Got the room on ground floor, for 1 pax (was supposed to be for 2). Pretty spacious even for 2 pax, with a mini 'living room area' with a sofa bed + tv. The balcony is essentially for the aircon so there's not much. Separate toilet and bathroom, and the bathroom is big with a bathtub, stool and small tub for you to sit and wash up.
Other amenities: A mini kitchen for you to cook if you wish, with a microwave and boiler. Washing machine and drying rack, with hangers. Charging port for usb and plug right above the bed. But as most places in Japan, the voltage isn't high. Adjustable light for the room and nightlight above th bed, if you prefer not to sleep in the dark. Aircon has 3 functions which is so useful during my stay for spring/summer season – Heater, dehumidifier, cooling air.
Didn't stay long enough to ask for making up the room but they do provide enough towels for the stay in the room already so I didn't need to.
Location is good, straight bus from Kyoro. Right beside the Imperial Palace. 30 min walk to the central area for food and drinks; I took the 10 min bus ride out and walk back at night and didn't have to take a cab. Straight bus to Bamboo forest, it's a little over 30 mins ride. Definitely recommend walking around to see what there is for breakfast/lunch, then head to central for the nightlife. Most of the restaurants and shops close early for the evening, but the bars stay open around the area. Convenience store is open 24/7, only 10 min walk down.
As a solo female traveller, downside is no one is at the reception after 12am so do be careful. But the staff is friendly and the neighbourhood and city is generally safe enough. It's great.
Overall I enjoyed my stay and would recommend to people going. Am thinking to book same place again for next trip because it's that great and I don't think I need to try...

Got there in the evening. They put me in a room next to the main road and i can hear the cars outside despite closing all the windows tightly. I asked to change rooms but they said there isn't any availability without even checking.
My Toilet flooded the first night. And all they offered was to give me more towels. Said there was a room available but they could not give it to me. Ok.
Then they told me to wipe up the mess myself if it leak again. They gave me some towels then Tried to make it seem like it was my fault like I screwed up the toilet when I just only got there. They said to look out for leaks at night and call them if it leaked again. Like I'm working there or something. They didn't even apologise for the inconvenience.
Then asked me to wash my own towels. And said after that they could not give me more towels. Then they said I am only staying 5 nights or more and they don't change the sheets or give more towels or more coffee. Wifi was not working great but I could live with that.
Then they asked me to wash my own towels and to dry it myself. While they offered cleaning for other people, I felt really discriminated against and unappreciated. I didn't expect this from a highly rated accommodation. I was really disappointed.

Read moreWe were recommended this hotel from a local who owned a bar nearby. Our dual twin bed was in the third floor of this small hotel. The room had a small kitchenette with a fridge and stovetop and a clothes washing machine. The shower is separated from the toilet & sink, by a frosted glass door. They request you wear no shoes in the room, but leave them in a small entry way. The bed area has a door that divides it from the kitchenette with a small couch, where I placed my suitcase. I wish we had stayed more days than two. This was a good base for our outings and had great access to the city buses. It was not a walkable distance to the train station but we caught a cab with our luggage for less than ¥2,500. Otherwise I used the busses and light rail to get around.
