The hotel is in a great location, just a short walk from Kyoto Station, and offers relatively large, modern, and clean rooms. With only 12 rooms in total, it feels more private and boutique.
However, there were several drawbacks. Instead of a key card, the hotel uses a digital keypad system, which can be a bit cumbersome. It also took quite a while to get hot water, and the air conditioning system is oddly connected to the neighboring room—so if your neighbor is using cooling, you can’t use heating. Our room temperature dropped to 18°C because of this. Street noise was also noticeable due to poor window soundproofing.
Room service was very limited. Beds weren’t made, and daily consumables like dental kits weren’t replenished. Finally, there’s no front desk—just an automated check-in counter, which may not suit...

Air conditioning was working perfectly as well.
Eventough the hotel is located on a very busy street, we did not hear any noise from the street, it was suprising. (we were on 6th floor if i remember correctly).
There is a stair to the underground Kyoto station right at the hotel entry, amazing location ( after you learn to navigate Kyoto station that is crazy at first :) )
There is also a small seven eleven groceries shop in 1-2 minutes walk.

Read moreHotel is situated in a good location. Just opposite of Kyoto station. I recommend to go there via the station’s main exit, rather than the underground exit. The exit via underground is A5, but can be difficult to locate for the first time. Amenities are basic, nothing fancy or extra. It’s a self check in/out hotel, although they do have staff on call if needed.The doors are all electronic using a passcode, so might be a bit of a challenge for elderly people to operate if not used to.
