Inn & Out Plus Rosebank — Hotel in Gauteng

Our experience at Inn and Out Plus was unfortunately very disappointing, especially as we had traveled from far for business.

We booked two stays: one for the night of 20 May and another for 21–25 May. From the very first night, we encountered several serious issues. The rooms were missing basic amenities—no kettle, no cutlery, no cups—in all three units we had booked. On top of that, the nightclub downstairs played extremely loud music well into the night, making sleep nearly impossible. None of this was clearly disclosed in the listing.

After raising our concerns, the property only addressed the room deficiencies after we complained. Due to the poor conditions and noise, we decided not to proceed with our second booking. Despite not using the space at all, the property refused to offer even a partial refund and directed us to Booking.com, citing their no-refund policy.

This was not a case of changing plans—it was about the accommodation failing to meet the most basic advertised standards. Sadly, what was marketed online did not reflect the reality.

This is a low profile hotel without any amenties to offer. It is well built and very clean. The bed was very comfortable as were the pillows. There are no soaps of any kind, not even body wash so you must bring everything you need even for dishes as there is a small kitchen area to use but no cleaning supplies. There is a black out shade for the sun and my suite had a nice patio. Security at the front though I was able to walk past them before even checking in. I was able to leave bags prior to check in which was helpful. My only criticism is that there is a nightclub downstairs (Opera) and the music could be heard in my room until 1am. With a 4:30 get up that wasn't ideal. It is a budget hotel so the cost is good and it's about 7/8 minute walk to the hub of activity in Rosebank. Just be sure you want the noise. My earplugs...

“Comfortable Stay with Room for Improvement”

I recently stayed one Night at Inn and Out Plus Rosebank and found the experience to be a mix of positives and negatives.
