Stayed recently for 4 nights and couldn't leave quickly enough. The place needs a good scrubbing. The bathrooms were mouldy and filthy. So filthy I refused to bath my child for 4 nights!! The microwave had caked on gunk inside. There was also ants, cockroaches, mosquitos and fleas throughout!! (Seriously fleas!)||There's a serious lack of privacy in the triple room which comes off the kitchen. It has a think glass sliding door so you get loads of light coming in and every little sound from the common areas plus upstairs. The triple room is also tiny so you basically share one bed!!||I would have given this place one star but the young lady who welcomed us (Jennifer) was so kind and helpful she single handedly earns an extra star.||The place was cheap but it was so bad unless you have no funds at all I...

Please strongly consider using the nearby inexpensive public bath/sento.||||The sand on the walls come off very easily and dirty anything in contact with it. The rooms are also not exactly clean, and there is no daily room cleaning.||||The walls are thin and you will be easily disturbed by neighbours, but that is an inherent characteristic of such aged properties. Get your earplugs ready.||||On the positive side, the lady staff is extremely helpful and goes out of her way often to help customers. Read moreThis guesthouse was the most beautiful place we stayed at in Japan! Even the expensive Ryokan could not reach this guesthouse. The hosts are super friendly and helpful. Our room was big and furnished traditionally Japanese. The futons are soft and comfortable and our room had an air condition and a fridge. The toilets and showers are clean. The whole atmosphere of this place is just amazing. The location is also great. It's a fast 10 minutes walk away from the train station. We just walked there with our luggage. The interesting area of Kyoto starts on the other side of the river, just behind the guesthouse. We found a cheap restaurant half way to the train station and there is also a family Mart next to it.
