is more than just the recent building leaks: — Safety: There is no security so we’ve had multiple break-ins, including a wanted fugitive loose within the building causing for an entire shut down, and recently I witnessed about eight young boys (not tenants) steal from the lobby convenience store. — Deliveries: The other real challenge is the package room, it’s nearly impossible to find your packages and/or takes sometimes hours and days to find or access them. — Parking: There is no daily guest parking and only a few paid street spots for a building of approx 500 tenants, and the management allows a malicious for-profit towing company to issue repeated $60 tickets in the parking garage. — Accessibility: The elevators rarely work so if you or your guests need ADA compliant accommodations, I recommend you look elsewhere. — Environment: Lastly, the lack of cleanliness and excessive pet feces have resulted in multiple violations issued by the FL Dept of Health and Broward County, yet the problems continue to occur.
The building is aware of all these ongoing issues and continues to neglect the complaints. Therefore, I urge anyone considering renting at 10X Las Olas Walk to think twice before making a decision. The living conditions and management's refusal to address ongoing issues have created a disheartening environment. Read moreOur stay here started out great. Moved in around February 15th of 2021 during construction. Shortly after my wife and I got Covid, my wife hospitalized on a ventilator in icu. The previous management company ZRS manager and assistant manager were so helpful during our difficult time. I remember when my wife finally came home after a month in the hospital, our friend and assistant property manager at the time cried hysterically when she saw my wife. That’s just the type of people they were. During this time while ZRS was managing the property my 25k Ducati was stolen from the “secure” gated garage. The manager was so upset to see me upset about it. She wanted to do something for me and offered us an extra parking space, at no charge, for my son for when he came home from college. She didn’t have to do anything at all. To this day we still keep in touch with them after they moved on.
Eventually everything changed when the building was sold to billionaire slumlord Grant Cardone. He hired a new management company called RPM. Once they took over everything went downhill fast. The building became severely neglected. From trash everywhere, dog feces and urine, stolen packages, walls and doors damaged, bicycles stolen from secure bike room, filthy furniture and curtains, green pool water, pool closed from code enforcement, smell of marijuana everywhere, homeless all over property etc. Granted a lot of this had to do with gross tenants, but nothing was done to correct these problems. Management is stuck because the slumlord owner won’t spend a dime on improvements to the property. The awesome cleaning crew (who is an outside vendor) leaves late afternoon, and management and staff are gone by 6pm. There are zero employees on site after 6. If something happens there’s nobody to talk to. Sometimes people come home after a long day, and find people parked in their spot in the “secure” gated garage because disrespectful residents allow their guests to tail other cars into garage, and there’s nothing you can do about it. Absolutely nobody to talk to. When it happened to me I’d just block the vehicle in so they’d be forced to go to management the next day to tell them what they did. This problem exists because of poor building design. A trap system should have been implemented so cars can’t tail other cars into the garage.
We had an issue with the leasing agent named Stephen who very rudely accosted my dog groomer who was parked where she’s always parked when servicing my dogs. I happened to be there and told him not to talk to her like that, and he proceeded to berate me like I was a child. I gave it right back to him. Luckily my dog groomer spoke Spanish and offered to come in to tell his boss Rene in Spanish that Stephen initiated the conflict, acted very unprofessionally, and that he was the aggressor. Rene sat for an hour with us to discuss what happened. Surprisingly they kept Stephen as an employee. When RPM took over, Stephen was one of the employees former management company ZRS didn’t want to move to another one of their properties, so RPM got stuck with him unfortunately.
We’ve been gone 3 months and have yet to receive our deposit back which the ZRS contract said we are entitled to. We call and email RPM and get no response.
In conclusion I wouldn’t recommend Las Olas Walk until there’s an ownership/management change and many changes are implemented to give the residents the living experience they deserve to match the rate that they are paying...
