Booked for one week. Hotel had a damaged pump/filter, which caused dirty (brown/black) water to flow through flow through ALL of the hotel pipes, which is a disaster for the hotel, but it happens, so we didn’t mind. BUT the way the MANAGER communicated with us was disappointing. When we called him and asked what they are doing about the problem (since we had another 5 nights there and wanted to shower) he just hung up. When we called again and also when we talked to him at the reception the next morning, he said no one else had complained again only us. As if this was our mistake and as if the problem was fixed (still black water!). Offered us a breakfast coupon. We needed a shower not breakfast. He said it would be fixed in the evening. In the evening, after asking several times how they would fix this problem, he said again (not apologetic or helpful) no one else would have a problem and offered us 330ml water bottles to shower. Next morning still no change, offered us another room to shower (also dirty water). By then we already bought a shower head with a (was unusable after 1 time shower).
Not one time did he come to us to offer a solution. We were very patient despite not being able to shower properly.
Young woman staff at reception was friendly and understanding! But unfortunately not helpful either.
Next time: Tell people if you don’t know when a severe problem can be fixed, so they can look for alternative stays. Don’t put your problem on others and find better solutions, it’s your job after all. If a customer comes to you many times with a problem/request, you should take it seriously.
I’ve had a similar problem in another hotel before. They called us at the room and offered a shower at the neighbouring hotel’s common shower the same day. What did you do?

Read moreThis place has a lot of potential, the new management is actively working on improvements. We stayed several times at Thapae Place, using it as a base on our trips to the mountains around Chiang Mai.
Let me start with the good: spent some nights in a superior and standard rooms, both of which were spacious and well furnished, although a bit old, it was comfortable. There isn’t a big difference between the two room types. We enjoyed the breakfast buffet, which is a great value at 50B per person. The hotel is close to the old town, yet in a quiet area, and has ample covered car parking and a small pool.
The not so good: one time we were given a room that was in very bad condition, and as it turned out later, should not have been rented out at all (there is some upgrading work ongoing and this room definitely needed it). The Wi-Fi signal is weak in some rooms, and even if it’s strong enough there is intermittent disruption with no connection to the internet at all – this sometimes lasted for seconds, sometimes for minutes.
As mentioned, we returned several times within a few weeks, at one time we were told that our reservation was not valid anymore and there were no rooms available since we arrived too late (we arrived at 5pm, check-in starts at 2pm!) Anyway, after a bit of discussion we were given an upgraded room at the rate of the superior room which we had reserved, but we needed to change to a superior room the next morning.

My recent stay at Thapaeplace Hotel was a complete disaster. The room had a strong moldy smell, everything was covered in dust, the lighting was poor. The supposed disposable slippers were dirty and clearly not replaced between guests.
The water pressure in the bathroom was very weak, and there was no separation between the shower and toilet, causing water to go everywhere. The housekeeping staff were utterly incompetent. They left the bathroom floor wet and didn’t even take back the used towels.
The room was covered with red ants. To make matters worse, there were huge cockroaches in both my room and my friend’s. When we reported it, the staff didn’t seem to care and just gave us bug spray, was beyond infuriating.
The room didn’t even meet the basic expectations for a hotel room priced at 500-700 THB, and I believe it is not worth the price I paid. I have stayed at cheaper hotels in my previous trip to Chiangmai and found them to be 10 times better than this place. I chose this place only because of the location, and I deeply regret booking it.
My booking was until the 12th, but I decided to cancel my stay and left on the 9th morning. The reception girls were not even friendly or welcoming. Even during the checkout, they didn’t even bother checking the room; they just gave back the deposit money. What a terrible hotel experience!
