Literally the worst apartment I have ever rented from.
*Read this segment below if nothing else
**This is how their rent works : In my case I moved in August 28th, you pay full rent 800$ in my case. A few days later in September you pay rent again for September in my case another 800$.
They expect you to move August 8th of the next year. This doesn't mean start moving out on the 8th. It means you do a walk through with them and are moved out by the 7th at the very latest**
Which means you literally are paying for three weeks that you never live there.
You never get that money back it is your "rent payed" The lease is very confusingly laid out and has language that hides this partially and it caught both my roommate and I separately by surprise.
They will Nickle and Dime you for every thing they possibly can --especially the move out -- Make sure when you fill out your move in inspection form that you are EXTREMELY thorough as they will use it against you later. Like seriously thorough, if you don't have enough room to write staple a piece of paper and write more on it. and take lots of pictures
Their staff juggle problems from person to person so your issue will never get fixed and you will get several answers to your questions that are all different. -Always get things from them in email or writting, never rely on a verbal agreement
They will literally provide you with just 24 hours notice of anything they are doing anything. Literally anything: New Roommate: yup 24 hour notice, Nailing placards into your bedroom door at 9a.m: yup 24 hour notice
The maintenance crew literally could care less that you live in their apartments. They will do the most inconvenient work at the worst possible times with no accommodation whether you requested it or not. Usually the later.
Half of their listed amenities are in extremely poor condition or non-existent or broke more often than they work.
There is no level of community at this place, everyone who lives here is as stranger as someone you've never seen before. There is no attempt from management to even try and build a community beyond a random often poorly timed and oddly themed event
Roomates are 100% random, you could end up living with people who are on polar opposite sleep schedules and have completely different living habits than you. This is a big apartment complex for international students and for some people that language barrier could create friction in your living circumstance.
For an apartment complex with so many units and with a (admittedly on par with the market) rent rate which is averaging 400$ a head, this place was a massive disappointment. Extremely poor customer service from the management.
The student staff were always super nice and I don't fault them for anything, it was 100% the management of the place that didn't know how to actually provide a good service.
The only good thing I have to say about this place is that it was close to the U.

Read moreThis review is a long time coming. I lived in Grandmarc from June 2022 to July 2023. In that time I have had my privacy encroached on countless times by admin and maintenance. After an auto-pay for my rent declined I was forced to pay an additional $20 each month just to make my rent payment. I moved here in an emergency situation, and as such was victim to their predatory practices against college students. I will start with a short list of positives: my window had a view of the garden across the street, the private bathrooms are fairly spacious, and my washer/dryer was in-unit. The negatives of my stay are as follows: Hotel-style door keys which can cease to function without warning and perpetually-broken community locks which would not accept my card for the building. This by itself would not have made the review, were it not for the $30 fee you have to pay if you get locked out after the office is closed, an experience that cannot be avoided if you leave your key in your room. I also was assigned a random roommate with less than 2 weeks warning, in the midst of choosing my own roommate who was applying to the building. They continue to collect application fees after they are completely booked for the semester and keep people on the waiting list on the hook until it's too late to find alternative housing. The building itself is extremely dingy and maintenance is attended to on a cosmetic basis only. I would see piles of dried vomit and other spills crusted into the carpet for multiple days. The hallways between apartments feel like walking through a liminal purgatory designed to drive psychiatric patients insane. The courtyard in the middle of the building is a square of gray epoxy surrounded by walls on all four sides with sad tables and chairs scattered throughout. They added astroturf and community grills as I was in the process of moving out. I feel terrible for anyone unlucky enough to have the entirety of their apartment facing toward this prison yard. Maintenance would regularly encroach on my privacy by saying "we will come sometime between 9 and 4 this week" and telling me that they would come into my apartment regardless of whether I was home or not. I was wracked with anxiety after moving and barricaded my door one night to keep them out. This was paranoid but not unwarranted, as they would have forced their way in with the universal key if I didn't let them in myself. They also boast "$6.5 million in renovations" on various banners and posters around the building. This is what that money went towards, as far as anyone could tell while I was living there: Re-papering the lobby with stretched brick jpegs, adding a barn door to the admin office, re-finishing the courtyard epoxy and putting down astroturf, and forcibly converting the building to "furnished units" only. American Campus Communities is actively hostile to long-term renters and will wring you for every cent. Read more** Updated at move-out. Daughter lived here for two years. She dealt with a decent amount of crime in the area, tons of pests like silverfish and other crawlies and to top it off she had constant issues with bedbugs right after she moved in. The apartment had an exterminator out once but the problem persisted. A week before move out, she was covered in bites and pleaded for pest control. The apartment claims to have inspected her unit and "found no signs" but that is simply not true. The vents blow very, thick dirty air, and I have no doubt given just how the air vents looked, that this is a problem from lack of maintenance. The walls around the vents all had black fuzz from the crap being blown out of them. At move out she was charged $100 in bogus charges. Her apartment was left way cleaner than it was when she moved in. It is likely they charged up for leaving the mattress protectors on her mattresses because there was no way we were going to remove them (we had 2 protectors on because those mattresses were just that gross!!). Honestly, the Comstock Hall at the U was way nicer than GMSC, and that's saying something. Look elsewhere, and if you do have a child staying here, just know there's some serious pest issues.
When we moved our daughter in, I was completely appalled to see how bad the apartment unit was at move in. Every single surface from the floor to ceiling and everything in-between was filthy. We spent 8 hours helping our kid deep clean while she has spent countless hours beyond that continuing the cleaning process. The bathroom door had a liquid brown spatter all over the back of it, I don't even want to know what that was. The vents were blocked with so much dirt that they didn't function, we cleaned the furnace filter, the blinds, absolutely EVERYTHING. I even had to use doordash for more cleaning supplies because we burned through what we brought in only a few hours. The upper dishwasher rack is broken, one of the support brackets on it completely rusted away. Sent in a maintenance request only to be told by the maintenance worker that it was "good enough". Essentially, the entire rack needs to fall before they'll replace it. A request for an exterminator was placed a week ago and there has been no response to that yet. I realize this is mostly college student housing and to keep my expectations in check, but this has been by far the most disgusting living conditions I have ever seen.
