5 STARS: Bed is comfy, linens are crisp, SHOWER IS AMAZING
CONS: The room is quite small, but totally fine and functional. If you are a larger human (either taller or wider), it may be a challenge as the 2 person rooms offer just barely enough space to move around once you account for luggage. If you are traveling with larger pieces of luggage, you'll struggle with the space.
PROS: But that said, the SHOWER IS AMAZING with both a handheld and rain shower head that just absolutely drenches you. The bathroom feels like a vault and of course every room has a TOTO washlet. The bed is simple, but very comfortable. The linens are crisp cotton and also very comfortable. Laundry on-site with a single washer and dryer; washer includes detergent for 300 yen per load. As far as the sound isolation, either everyone in the hotel was as silent as a mouse or the sound isolation is pretty damn good (I think it's the latter since our kids were in a room next to us and we didn't hear a peep).
LOCATION: Location is quite good with a 7-11 and Lawson not far, even though it's a bit tucked away, but a short walk to several train lines. We picked this location since it's the endpoint of the Tokyo Monorail which makes transiting to/from HND easy in the AM rush. Easy to get around Tokyo from here and within walking distance of Azabudai Hills (teamLabs Borderless). Just a few dining options nearby, but easy to walk a short distance towards Tokyo Tower for more options.
CONCLUSION: Clean and comfortable, but a bit cramped for space. If you're traveling Tokyo, you probably won't be spending much time in your room anyways so I think the EXCELLENT SHOWER and comfortable bed make up for the slight inconvenience of the lack of space. The bad: Checkout at 10am, seriously? This is the first for me after staying in so many hotels. Sink is not in the toilet but within the same area as the TV. So any noise like your partner getting ready when using the sink will affect your sleep. Sink is also way too small. You have to put your towels and tie your garbage bag and place it outside your door as they don’t come in to clean everyday. After putting my towels outside, you have to collect your new towels at the front desk yourself. Cleaning is only once every four days, there is no sign for us to put at our door to indicate we want to clean it everyday. No mineral water...

The hotel offers impressively fast Wi-Fi, which was a big plus for both work and streaming. The staff were very friendly and helpful, and the lobby area is modern and spacious, with plenty of comfortable seating to relax or wait around.
One thing to note is that the room temperature is centrally controlled, and we found it a bit on the warm side with no way to adjust it ourselves. Also, depending on your booking, daily room cleaning may not be included—though this is clearly stated in advance, so just be sure to check your reservation details.
