I've lived here now 1.5 years and it has been a very good experience overall. This complex is priced reasonably well and they don't play games with rent prices like most of the other apartment complexes in the area. The staff is always friendly and helpful.
The maintenance team are very responsive to maintenance requests and they actually communicate what is going on with your request; like if they have to get an outside contractor in to do the work or if they are waiting on parts to finish the repair. Most of my non-emergency maintenance requests were resolved in 1-2 days. That is fast compared to most other luxury apartments in the area!
The property is kept up very well. The porters are out first thing in the morning picking up any trash, dog poop, hosing down the grass areas and sidewalks to keep them clean. They even spend the time to truly clean up around the dumpsters on a daily basis instead of just waiting for the trash company to come do it when they pick up the dumpsters.
Now for the office staff......This place has one of the best property managers I've had the experience of living under. Brittney takes pride in her community and fights daily for her residents. The amount of care and pride you see her put into keeping this place maintained, keeping it as safe as possible, and being very proactive in keeping the homeless off the property. Brittney goes above and beyond to truly make this a luxury complex that caters to the residents that live here. The community events she puts are, like the sip and paint and trivia nights, are always fun and exciting. Brittney is very passionate about this community and complex. You can see that passion in her interactions with the residents, with prospective residents, the vendors, and her staff.
Then you have Tegan, the assistant property manager, and Brittney's right hand, who also takes just as much pride in this community as Brittney does. She is also a very strong advocate for this community and its residents. Tegan is always in the office with a smile and a funny story to share. If you have questions or need help, she goes above and beyond to try and help.
Finally you have Jen. She is also cares very much about this community and is just as passionate as Brittney and Tegan! She is an amazing leasing agent who isn't trying to just fill a vacant unit to meet a quota. She listens to what you're looking for and tells you if she can provide that or not. No games or scams. No bait and switch. Just 100% truth and passion. Jen is also very funny and friendly. You know you can always go talk to her if you need anything and she'll also try to do her best to help you.
Now onto the amenities of this place......This complex has one of the best apartment gyms I've seen in an apartment community. You have a leg press, leg extensions, bench press, smith machine, free weights, fully usable cable machine, 3 benches, multiple treadmills and exercise bikes, leg lift station, and many more pieces of equipment that you don't normally see in an apartment complex. The equipment is well maintained and routine maintenance is done regularly on them. The gym area is also large enough that you can have 10-15 people working out and not feel like you're on top of each other. I also love that fact that the gym is open early in the morning so I can get my workout in before going to work.
The pool and hot tub area is also very nicely maintained. You have a nice BBQ and picnic area where you can host a couple friends at the pool and enjoy some good food at the same time. Maintenance does an amazing job of keeping the pool as nice and clean as possible with as many residents this complex has. They just spent a couple weeks before pools season started to resurface the pool deck with an amazing cool deck surface so we don't burn are feet on the concrete.

That’s what it feels like living at this property. The most luxurious part of the community is the leasing office, much of the rest of the property leaves much to be desired. The fixtures aren’t really updated. The appliances are LOUD (the washer and dryer can wake the dead), and not great lighting, natural or otherwise. They removed the intercom system that makes it difficult to retrieve deliveries. An the Amazon boxes are more a mess than a resident perk (and don’t dare to ask about them because you will be berated)
I want to be fair and list what I did enjoy about the property. It has ample parking for yourself and guests. They do require parking tags now, personally I do not like driving around with my address advertised on my car, but may not be a deterrent for some. The closet space is nice, which was the selling point for me. The property is centrally located to plenty of businesses, entertainment and attractions. And the maintenance team and courtesy patrol was always pleasant. And for the most part, neighbors I encountered were friendly.
Cons Sure, the community is pet-friendly, but the grounds, especially the near elevators and the entrance near the pool, will usually reek of urine. I’m sure I’ll get a banked response along the lines that they try their best, put can’t control the residents or pets, but the property should be cleaned regularly enough to minimize the smell. I have complained about foul smells before pertaining to the mailroom that was left reeking for weeks on end, on which upon the complaint the leasing office replied “It’s been killing me too!” So if your ideal office has proactive staff, I’d look elsewhere.
There’s a lot of miscommunication within the office. From my very first week of residency in 2020, I began to regret my choice. I was toured by Nichole, who no longer works in the office, possibly because she blatantly lies, who said that that every unit has hardwood floors (they are indeed wood inspired) and the gym was 24hrs. During a late night workout, courtesy patrol let me know the gym was closed. I called the office the next morning and a gentleman apologized I was misinformed. Another miscommunication, wristbands for the pool; a community a reminder that it was a rule residents and guests must wear provided wristbands (a rule that is by in no means enforced). I was not given wristbands in my move-in packet, nor was this not made aware to me at any point during the leasing process or move-in. I asked how long has this rule been instated, and everyone in the leasing office look as if I grew a third nose.
Then there’s the whole valet trash…when switching trash companies we were told via email that trash should be placed outside the door no later than 7pm, meaning trash would begin prior to 7. A few months later, we received this poorly-written reminder:
“We want to remind everyone about the trash cans & rules for parc regarding valet trash pick up. Please remember to bring your trash cans are allowed to be outside the front door at 7 pm & please bring back inside the apartment home no later than 9 am the next day.”
Meaning trash pick-up doesn’t begin until 7, I emailed asking for clarity, even suggesting they give residents a range when trash pick-up happens so there is no ambiguity, to which the leasing office never replied. Failure to follow these vague rules could result in being fined.
There was also the time where my account read that I owed over $19,000 for rent due to a “typo”. Which was not the first instance of my rent being improbably input in their system.
And as others have stated, don’t expect your deposit to be returned. Even if you have professional cleaners clear the space after move out. Consider it a pre-payment to move out.

I’ve been at Westwood Residential properties for almost 5 years, Thomas at Midtown (2 years) and Parc Midtown (3 years) and I specifically chose Parc because of the great experience from Thomas. My time at Parc has been nothing but positive. The “standard” move-in process such as touring, leasing agreements, resident portal onboarding, and moving in were straight forward and as expected—communication with the front office was clear and everyone was friendly.
As for community features, value for money & location, I find Parc to be above average in all categories. The community itself is tidy the overwhelming MAJORITY of the time and when I’ve noticed it wasn’t, I chalk it up to a resident not acting like an adult and picking up after themselves. I do NOT expect the folks, who have always been friendly and personable to me, that keep the grounds nice for us to pick up after residents.
Same goes for the amenities which are all great. The pool is open all year which is great and the gym is good, not incredible but not lacking, and I’d say for anyone starting a fitness journey or those still in the beginner levels, you’ll be fine. Otherwise, there is chain gym within walking distance.
My apartment itself is in line with what I’d expect/want at this price point—good size bedrooms for a Cali King and the other acting as an office. Ampel closet space for one but could see space concerns for a couple. Great bathrooms, washer/dryer, & kitchen appliances. Taking into account recent fluctuations in housing markets, I’d say my value for money has only gone up when considering the layout, in-unit & community amenities, proximity to downtown & the airport, and it being fairly walkable for coffee/food/parcs/light rail.
Reading some of the pain points from other reviews, my experience is the following:
Moving to CO, I’ve used Parc as my benchmark for apartment hunting in the Denver- Boulder-metropolitan region and so far there isn’t a 1-1 comparison I’ve found in CO or even in the Phoenix metro. Overall, if I were to ever move back to the Phoenix-Metro, Parc would be my benchmark to beat and I’d encourage others...
