July 2025: Parent of UofA student here. This place will give you many headaches with opting out of various no-need services (insurance, credit building, auto-payment) and regular billing issues causing late fee charges. Several other administrative issues, including that you only get ONE DAY each month to pay on time, unless you want to pay a fee. My student has been locked out of the unit half-dressed, and threatened to be kept locked out. I have personally spent many hours leaving messages, speaking with staff, and writing emails with P&M and CLS Living. So much wasted time and effort. Would be willing to pay 15-20% more in rent not to have all the emotional pain and overcharges.
8/1/25 Update: more incorrect charges this month - renters insurance that we provided proof of last year. "Credit building" we opted out of (again) last week. Amenity fee of $150. Administration of Utilities $60.
9/4/25 Response to "Owner" Response: The staff has been working with me, and they are quite nice and friendly, but the staff is not the issue. As an ex-tech entrepreneur and having now spent at least 100 hours dealing with CLS & Pacific and Malibu, it seems to me that the true owners (CEO, Board, Investors) do not want to change the systems or culture to address such issues. In my opinion, it seems that the "issues" are all fundamentally designed to nickel-and-dime customers for increased profits. I could be wrong, but why then are the contracts, portal interface, opt-out processes, incorrect charges, 3rd party integration issues, etc. making residents' lives so difficult? I have been clear in my communications for several of the issues for over a year and, as far as I can tell, nothing has been changed or been fixed.
BTW, I was billed yet again this month (Sept) for services we opted-out of. With basic automated system issues such has these, it is not likely other residents don't have similar regular issues. It must drive staff crazy running around trying to resolve issues constantly. Your residents and staff deserve better. It certainly can be better, but ownership needs to realize that good business and profits don't come from prioritizing nickel-and-dimes, it comes from focusing on the customer and employees.

Asked about removing the parking from our lease since school is out since May and no one is there They refused to release the parking space from the lease and continue to charge $250 for an empty space not used. Even in basic residential leases you can add and remove parking as you see fit. With Pacific and Malibu, even if you no longer have a car, you're still expected to pay for the parking stall - INSANE CASH GRAB.
Lastly, the final bills for utilities are super high even though no one has occupied the space since May. MAKE IT MAKE SENSE.

BEWARE! CHECK YOUR LEDGER EVERY MONTH! THEY DOUBLE CHARGE AND ADD FEES. I have had this issue since moving my daughter in back in August 2024. One recent example is when I was charged a fee for door damage. I paid it and then when rent was due, the charge was added to the ledger. Now I'm trying to dispute but I'm beginning to feel this is how this property management company makes their money - duplicate charges and hidden fees .... most parents just pay and dont review the ledger - NOT GOOD BUSINESS on Pacific and Malibu's part.
The utility billback is INSANE - I got an almost $400 in December when everyone was home for winter break. Mind you my daughter cannot put the heater on when its cold because the fire alarm goes off so how did the the meter read get this highof usage for a month when no one was there. I disputed the insane charge but the onsite team sent me to a 3rd party, who proceeded to charge me a fee to review the charges, only to be told everything looked normal. There is no ownership or checks and balance to ensure things are being done correctly and fair.
I would not recommend moving here for these reasons but also due to lack of cleanliness, disregard for resident safety, and integral mechanical malfunctions such as the elevators consistently not working, the parking garage gate always broken and the long lead time for things to get fixed.
There are other nearby apartments that are inline with price or less and look in a lot better shape. Pacific and Malibu uses smoke and mirrors - they've got their tour path down! You don't get to see all the hidden issues of the building. The model units are NOTHING like what you will move into. The flooring is disgusting- no matter how much you mop, it never gets clean and that's due to the poor/cheap material that is used throughoutthe units.

Pros: Building is beautiful, and it's new so the apartments are relatively clean. Rooftop and terrace areas are nice, and appliances are good. (That is, when they work. More on how they don't fix things well later, and the hot water in the showers goes out a few times a month.) Cons: Everything else. Management is extremely disorganized, and never answers calls, for me or my father, who is the guarantor on my lease. When you move in they hardly give you any contact info either, and the few contacts I emailed/called never get back to you. Multiple things in my apartment have been broken since I moved in, (including the thermostat/AC being broken, the toilet flush being incredibly weak, no warm water in the sinks,) and maintenance either looks at them and decides they're fine, or says they'll get to them and never does. Noise levels are absolutely ridiculous, even for student housing. I haven't gotten even a half decent night of sleep since I've been here, because people are screaming in the hallways literally all hours of day and night. The police have actually showed up at my neighbor's apartment 4 times now, yet when we /finally/ got ahold of the manager, he said he wasn't aware of this issue at all! So management doesn't do much actual 'managing,' as that conversation was a week ago and they still haven't done anything about this neighbor, or contacted us since. I'm also in a wheelchair part time and got a warning parking in my assigned space, so I found out I had to be re-assigned the same handicapped parking space again because people who assigned it to me originally apparently didn't talk to each other or document anything. It's supposed to be a no smoking building, but people are constantly smoking in rooms or out on the terrace and management looks the other way. So I guess that's a pro for them, but if you like the smoke-free apartment you're paying for to not smell like cigarette smoke 24/7, not so much. The trash and recycling chutes are full or do not open a lot of the time, too, so trash bags get left out in the hall in front of the chutes.
If you want to party or listen to them 24/7, and have money lying around to pay top prices for amenities or services you won't really be getting here then go for it, but otherwise you'll be much better off living...
