Room #342: 2 queen beds; 4 adults|Be prepared to carry a vintage hotel key. Our room was clean; the bathroom was clean. Parking lot was kept clean. Housekeeping personnel were kind and provided additional toilet paper, towels, and wash cloths - sometimes as needed, sometimes when requested. Refrigerator is about 3 cubic feet, so large enough to hold a couple of gallon-sized containers, sandwich meat. condiments, and a few bottled beverages; no freezer. Air conditioner worked well. The mattresses are medium-firm; two table lamps; one overhead light; standard night stand; chest with four large drawers for your belongings; four chairs; two large mirrors. Sink and bathroom areas have very good lighting. There is a functioning smoke detector in the room. |Limited outlets. Bathtub is slick, so be careful. Most tub walls are 14" to 16" tall, but this tub wall is 19" tall; entering and exiting the tub might be a challenge for children, senior adults, and people with limited motion. Shower rod is mounted on the inside of the tub/shower unit making the shower space limited. |It is a dated property, but some updates have been attempted. Parking lot is well-lit. Some eateries within walking distance; some have very limited hours of operation.|The office is often locked as there seems to be only one office staff on the property at any given time, and that person wears many hats: check-in, check-out, parking lot management, getting ice for guests due to lack of ice machine availability. Parking lot management is understandable to prevent non-guests from accessing the limited number of spaces, especially on weekends and holidays, and I'm sure they have a "system" that works for them, but receiving an assigned parking spot each time you return can be inconvenient for guests as parking spots are tight, and you might be directed to a space that is not near your room nor the stairs closer to your room. |Only two pillows per bed; we requested and received additional pillows due to a medical condition. One small trash can for the entire room. Reservation was made for four persons, but only three towels and three wash cloths were in the room upon arrival. We requested and received additional towels and wash cloths the next morning as we arrived at about 9:00 PM; no hand towels nor facial tissues. Exterior corridor light shines in significantly around the curtains. |Since rooms are accessed via exterior corridors, there is no elevator; no luggage cart.|Property claims to be near the Falls; the walk from the hotel to The Falls takes about 20 minutes at a fairly brisk pace. Property is located on a busy four-lane road, but is not as busy as the area about three blocks to the east. |Although it is a "non-smoking" property, there are chairs and tables with ashtrays outside every guest room, and there was plenty of smoking taking place - tobacco and weed.|We originally booked a vacation rental on McGrail Avenue through Booking.com in February 2024 as we planned our trip for September 2024. That reservation was cancelled by the property owner in June; reason for cancellation was shady and vague; refund was delayed multiple times; finally received refund after directly contacting credit card customer service; so I would not recommend any properties on McGrail Avenue, either. |Since we needed a booking so close to our trip date and options were limited, Kings Inn was a replacement. If we were to return to the area, we would spend the extra money to book a...

Read moreI was very pleasantly surprised by this motel. We usually stay at new higher end hotels but were visiting for the solar eclipse when prices were sky high, so we decided to take a chance on the Kings Inn, despite reading some fairly negative reviews. I am going to begin by addressing some of the concerns listed in those reviews, which I hope will help others decide if they want to stay here. Yes, it’s an old, 1960’s style motel so you may need to carry your luggage up a flight or two of stairs unless you get a room on the first floor. No, the office isn’t staffed 24 hours a day, but there’s an emergency number posted on the door. Yes, the decor is dated, and there may be a few stains here and there.||On the plus side: Very reasonable prices with free parking, a good-sized refrigerator, and a Keurig coffee maker. (No microwave and cooking in the room is prohibited.) Helpful, friendly employees. Comfortable bed. Clean—yes, there may be a stain or scuff mark but it’ll be well scrubbed.||We also liked the location because the motel was out of the crowded Clifton Hill area, but anyone with mobility issues should be aware that it’s about a mile walk to the falls—and the walk back to the motel is uphill.||We’d definitely stay there again if we get back to...
