I booked the property for spring next year using booking.com. Since it was almost 6 months in advance I got good price.
Turned out it was too good to be true.
The property practically gamed the system by kept pinging my credit card as invalid. Over and over again. There was no problem with my card as I had been using it in my trip to Switzerland right at the same time I got the notification.
By the third time this happened, I contacted booking.com Customer Service who promised to contact the property and clear things up. Maybe negotiate for other payment methods or adjust the system to let me use a card in my friend's name who will be staying with me.
What I got is a "cancelation by property" that booking.com can do nothing about. And when I went to book it again, it was all full merely 5 minutes after the cancelation notification. When I checked other dates just in case, I found the prices have gone up more than double of what I booked before.

There was a good size fridge and kettle with complimentary tea and coffee etc. There were also drinks in the fridge for a reasonable price. There was plenty of storage options for all our clothes and belongings. There was also a lovely bathroom with very large shower. Everything was spotlessly clean and the room was cleaned each day. We used Booking.Com to book this and the contact from Lucia at the accommodation before we arrived and then during our stay was brilliant. She was so helpful and friendly. Read moreWe loved our stay at Residenza Crescenzio! They have two locations. This location is basically one third of the 4th floor of an apartment building. Finding the building was easy and once we found the right staircase/elevator (it is the second set) finding our lodging was easy also. The rooms are nicely done and were very clean. Our windows opened into the center courtyard where most residents hang out there laundry. This might not appeal to all, but is part of the charm of Rome. The bathroom was nice with a large shower (no tub) and towel warmer. Breakfast is delivered to the room and consisted of large filled croissants, bananas, yogurt, jam, packs of granola, fresh juice, and cafe late's.
