There are 2 apartments here on the 2nd floor of an oldish building, about 3 minutes walk to St Peter's square, each with their own balcony. They are as the photos portray them; clean and very modern, with a single queen size bed; not 2 joined together, a small kitchen with a medium fridge, bathroom and living with plasma TV. The location is unbeatable! We stayed for 4 nights and went everywhere by foot, including the colosseum which was a comfortable 30 mins. There are 2-3 restaurants just down the street that sell great local food at local prices. There is also a pizza place beside the breakfast cafe that sells unforgettable pizza by the kilo for incredibly cheap. Roma Termini is about 20mins ride on the 64 bus and costs 1 euro. The stop is right outside of the cafe that breakfast is served.||||Marius is a great host; very helpful from the time of booking to the very end. We met him at the front of his San Pietro B&B and he then walked us up to the apartment while pulling my luggage for me. He was very accommodating and friendly, considering we were delayed by more than an hour after our arranged meeting time. Once in the apartment, he explained everything and also showed us how to get to all of the attractions on a map and was very quick to answer our queries and requests during our stay. ||||Breakfast is served at a cafe just 2 minutes walk from the apartments. The cappucino and coffee was amongst the best that we had during our 2 weeks in Italy. We had the choice of eating from a selection of toasted panini or pastries which were all very delicious. Service was always very friendly and prompt. What I liked the best was there was no time restraints to when we could have our breakfast. There is a nice lady who comes round to clean the apartment each day, and to refresh the towels etc. The free wi-fi was also great although a few times the connection would cut out and we had to use the neighbour's wifi.||||The only negatives of the apartment were the noise levels; mainly during the weekday mornings where the trains were audible from about 6:30am. The walls are thin as well so during the evenings we did get some noise from above and next door. But honestly we were so tired from our sightseeing that it didn't stop us from getting our rest. And we were up early to sight see anyway. The mattress is also very very comfy; a stark contrast to the hard ones that we had later on our trip. There was also something up with the hot water service and during our stay my hot showers were limited to a maximum of 5 minutes. Marius said that this was not normal but as I only mentioned this on our last day of stay he never had the chance to fix it for us. We encountered a highly unpleasant situation with the host of this property — he refused to let us check in and claimed we wouldn’t get our money back. We’re sharing this review to help others who might face a similar issue (we’ve seen many similar complaints in Google reviews).
Here’s what happened: We booked this accommodation a month in advance. Up until check-in day, we received no communication from the host. When we arrived at the property, no one was there. We knocked—no answer. We called the provided phone number and only got through on the sixth attempt. The host (or staff member) rudely informed us that check-in was "strictly before 5 PM" and that our booking had been canceled without a money refund. He refused to listen, said "bye," and hung up.
Crucially, this rule was NOT stated in our booking confirmation or on Agoda’s website. The host never mentioned it beforehand. We double-checked and called back (reaching them on the fourth try), explaining that the policy was nowhere to be found. The host dismissed us, stating he didn’t care and would not allow us to check in—not that day, nor the next two days (we had a 3-night booking). Again, he hung up.
We were shocked. How could we follow rules that were never communicated? Even worse, the host refused to accommodate us the following day despite being available—this felt like a scam.
We had to book another hotel last-minute. Immediately, we disputed the charge through Agoda: we submitted a complaint via the app and selected the "call them" option. We strongly recommend doing this—otherwise, we might not have gotten our money back. The process took over 3 hours of calls and waiting on hold. Initially, support claimed we’d violated a policy, but we remained polite and persistent, stressing that the rule was never disclosed. Eventually, we received a full refund.
Our advice if this happens to you: If he refuses your check-in, try to record the conversation (where legally permitted) as proof of the denial and the staff’s unprofessional behavior. Verify that the "check-in before 5 PM" rule isn’t in your booking confirmation or messages. File a complaint through Agoda and call them — this is crucial. Stay calm but firm. Know your rights.
