We were underwhelmed, overall disappointed, and after 3 near sleepless nights, we left a day early. First the bad, then the good. BAD: Our room request for location and floor level was denied (yes, it was a holiday weekend however we observed vacant rooms for the term of our stay). We were placed at the building farthest from the beach on a middle floor. The walls and ceiling are very thin, so we heard every single footstep above us, and all the noise below us. Our room's balcony overlooked the indoor pool complex. One might think this is great, but opening the curtain broadcast our bedroom and living room to the stream of people just 20-30 feet away. On top of that, the pool is open until midnight, allowing fun screams to be heard until that time. Upon check in, the room had the very thick smell of medical grade cannabus. That's cool man, I like whiskey and cigars as well but I don't want my room to dripping with the smell. We had to open all windows to air it out, the room didn't cool back down until about 10pm. The second day, what I think (and hope) was a staff person, keycarded right into our room and walked in. Me standing in the living room greeted him while walking to retrieve a personal security device. He quickly said "sorry I thought this room was empty" and exited, and I was not able to see him outside just 10 seconds later. He was gone. GOOD: The interior of our room was freshly renovated. Very nice and spacious. The actual beach (that we drove across the complex to get to) was great. Clean, easily accessible and outdoor showers setup. The last two steps of the boardwalk onto the beach are gone and a sandbag setup is there to help. The location, staff entry, and smell concerns went unaddressed during our stay. We shared them at the time of them happening, and upon checking out early. We asked for a refund of the last night because of it, this was denied and we were told to email the managing company. After emailing the managing company a final night refund was given. Recommendation: If you stay here, request a location that fits your family, and hope that it is granted.

This resort is a quiet little place one street over from the beach, I've always been able to catch some amazing sunsets here. The resort is not a fancy upscale resort, but the rooms, buildings, and pools have all been maintained very well. This is a great family oriented vacation spot for someone just looking to get away from everything. There are several historical locations nearby, for example, Fort Macon and the town Beaufort. The Fort is a pretty cool place if you enjoy historical places just a 20 minute drive from this resort and Beaufort a small dock town with tons of history is just a small detour on the way to Fort Macon. I've yet to try the ferry rides to the small islands to hunt for shells and just see the sites, but it's on my list of things to do here at Atlantic Beach Resort. There are plenty of charter boats nearby for fishing excursions as well. Atlantic Beach Resort is located about 30-45 minutes from The Point and a short distance from Emerald Isles Beach.

Atlantic Beach resort, formerly known as Peppertree Atlantic Beach is a good functional resort. Since the hurricane in 2018, renovations that were made to the property have improved functionality. The rooms are well appointed and fairly well arranged but for several years since COVID the resort has struggled with housekeeping. Many rooms are not fully cleaned, floors not mopped, etc. The on call housekeeping staff is pretty responsive, you just shouldn't have to call them for things like dirt on the floor and kitchens not being cleaned. Unfortunately the management company responsible for Peppertree decided to sell the oceanfront strip to developers to build. So the much envied ocean view is now all but gone except in a few units. All that said, the location, quiet neighborhood and reasonably good access to the beach still lend for a good stay.

I want to preface by saying overall this is a nice place.

There are a few concerns we had though.

This place is 100% not handicap friendly. The doors into the buildings must be manually opened, which doesn't fare well for those pushing wheelchairs. There is an elevator inside the building and ramps once you get off the elevator.

The property grounds are nice. Two large outdoor pools, indoor pool, and hot tub. This facility gives guests armbands that "have to be worn in pools" etc. "so security knows you are supposed to be there" Issue 1: they dont enforce this. Several times the hottub was overcrowded. Upon starting conversation with others there .. MANY MANY of them told us they're from new bern or havelock or nearby and that they just ride over when they please and enjoy the facilities. If I am paying to stay here, I want access to the hottub as I desire .. I don't want to be pushed out by locals who come hang out for free. Issue 2: pools: AGAIN NOT HANDICAP FRIENDLY. I have a 7 year old immobile child who enjoys the pool. I typically blow up a float and put her on the float while I stand beside her so we both enjoy the pool. This facility told us (after we checked in) that we aren't able to have large floats in the pools? (You can only have the donut one that fits around your body). So my disabled child had very minimal pool time. Meanwhile, a whole entire family, im talking 15+ people invaded the pool one day, and they were not paying guests. I know this because they told us they were having a cookout across the street and just came over to swim while the food was cooking. The children with them also had to use the bathroom and were told by the adults they would have to go across the street to use the bathroom because they didnt have access anywhere on the resort property to use a bathroom.

BEACH ACCESS: the beach area is very nice. But do not be misled by the pictures. Depending on which building you are in, you may have to walk across several parking lots, then through a gate and across a street to access the beach ramp. And of course the beach ramp ends in steps (so if you are wheelchair bound, this is not the place for you) They do not provide beach chairs or umbrellas in case anyone is wondering. They tell you the name of a lady who does rentals.

If you don't like loud late night noise, please request a third floor room. We were on the second floor and the first night of our stay all we heard was stomping and running.. It was so loud. I thought it was my children in our unit, only to get up and see them sitting on the couch watching tv.

Lastly, the rooms are very nice. Clean, full kitchen, nice bathrooms etc. I was a little frustrated on day 3 when the people next to us checked out. The cleaners emptied all the trash bags from that room and tossed them to the left., which landed under our unit window and closer to our door. Upon exiting our unit, we had to dodge large bags of smelly trash. Later in the day I asked the staff why the trash was there & they stated they were going to get it but they were running behind that day.

Overall I would give this place a 6/10. But it really depends on your specific...

READ THIS BEFORE BOOKING IF YOU ARE A CHALLENGED SLEEPER.

Typically we only book resorts that rate higher than this one currently rates on Google (4.2) but had some credits we had to use and this was our only option.

I'm SO TORN on how to review this place. Let me break it down.

PROS:

This location is pretty great. I was in building 18 which was pretty much adjacent to the beach access. There is a gate out of the resort and a boardwalk through some private homes to the beach. It was probably .2 mile (or less) from my condo door to the ocean. I do realize that other buildings are much further, but all in all, pretty much anyone has pretty easy access to the beach. The location in town was great, too. There is PLENTY of restaurants close by and a Food Lion grocery store almost across the street.

The condo suited our needs. We were traveling in a group of 3, two adults and one teen. Having 2 bedrooms and 2 bathrooms was great. I felt like the kitchen was well enough appointed and layout was good. All of our appliances were functioning and we had no issues there.

The shower water pressure was amazing and the beds and pillows were comfortable.

It was clean enough. I wouldn't say it was immaculate, but good enough. My OCD daughter pointed out a few things but I felt like they were pretty minor.

There are 3 pools at the property and all were great. We didn't use any of the other amenities (mini-golf, playground, fire pit circles, etc) but it seemed cute.

CONS:

Here's where we get stuck. If it weren't for this drawback, I'd honestly say this place was pretty much perfect for us. The entire resort is a cute old rustic beach looking set of buildings. We were put in a first-floor unit and there was a family above us with several young kids. Every night we could hear adults getting up to use the restroom (at almost 5am like clockwork) and then the kids started running back and forth and back and forth starting at 7am. We were on a different internal time zone and this was very hard for us, specifically our teen whose room was directly under the kid room. There is VERY LITTLE insulation and she could hear full conversations.

We did talk to guest services our first morning because the ruckus was so considerable for 3 straight hours. They said they couldn't move us but that they'd talk to the guests. The did seem to do that and the running reduced, but no matter what, if they were up, we were awakened.

If you are a light or struggling sleeper, ONLY COME HERE if you can guarantee...

My review would be higher if not for one thing. On my way out of the building heading to my car, I sprained my right ankle on the broken concrete. When I sprained my ankle, I fell causing me to sprain my left knee and left ankle as well. Things happen and I understand that. HOWEVER, we told the office what had happened and they said maintenance would fix it. I could care less about me getting hurt. I didn't want anyone else to get hurt and potentially get hurt worse than me. It has been an entire day and a half since the incident and they still haven't put ANYTHING up to warn people to watch their step or any kind of safety precaution. Obviously, safety does not matter to them. All they would have had to do was at least put a cone at the area and a sign saying to watch your step. They have done nothing! The fact that they disregard the safety of those staying at the property, despite being told multiple times that no one has done anything to prevent others from falling, is why they are receiving my low review. Someone else is going to get hurt and they may not be as kind as me. Technically they could be held liable for any injuries due to them keeping their parking lot in poor repair and failing to keep others safe after being told about it.

Update (They took down my most recent review which I have added below) So my previous review was taken down due to it being negative. This place deserves 1 star. They don't care about safety. I fell due to poor upkeep of their parking lot. I sprained both my ankles and knee and day 2 of being there. They never addressed the cracks in the parking lot that are uneven. They never put anything up to warn people. On our last day my sister injured her leg. The front desk lady on 9/11 working at 0900 had an attitude and would not give my sister an ice pack. She had a hematoma on her right shin. I filled out an incident report. Come to find out they never had my sister fill out an incident report on my injuries. Someone else is liable to get hurt and they seem to dismiss it and do nothing about it. I highly do not recommend this place due to safety concerns and poor...
