Context: My partner has been living there for over a decade and I am there often.
January: We wanted to transfer to a two bed room and they told us they would put us on a wait list and let us know when something comes up. Great!
February: Melissa who was super helpful called us when the two bed room did became available. Friday afternoon: Melissa showed us the units available and we expressed interest and enquired about the process for rental application. The next morning (Saturday morning): We were happy with it and we said we would take it but Melissa was not in. Her junior colleague accepted our transfer forms but she refused to take in our cheque and said we would have to wait for Melissa and she would be able to hold the unit for us, after confirming with Melissa over the phone. So we can talk more on Monday to complete the process. So we didn't have to worry about it. So far so good.
We trusted their process and followed what they asked us to do. Come Monday Melissa said she was waiting for the approval from her manager for the "transfer".
On Tuesday which was Valentine's day. They EMAILED us to tell us our transfer was not approved.
We went down to speak with them and at that point, they told us the unit had been rented to someone else.
We were furious and still are. We complained to management and management said "it's first come first serve, the other renter submitted their cheque sooner" even though we were there first and they wouldn't take our cheque on Saturday! The unit was held for us over the weekend, thats what they told us. And on Monday when we spoke to Melissa we offer to put payment down and they wouldnt accept it.
So my question is how could it have been on hold for us while we werrwere wai for approval and someone else gets the unit?
So here is where there is a lack of LOGIC Responsibility and HUMANITY.
If you transfer from a different unit you have to pay a fee and you have to get approval from their management even though if youve lived somewhere without problem for some time, you would think they want to keep good renters - they said they would hold the apartment for us while waiting for approval and did not. They would not take our cheque before freaking approval! See the problem there?
Not to mention the lack of apologetic response from them. They said to us it's first come first serve but we were there first and they were holding it for us.they screwed us over.
Their front line employees have no authority to answer any questions. I suggest it is time to review your "process" and give your staff some autonomy to do the...
Read more*Update: I found out from building maintenance today (May 12, 2021) that there is an active BED BUG problem on the 14th floor. Did the management company let me know about this? No, of course not. I had to overhear it from the maintenance crew arguing with my neighbor in the hallway.
I moved in at the beginning of October. During the viewing in August I explicitly asked about bug issues after reading other reviews about ant infestations. I was told “that’s only an issue on lower floors” and I was assured that since I was moving into one of the top floors, this would not be an issue. This was evidently a complete and utter lie. On my second day in the unit I woke up to a sink full of 50+ ants (and there was no food in the sink to attract them). But the issue isn’t just there. I’ve also been seeing ants on a daily basis in the bathroom as well. I emailed management about this issue and their solution was to give me ant traps which honestly seem to do absolutely nothing. I’ve re-contacted them to insist upon further action. Needless to say, I feel very misled.
On top of that, I explained at my viewing that my main reason for moving was to get away from construction noise as my previous building was across the street from a construction zone. Turns out, that noise was actually preferable to the insanely loud, intrusive drilling noises here. The noise is so loud that people can hardly hear me when I’m on a video call (working from home during COVID). In my opinion, there is no way that management would not have known about this construction work prior to my viewing. Accordingly, I feel very misled and now I’m stuck in a year long lease with an ant infestation and incredibly disruptive noise. On top of that, I received a notice of demolition construction in the building which was not disclosed prior to signing my lease.

Read moreI've lived at Maple Leaf Quay for nearly three years. My experience with the building was initially positive, as it's in a great location with in-building access to a Shopper's Drug Mart, and had decent amenities for a rental. However, due to some very aggressive renovation projects underway, the quality of life has greatly decreased, and I've had a number of issues with building management's incompetence. I do NOT recommend renting in this building.
Here's a list of invasive construction projects residents have been living with for a six-month basis:
Complete overturn of lobbies (work has been underway for 3+ months. Tenants must enter through the back).
Switch-out of windows in each unit, where residents had to vacate, then live amid dust and ongoing work for a 72-hours period. No compensation has been paid for the inconvenience, and management tried to give less than 24-hours notice to enter my unit.
Ongoing overturn of existing units for new leaseholders. If you're an existing tenant, forget it - you won't be receiving an upgrade, but you'll get to listen to the work in other apartments and pay regular rent increases for your trouble.
Amid all of this work, our amenities such as the sauna and rooftop patio have been suspended with no compensation or reduction in fees. There are constant water shut offs, constant after-hours construction noise, and construction crews, dust and equipment in the building on a daily basis.
Oh, and the last time I needed assistance (due to invasive after-hours drilling), the on-duty security guard refused to give me the super's number. Don't bother renting here - there are far nicer options in the area with better management...
