Amorance — Local services in Alpharetta

Just wanted to hop on here and send out to the universe what an amazing experience we are having living here at AMORANCE Alpharetta! My husband and I have lived in NFulton our entire lives and love the old Alpharetta, and the new. We're also in the real estate business (@Berkshire Hathaway-Alpharetta); in the music business (both musicians as well as our 2 kids); active volunteers (City of Alpharetta, AFUMC, Village Park senior living and the local schools); and resident owners in the City of Alpharetta. We're currently in a transition phase as new empty nesters and in the process of planning our forever home build, just around the corner. So when pondering where we'd like to live for a few years, Amorance was hands down, our first choice! And boy were we right...

We LOVE living here. The staff is truly outstanding. I've never experienced anything as top notch in my 52 years of living and 30 years in real estate. Melanie, the property manager and Kimia and Yvette in the front office are all over-the-top amazing and make living here truly feel like it's a family. They are very kind, helpful and a class-act team. And the maintenance guys, Jan and David, are additionally remarkable. If you ever need anything or have any questions, their response is immediate, with satisfaction at 150%. It's hard to believe! They're FANTASTIC. The property is also outstanding. The location couldn't be better located in downtown Alpharetta. The walkability to restaurants, bars, shops, stores, Publix, banks, churches, parks, trails, City Hall, the library... the list goes on, and it's fabulous. The facility itself has a variety of floorplans and price ranges to choose from that can meet any need for a luxury renter. The gym, exterior pool & party room, poolside game courtyard, grill & eat patios, firepit, herb gardens and top floor club room & balconies are all wonderful. It's DOG FRIENDLY, PLUS! Not only do they allow dogs, they love on them and give them treats in the office - like family. It's tough to find a rentable space that provides luxury living + furry friends. (There are rules in place of course for noise, leashes and cleaniness so never a worry if you're NOT a dog owner, but great if you are :))) It's surrounded by live music on every corner! Both being musicians, living in the heart of the city and being able to walk to live music, weekly, was a huge plus for us. The front lawn, back lawn, neighboring pubs and restaurants and numerous annual festivals keep the music vibe rocking and rolling!

In closing, if you're in a transition phase like we are, and newly empty nested, OR single and private, OR single and want to meet others, OR retired and exausted from home owner maintenance, OR simply needing a city-ish pad in addition to your main residence... AMORANCE is the spot!

We're so happy we found this little gem. The anxiety of building a new home has been released because this place is so easy, fun and perfect.

This place is a scam. They offered a $500 gift card for “signing a 12 or 13 month lease”. I did just that knowing I would only be there for 3 months. I had to pay a one month penalty AT THE TIME of my 60 day notice which I agreed to do thus fulfilling my lease obligation. Amorance stated my gift card would be ordered 3-4 weeks after I moved in. Since I never received it I asked when I moved out where it was. Per their incompetent property manager, Randall, he said they never ordered it. He further stated you have to live there for 12 months. I educated young Randall that neither on my lease agreement nor my pre-lease agreement that it is disclosed and he is in violation of the law. I filed a BBB claim and he took forever to answer and then answered with lies. Fact is it isn’t disclosed anywhere. If I don’t get a resolution quickly, I will be taking the next step. Also as it pertains to the apartment, the elevators are horrible and the entrance and exit gates take forever. I received a response from the property manager, Randall, after I filed the BBB complaint simply stating “no one in my situation has received anything that I did not”. This guy certainly doesn’t understand contractual agreements, legal obligations, or the importance of positive word of mouth. Do yourself a favor and live somewhere else! They are stubborn and all they want is your money, even willing to false advertise...

As one of the first few tenants of Amorance, I’m in awe of the transformation in every facet of this community. The spaces are all beautiful and welcoming and the neighbors and staff are second to none.

The apartments feel open and airy, and have clean lines, and huge windows. After 6 months in a smaller 2/2 with 2 big dogs, I just transitioned into a larger corner unit and the view couldn’t get much better.

The complex is dog and family friendly, yet maintains a polished, tidy, and quiet vibe. The 3 of us love the people watching and neighborhood interaction. And we enjoy the many changes of scenery with different areas to walk in the park, a green space, and tons of great restaurants to stroll past.

Everyone in the office is helpful, professional, and fun to visit with. And maintenance is the most responsive and quicker than I’ve experienced in a community.

Last July, the first community gathering started with just 3 tenants and 3 staff. Now the events are pretty packed and filled with a diverse and friendly group, that maintains a “family” feel when grouped together.

Alpharetta City Center and the downtown area feel like being in Charleston, Sc where I loved living for a handful of years. I couldn’t have asked for a more amazing place to live than Amorance and look forward to enjoying this landscape for many...
