Me and a friend, both female university students, stayed here for two nights while in Venice.
SAFETY: Both of us have travel experience. Our biggest concern with accommodations was always safety. Most of the places we booked were Airbnbs because we could have our own space. We felt very safe in this bed and breakfast. the building is shared with a few different inn rooms and what we suspect are a few apartments? Maybe inn staff? we weren't sure, but it didn't matter. Maybe 6 bedrooms total. The building itself is constantly locked and required a code to get in. Our individual room had a lock that we had the key to and were able to keep with us while out and about during the day. The staff must have entered our room at some point while we were gone, because the bed was made when we got back, but they didn't touch any of our stuff. The bathroom may be shared, but it also has an individual lock on the door you can only unlock from the inside.
LOCATION: It was an INCREDIBLE location. We could not believe how prime the location was for the price. It's RIGHT in the middle of the island. around a twenty minute walk from all the major sights. It was very easy to get around, find shops, restaurants, etc (with google maps, which I would highly recommend using because the alleys around Venice can be very confusing). However, I think what made the location so good was that it was hidden away in a quiet little alley in a part of the city that wasn't particularly tourist-y. Close enough to the tourist-y parts of the city to see them easily, but far enough away that you're not bombarded by crowds! Definitely not a benefit you'd get from the bigger hotels near the piazzas.
SERVICE: All the staff we talked to was extremely nice and helpful. Most of the communication was through WhatsApp. The only time we actually saw a member of the staff was during the mornings for breakfast, paying, checking out, etc. I will say, they were VERY good at communicating with us, answering questions, etc, and ALWAYS responded very quickly when we asked about things. This awesome communication started pretty much as soon as we booked and confirmed our registration, meaning weeks before we even left for our trip we were able to message them, confirm information, etc. This made a HUGE difference in trying to figure everything out. The staff was super polite always. In person, it was a little tricky sometimes because they don't speak English very well, but we're in Italy! It's our fault for not knowing Italian. We got along just fine with some help from google translate. The availability, politeness, and incredible communication from the staff DEFINITELY made our experience much smoother and less stressful, and contributed greatly to how much we loved this place.
The only negative reviews we saw before booking were about having trouble checking in. Because of this, we were careful to fill out registration with our IDs ahead of time (necessary for the business to confirm for documentation and safety reasons) as well as ask any questions we had about self check-in (we arrived around midnight), etc. As mentioned earlier, the staff was very polite and quick to answer our questions. Because of this, we had absolutely no trouble at all registering and checking ourselves in. I'm assuming the people that say they had trouble may have been less than diligent about filling in the information the inn requested ahead of time. If you listen to them and do what they're asking in order for them to send the check-in info, you'll be just fine. The ONLY thing we didn't love about it was that the bathroom is not en-suite, you have to go down some stairs to get to it from the room. A minor inconvenience that is FAR from outweighing how much we loved...

First of all, the check-in system is very odd. You won't see anyone until the next day at 8:30 AM when a staff comes in to the B&B for the payment. Which means YOU MUST STAY AT 8:30 AM on the next morning you arrived.
You MUST provide your passport info before entering to the building, and until they approved, you can NOT enter to the building. (we saw a couple of people outside could not enter to the building)
They will send you multiple messages regarding upgrades offers & checking in on Whatsapp. You have no data or wifi, you are not going to enter to the building.
Room: NO SOUND PROOFING at all. You can hear a person munching on the next door. Has an air conditioner but takes forever to get cool. No fridge.(at least not in our room) Cleaner did not take used towels so we had to keep dirty towels in room. Only they did was fixing bed.

They tried to blame it on Expedia, but after reading other reviews, it’s clear they’ve done this to many guests.||When we arrived, we waited 15 minutes outside for the host, who barely spoke English and was difficult to communicate with. Once he finally let us in, he charged us $105 cash for “taxes.”||We were promised a balcony with a canal view — but the room had no view at all. The room itself was tiny, the bed squeaky and uncomfortable, and the pillows and blankets were terrible. To make things worse, there was a fire alarm chirping every 30 seconds due to a dead battery right outside our door.||Both mornings we woke up with bug bites, and when we arrived, the AC was turned off, making the room extremely hot.
