I recently returned from an epic family trip to Italy.||We stayed 3 days at Residenza Ki. ||Here are the pros and cons:||Pros||1.excellent location walking distance to trevi fountain, spanish steps and pantheon all less than 1 mile from hotel. ||2. The lady who cleans the rooms was excellent. She kept the room clean and was very helpful, in fact she was the only staff we saw and only one to provide assistance in any fashion. ||||Cons-||1. Essentially no hospitality service was provided. No assistance checking in, no assistance with baggage. It felt like a hostless air bnb.||||2. The “hotel” provided no valid contact number. The number on our confirmation was invalid, the phone number on their company website was invalid, i found a third number on google, which was also invalid. When i questioned the manager about not having a valid contact number he said the number on the website had been wrong for 2 years and didnt seem to care. ||||3. Checkin was a catastrophe. There is no clerk at the actual location. You have to walk a few blocks to another hotel who apparently manages bookings for multiple agencies. None of this information was provided prior to our arrival, we waited outside the locked and bolted building for 1 hour before another guest informed us that checkin was in a separate building blocks away. ||||4. The building is not wheelchair, handicap or senior friendly. There was no staff to help with the bags, no elevator. I traveled with my 9 year old daughter and 6 month pregnant wife do i ended up having two carry all our heavy bags up 3 flights of stairs. Signs indicated Residenza Ki was on the 2 level (3 flights of stairs) so i lugged it all up to the 2nd level only to find the units were mislabeled and it was back on the 1st floor (2 flights of steps)||||5. No continental breakfast was provided as indicated. ||||6. Essentially zero accommodations were made to the guest. You are provided a room and thats it.||||7. I shouldve opened with this-the hot water heater went out 2 out of the 3 days we were there. The first time we waited around for an hour before it was fixed causing us to miss a tour, the second time i took a cold shower so we didn’t miss our coliseum reservation. ||||8. The shower had half of a door so you basically needed to cling to the wall and have the shower pointing straight down or else you would literally flood the bathroom. I cleaned up countless puddles on the bathroom floor. ||||The most frustrating aspect was no contact number. ||Rome has strict driving restrictions throughout the city and we had no idea how to get to to the hotel without receiving a ticket or where to park etc. ||||||If all you need is a basic room in a good location than this place is ok but if you prefer any sort of hospitality then avoid at all cost. I never leave bad reviews but i brought all this up to the manager and he didnt seem to care so i felt the need to prevent the suffering of future...

The bathroom had mold all over the walls and especially in the corners of the shower and due to lack of cleaning the shower, my husband slipped and fell and hit his back and head. Being a bed and breakfast you will hear EVERYONE AND EVERYTHING starting at 5:45am so if you enjoy sleep this place is NOT for you. You walk up to the second floor for this hotel (3 flights of stairs) as the lower floor is a different hotel but I’m pretty sure they share the same breakfast quarters which is fine, however, the breakfast quarters butt right up to each and every room so no one is respectful or quiet in the morning. The air conditioner was rigged and broken and someone had stuffed a cup in it just to get the AC to blow. The TV didn’t work. All in all worst I’ve ever had and while close to the Spanish Steps and Trevi, please for the love of God go and stay literally ANYWHERE BUT HERE! It's starts in check in, you arrive in the place and check in is not there, so l had to take my luggage 4 big ones and cross like 3 quarters (500m). After that, the guy in the reception was very bad, ironic and mean. He told us the check in was at 14, it is ok, but we wanted just charge a phone and he expelled us like we were strangers. So we waited until 14, crossed again 3 quarters with all that luggage and he gave us a terrible room, with no separate beds as I asked, all of that after 24 hours without sleep. So when we checked out, we asked for a taxi to go to the airport at 4 and he told us he had booked, but we waited the taxi that never comes. So I got late and I had to pay 100 euros more for it.
