I always read the reviews before I dip in. Not to get information as much as to see the negatives others see, or a positive I might have missed. I think this was a well-priced, well-kept inn with a friendly staff and very adequate amenities.
First, the location is great, close enough to Irvine and Disney to be in the play, but quite enough and off the path to be accessible. It can be a little tricky to find on first visit, but not bad. There are reasonable dining choices in short car or walking distance. Score!
It was very clean. Everything seemed well cared for and scrubbed. The halls and elevators were clean, the room was fine, saw no issues at all. The breakfast service was clean, the staff kept the counters and tables bussed. No problem. I'll go a four for that.
Food at the breakfast was exactly what you expect at a Marrott, which is to say scrambled eggs, a protien, waffles and yogert with some fruit thrown in. It was keep stocked, the bananas were ripe and not mushy. I can't complain. It would be nice if the variety was a little higher, but it is reasonable and tasty. Win!
Service was good for the concept. Don't expect to be overwhelmed with staff, but frankly I found it better than most and it was friendly. Nothing went wrong, no one was rude, there was always someone on the desk.
The room itself was large and comfortable. Kitchen area out of view from the beds, large tv on the wall visible from the beds, a comfortable bathroom area with a hook to hang your cloths from, and all of it clean. My only complaint is there was not desk, only a four seat table that was fine, but not the right size for working, which for me is typing and phone. That is really annoying for me. I would have to consider that in future bookings.
The parking fee was a surprise and this is a Marriott issue for me. They have a button on their app to show all fees and taxes. It never show parking fees. I do fine that annoying. Then again, I find it annoying to charge for parking when it is surface parking and totally unsecured. I get it, SoCal land is expensives but you are a hotel, people have cars. Minus points here, but I doubt any one that reads this has the ability to do anything about it.

My recent stay at the TownePlace Suites in Irvine Lake Forest was generally pleasant, though not without a few drawbacks. The hotel delivers on most of the Marriott brand promises, offering clean, spacious suites and friendly service.
The Good: The rooms are well-maintained and provide ample space to spread out, with the living area nicely separated from the sleeping space. The staff was attentive and professional, handling check-in efficiently. The location proved convenient for my business in the area, with easy access to major roads and nearby amenities. The complimentary Wi-Fi performed reliably throughout my stay.
The Average: While the hotel is clean, some of the furnishings and fixtures are starting to show their age. Nothing was broken or dysfunctional, but you can tell this isn't the newest property in the Marriott portfolio. Parking was adequate but filled up quickly during peak hours.
Needs Improvement: The complimentary breakfast, while convenient, was disappointing from a nutritional standpoint. The offerings leaned heavily on processed carbs and sugary options. I would have appreciated more fresh fruit options, plain yogurt (not the sugar-loaded varieties), and perhaps some more protein-focused choices beyond the standard powdered eggs. For a health-conscious traveler, the breakfast spread left much to be desired.

No valet, never heard of that before. I stayed in room 120 which was convenient location wise, but I had A light in my room that was attached to the main lighting switch, which controls like five different lights and two of those lights kept flashing on and off, which tells me there’s a short in them. They sent maintenance out to change a bulb. It didn’t help. I was unable to use the lights all night because it was affecting my eyesight the way they kept flashing on and off. It was also quite noisy as the people above me were having a party, which disrupted my ability to Relax and enjoy the quite expensive room that we paid for. When I spoke with the night desk girl about the noise, I had to call at least eight times to get any kind of response after calling from the house phone the room phone several times to complain and them not doing anything about the noise. I tried calling again from the room phone and they didn’t answer so I immediately called from my cell phone and guess what they answered so they were avoiding my calls. When I spoke to the woman at the front desk in the morning just before checkout, I asked if we could receive a reduction in the Room rate or any Type of compensation for the Inconveniences of the noise and having to have maintenance come to my room on four separate occasions to handle situations and I was only there one night.
