My apartment was not move in ready. The Paint on the walls are old as well as scratches and stained. The floor needs to be replaced , the microwave, the stove, the sink, the towels in the sgower as well. The floor is stained completely yellow in the back of the shower. Condensation stains on the wall in the bathroom. The window treatments are broken with throw up and stains all over them. My kitchen sink is not aligned properly to the counter. My white countertops are stained permanently and browned. My bathroom sinks are not aligned properly. The facets are leaking un the bathroom off and on. My fire detectors go off every single time I'm cooking and there's nothing burning or smoking. All of my hardware is completely scratched up and scrapes on them and worn-out. They are not all black . The hardwood floor has holes in them, gaps in them and are extremely worn-out. I do not have the proper paint in my bathroom. I have the chalk like paint in my bathroom. The unit inside windows are all foggy and smeared. The workorders that I put in when I first moved have not been completed and I have not been in contact with the leasing office since I've put the work orders in unless I call them and continue to call them until I get someone on the phone. Most of the time I actually have to go into the office to speak with someone and then they have to relay the message to someone else. And yet and still nothing has been done but a few things. Such as my water heater was turned up. Fire detectors replaced but they still do not work properly. My bathroom sink alignment was attempted but was not permanently fixed. Management has not walked my unit either. On my actual moving day and weekend the apartment still was not ready for me to move in and I had to move in later and paid extra for my movers time. But I paid the exact amount of rent asked me on time and will always do so. My apartment is not worth the rent that I am paying for it and I'm extremely furious, and frustrated about this entire experience. I've been a tenant here for 2 years this will be my third lease and I transferred into this apartment. My old apartment wasn't even this worn when I moved out. My old apartment was newer than this unit and I paid less. And I'm speaking of the appliances, the paint, the cleaning of the windows, the bathroom, my hardwood floors, fire detectors. Basically every complaint that I have here I never had in my old unit. Not even when I moved in. I do believe the property was under different management and different maintenance at that time. I am a very loyal tenant and deserve way better treatment than I am receiving. Read moreMy husband and I decided to transfer from an AMLI in Chicago (where we had a great experience) to one Atlanta when we needed to move cities. Though it’s a new building with great units/finishes, we wouldn’t recommend moving here if you want decent neighbors and management that holds residents to their lease agreements. Overall what we’ve liked: Our unit is spacious and nice finishes/appliances The pool and gym were designed nicely Ample parking (including EV chargers if you pay for it) The maintenance team is great - they answer tickets quickly and are always sweet. The leasing agents and concierge are nice people for the most part What we’ve disliked: Don’t feel safe, especially at night (there have been two shootings in this building and reckless driving in the parking garage/driveway). Seems like this is a trend in the area, so I’d avoid the area in general. The building did get a security guard to monitor at night. Residents and their guests can be pretty inconsiderate and it doesn’t seem like management steps up to change operations so folks don’t take advantage. Main ex: residents often have parties at the pool, but instead of having an attendant manage on high traffic days (which I’ve experienced in other luxury buildings), they leave it up to an honor system .. which people don’t honor. We can’t even use the pool right now because someone broke glass (which I’m sure is an expensive cleaning process for the building), but truly annoying when it’s a hot summer weekend and you want to enjoy the amenity you pay for. Packages are supposed to be organized with a luxor code system, but they’re all in the same room so it’s easy for others to take packages that are not theirs and also we often don’t get codes on time for packages that we know have arrived. (In past buildings, we had individual lockers for packages so you can only take what’s yours). Also seems like there are a lot of units being used as airbnbs. Read moreDO NOT MOVE HERE!! Finally decided to put a review after too many negative experiences. My negative review is mostly due to the horrible residents and partially due to the poor management team who are too often unresponsive.
Negative comments:
Other residents are very inconsiderate. You will NEVER get any sleep here Loud parties late at night even from 2-6am People would be on the balconies at 3am and shout, sing, scream People slam doors that shake the entire hallway and walls People move furniture in the late AM hours They invite so many guests over that residents can't even use the amenities They throw trash in the hallways, elevators & garage Elevator smell like urine Reckless driving in the garage. Nearly got hit countless times. Even saw people outside their balconies with multiple guns in plain view. No reason to have guns with you on balcony!
Unprofessional Concierges Concierges are very unprofessional and resolving most things is difficult with them. They often give you attitude and act like you are bothering them. They also don't have their stuff together. For example, we would often get calls saying we have a guest, but we actually don't. Other residents experience this too.
Poor business practice We had already signed for a unit and later learned it was unavailable due to a squatter. HOWEVER, 2 months later when we finally got a unit we learned from the leasing agent that they had the squatter there since February. SO they know this person was an issue, yet still advertised the unit. This is horrible business practice, because you shouldn't advertise something as available when its not.
