Booked this 2 bedroom/ 2 bath hotel using booking.com through my Southwest Rewards Card. Received an email a few weeks later saying they could not guarantee our room. I emailed the property and never got a response. I called to try to cancel due to the uncertainty of our reservation. I was assured they had our room already reserved, and everything was fine.
Day of check-in I received a call from the owner asking if we like Elvis and said she had an Elvis Condo she's trying to promote and offered it to us at a no cost upgrade. Well, mom loves Elvis so why not. I said sure.
Little did we know or think to ask how far away this was from the original resort I booked. It was 30 minutes away!!!! NO BREAKFAST on site, which was supposed to be included with our stay.
So, here's how it unfolded....the room was decorated to the hilt with Elvis. Great job on that. However, there were no paper towels, 1 roll of toilet paper in each bathroom, no extra, and not enough towels for all of us, no dish towels or hand towels in the kitchen, the dishes in cabinet were dirty. No dishwashing soap. Dirty dishes left in dishwasher. No dishwashing soap for dishwasher. Laundry left in the washing machine. Check out instructions state to wash laundry and leave in dryer. Ummm hard to do when there is no laundry detergent. Dirty towels still hanging in bathroom from previous guest. Come time to get ready for bed time and there is a white circular spot on the red comforter of the bed. I almost threw up. Called owner, she said it was ceiling dust......yeah right.....this was not ceiling dust...I took pictures. She said she would move us tomorrow to our original room at resort. So slept on couch.....well not really. Stayed awake until time to leave. She told me to have our stuff with us before 930 at the original resort and she'd have our room ready.
So, we did ....only to find out the room was NOT ready. We had 5 people with our luggage and no where to go with it. Finally got into room after 1pm. The new condo was nice. However, we had NO towels, and only 2 coffee cups and the fire alarm kept chirping.
I asked the housekeeping if we could get towels (5:23pm). They said they have NONE for everyone, that they are short staffed and do not have commercial washer and dryers so they can't wash as much as they should be able to. I decided then that I would be better off buying towels so we could finally get showers.
So I messaged the owner again and told her the current situation and asked for a refund of half our stay for the troubles and inconveniences we've experienced.
She proceeded to tell me that she would not give us a refund and that all we do is complain. That towels were on our couch in a red bag. THE TOWELS WERE WET!!! I said....ok....I will be sure to leave a detailed review of our stay.
She then stated well, you could leave and check out then I could give you a refund...but only if we left the property. She said she has plenty of people who'd want to stay there.
Like wow!
I decided that I would just stay where we were cause at least this room was decent compared to her last room she tried to put us in.

Read moreMy husband and I were attending a softball tournament in town and just needed a quiet, clean place to sleep for the night. After researching hotels in the area, I decided on Branson King Resort due to the reasonable price and Google reviews stating that it's very clean (I should have researched further). I will start by saying that my husband and I have traveled and stayed in a variety of rental properties including hotels, condos, homes, etc... I have never left a negative review for any of these properties. However, this experience was so terrible, I felt the need to warn potential customers. When we arrived, there were several individuals hanging out in the lobby. They were obviously high on drugs, almost to the point of physical dysfunction. My husband and I were trying to determine if these individuals were hotel employees or customers (in hind sight, I believe they were "employees") because we later witnessed them entering numerous rooms as we checked in and then left and came back. We arrived back at the hotel around 8:00 p.m. We immediately discovered that most of the electrical outlets in our room didn't work, but we just used the ones that did and went on with our evening. Within 30 minutes of arriving back to our room, we heard several individuals walking back and forth outside of our room. The outside light went on and off several times. A few minutes later, we heard someone attempting to use the key pad to our door. They began turning the knob of the door trying to gain entry to our room. My husband approached the door where he was met by three individuals with a card that had OUR room number on it. I immediately attempted to call the front desk to inquire about why someone else had been assigned our room number (the hotel was practically empty, so there shouldn't have been an issue with overbooking). The phone gave a continuous busy signal, so I was unable to reach the front desk (I attempted several times). Within ten minutes of this encounter, a woman began screaming at the top of her lungs in the room next to us. After the initial scare of her screaming, we determined there was a party in that room. The yelling and screaming continued for several minutes. At this point, we packed our bags and moved to another hotel in town. My husband returned the key to the front desk and advised the clerk that we would be leaving. He explained the issues and received NO response from the clerk....just a blank stare. The hotel later called me to offer us a free night. NO THANK YOU!! Our charges were supposed to be $89 including tax. We were charged $129 for the night and a $100 "refundable" pet fee (WE DIDN'T HAVE A PET), which has not yet dropped off our account. I'm pretty easy to please, but this experience was TERRIBLE. Read moreWe reserved the Bunk House in April. We were finally charged 1/3 of the total on July 4th (random day to charge it, but ok - no mention of deposits needed on site), and then we were overcharged UPON CHECK-IN (we didn't realize the overage until our 5th of 6th nights staying there, but when we inquired about it, staff told us we would be taken care of. However, the owner argued/never refunded our money).
Had to wait more than 3 hours to check in because the bunk house wasn't ready or "cleaned". Upon check-in, they automatically charged an extra $100 cleaning fee on top of the original one that was listed as well as a service charge that wasn't given in the original receipt from the booking (this is now an illegal practice according to the FTC).
Our feet turned black within minutes of entering the house & there was a used luffa and dust marks under the beds from where the Swiffer didn't reach. The oven doesn't get hot. The air conditioners were only in the main living space and dripped all over the wall and the dinner table/floor - everything under them was soaked. We had to go out and buy box fans for the bedrooms because they were so unbearably hot. The bathroom in the front of the house is pointless because it's located INSIDE a bedroom, so the guests in that room have to have people coming in/out of their room the entire stay in order to use it. The shower in that room also points out past the shower floor and gets everything wet/can't be adjusted. The plugs in the kitchen tripped every time you used more than one countertop appliance (i.e. a coffee maker and a toaster at the same time) and we had to wash our own towels all week because the front desk said there weren't enough/we wouldn't get them back for a few days. We didn't have enough toilet paper for our 15 guests that needed it and we had to ask several times to get some. The pool was just gross - didn't see it cleaned all week, very cloudy and white stuff floating all over that got stuck in our swim suits. Many of us woke up with bug bites - other reviews report bugs and fleas (June of 2025 review on AIR BNB site). Host argued about service animals and cleaning fees (discrimination according to the American Disabilities Act) with her employees when we as guests requested a refund.
Many of us did not eat/use the breakfast because it was crockpot gravy, a waffle maker and cereal plus juice from a machine.
The employees at the front desk were polite as were the breakfast workers. The outdoor games for kids/adults to play were nice despite being placed directly in front of the pool gate.
