This apartment complex is overpriced. We paid a good amount to live here thinking it was worth it and then they increased the rent $600-$1200 depending on what monthly term we agreed upon. YES, 3k to live in these wannabe luxury apartments. I lived here for a year, from April 2021 and my lease is up next month. I do not think this apartment is worth it because they try to sell it as a “luxury” apartment complex, but it is not. When we first moved in, 3 bedroom 2 bath, our unit was insanely hot with no air circulation. I figured the vents were closed and contacted maintenance. The vents weren’t closed and it turns out they just have HORRIBLE air circulation in their units. He told us if we wanted to have our unit cool we would have to run the AC 24/7 (RIDICULOUS are they going to pay that electricity bill???) So in the summer you will have hot stuffy rooms, unless you pay extra money for a nice portable AC. The winters will be freezing cold unless, again, you buy portable heaters. So if you want the 3 bedroom just remember the two extra room (one of which was our 2 year old daughters) will be freezing cold or uncomfortably hot. Sounds pretty luxurious to me! On top of that, even if you wanted to run the AC or heater 24/7 as they recommended, the master bedroom will get insanely hot because that seems to be the only room that air flows to. The appliances that they have (washer, dryer, fridge, stove, microwave) are all standard, nothing luxurious about them. The washer is actually worse than other apartment complexes I have lived in. All of our handles broke off all the kitchen appliances, luckily they replaced them quickly. Another insanely luxurious thing that comes along with these apartments is having to buy the bedrooms ceiling fans and lights because they come with absolutely no light fixtures. Another “luxurious” selling point for them is their fake marble counter tops and fake hard wood floors. Please do not buy into the “modern” and “updated” features, all they did was paint the buildings and redo the gym to a new tacky look.
So cons (we had to buy): -2 ceiling fans -2 light adapters for master and living room -2 space heaters for winters -2 AC units for summers All of this while still paying nearly 2K in rent
Pros: -Maintenance is super friendly (they’re honestly amazing) -gym and pool are decent

Read moreSo. Real talk, me and my husband blindly moved from Texas to Albuquerque. Broadstone (greenleaf) was the nicest looking apartment complex in like the whole city. We got lucky to move in immediately once we packed the trailer and drove 2 days. When it was known as broadstone, yes there were some issues with management and the pool problems...but ever since being taken over by greenleaf I've seen a huge improvement. They are really adamemt about slowing up quickly for repairs and I haven't seen hardly anyone at the pool area who didn't belong. Management is very nice and on top of their stuff. And they do little events here and there where you can get a few extra bucks if you win. However, being honest.... Things you should know before coming here.
Whatever they quote you for rent, add 75$. That is the extra fees for common area electric, gas, water, pest etc. We were a bit suprised at first but adjusted quickly.
Don't think just because there is a gate, people who don't belong stay out. I personally have yet to see "crime" but visitors come and go all the time, and shoot...half the time the gate is so broke you don't even need your key. I'm guessing from bad mechanics and people pushing it open with their cars/trucks.
Parking: where my building is, available parking is around the corner. Very rare do we get to park in front of our building. Oh you "get a garage with yours?" Yea its at the very top or bottom completely away from your apartment. Have fun with that. We had a garage and opted for a carport instead because it was at least within easy walking distance of our building.
Renewals: Oh man....at every other apartment complex I've ever lived at, it's been an increase of 10-25, 30 at max dollars. Here, they want an extra 75. I'm not even joking. I could buy a 4/5 bedroom house easily for the amount we currently pay/what we would pay if we renew. I don't plan on staying in abq long enough to make that kind of commitment so I guess I'm stuck paying wayyy too much for an apartment.

The rent is pretty ridiculous considering you can buy a 4 bedroom house with a lower monthly mortgage than what they charge in rent for a 3 bedroom apartment. The management staff are rigid, unfriendly and inflexible and won't work with you on anything. When I first moved in here their maintenance Director offered my 11 year old daughter a "ride home" and didn't understand why that might be inappropriate until I confronted him. If you have a maintenance request, it will usually get fixed within a day or two. There have been a couple of times where they haven't come to fix anything until I ask two or three times or they come and "fix" the wrong thing. DON'T expect great customer service even if you pay your rent on time every month and clean up after your pets. I was threatened with "legal action" for knocking on other resident doors when I lost my iPhone. Greenleaf Cottonwood let me inform you it's not illegal nor a lease violation to knock on doors. Oh and by the way I found my iPhone in one of the apartments I knocked on, the person decided to give it back the next day. I then received a lease violation and threat to kick me out because it took me a week to complete an application to add my boyfriend to the lease. I went to the office twice to resolve the situation and both times the office was closed for lunch. When I finally did get to talk to someone I was told to complete an application online, then a week later received the letter threatening to kick me out. Half the "neighbors" are nosy and rude. If you want to live in privacy and peace then DON'T move in here. I've lived here for almost two years now and I can tell you I will NOT be renewing my lease and I will NOT be recommending this...
