Having resided in the Ritz-Carlton branded residences for an extended period, I am disappointed by the stark contrast between the brand’s reputation for luxury and the reality of this decaying property. The building, originally designed as an office space rather than a residence, is plagued by persistent maintenance issues that undermine the promised Ritz-Carlton experience.
The air conditioning system in the home and public areas are frequently broken, leaving residents uncomfortable. The wooden flooring is rotting in the unit, emitting insects, and the water supply is contaminated, producing dirty yellow water, as shared by another resident’s account. We've tried so many brands of filters but nothing helped. The water stains our white laundry too! I shudder to think about what the water does to our body long term. Additionally, cigarette smoke from neighbouring units infiltrates our living spaces through shared ventilation pipes, creating an unpleasant and unhealthy environment.
Compounding these issues, the extreme noise from midnight motorbike racers (facing Jalan Sultan Ismail/Jalan Ampang) disrupts sleep and further diminishes the quality of life in this supposedly luxurious residence. The soundproof windows and high floor living didn't help.
While the concierge service is commendable, it cannot compensate for the building’s fundamental flaws. The Ritz-Carlton’s annual surveys focus solely on Marriott staff performance, completely overlooking the critical state of the building itself. Maintenance requests from the Berjaya team are met with frustrating delays, often taking months or even over a year to address, with excuses such as “replacement parts are sourced from overseas.”
The Ritz-Carlton brand promises unparalleled luxury, but this residence fails to deliver. Prospective residents deserve to know that the prestige associated with the name is not reflected in the quality of this property. I purchased a unit full of defects, and even after repeatedly reporting them, nothing was properly fixed.
Issues include: • Fridge not working • Bathtub stains: Assistant Manager Louisa insisted it was an “anti-slip feature,” but other staff admitted it was a defect and offered cleaning. • Broken chiller, curtains, sockets, air conditioner, table lamp, and more • Excessive Repair Times: Even though they claim the unit is still under warranty, the approval and repair times are unreasonably long. For items like the water pipe, table lamp and fridge, the estimated repair time is up to one month.
Louisa was rude and only scheduled repairs at their convenience, not the buyer’s. They even arranged for a cleaner at the last minute—supposed to work until 4:30 PM but arriving at 4:15 PM—and due to Buka Puasa, the cleaner had to leave early, leaving the work unfinished.
Besides, don’t let the staff to ruin the name of ritz Carlton residence too.

Also, unfriendly service from receptionist Vivian Fog who deliberately delays check in due to her slowness and excuses such as no check in unless you have the booking confirmation number even though she has the passport. Which meant I had to look for wifi connection and then log in my email and try to find the confirmation number which was right in-front of her screen. If you think this hotel is up to Ritz standard then its not. Also, requested a late a checkout (2pm) as a Marriot Bonvoy Silver member which was granted when checking in. However, Vivian again insisted on coming up to the room and knocking the door ignoring the do not disturb sign on the door to check when will I check out.
