Aug 1 Edit: Updated to 5*: the elevators have been reliably functioning for ~4 months now. Seems that the elevator trouble is behind us!
And, somehow, the people here are just getting better and better! Ashton truly feels like home for us!
Original review - Feb 12: My wife and I recently made Ashton Austin our new home (new to Austin), and it's been a generally positive experience.
Location: The location is unbeatable, right by Lady Bird Lake along Colorado St and 2nd. Being able to walk to Trader Joe's, Whole Foods, and Target for groceries, as well as enjoying the nearby bike and running trails, adds immense value to our city lifestyle.
People: But what truly sets Ashton apart, beyond its prime location and modern amenities, is its people. Ash from the leasing office went above and beyond during our (TWO) tours, patiently taking the time to understand our needs and making us feel welcomed from day one. The concierge team – Ian, Finn, Michelle, Megan, Rodney, and Sharonda (sp?) – are the heartbeat of this community. Ian's warm greetings and genuine care, Michelle's ability to make every interaction feel like catching up with a friend, Finn's efficiency and attention to detail with a smile every morning (makes an effort to greet us by name!), and Megan's bright smile, positive attitude and top class friendliness– each member contributes to making Ashton feel like more than just a building, but a true home. There's always someone at concierge ready to field your questions!
Building Construction: The building is well-constructed, with minimal sound traveling through the walls. We hear the occasional dog bark, but we don't hear our upstairs neighbors thumping down on us, nor do we hear the sound of the next-door neighbors. The walls are great... Although, we guess the choice of paint type in the apartments could be improved so that water doesn't leave permanent glossy marks... Also, we wish that the water tanks were of higher capacity to better service the tubs and back-to-back showers.
Elevators: We had concerns with the feedback shared in reviews about the elevators and possibility of them being out of service. Our experience has not been perfect, but remains manageable, with 2 out of 3 elevators being in reliable service for the majority of our first 5 weeks (the big concern being when the freight elevator is booked for a move, the building is serviced by just the remaining 1 elevator...). This is the primary reason we docked 1-star. However, it seems that there's a commitment from the team to return all 3 to full working order (expected in a few weeks), which would upgrade this to a 5* review/experience.
Guest Parking: Regarding the guest parking policies... while manageable, it's not ideal. The two-hour limit for guests can be a bit restrictive, and it would offer more peace of mind if they could stay longer. We understand that this may require more spaces, and we appreciate the efforts made to accommodate guests within the current limitations.
Amenities: On a positive note, the coffee machine in the lobby is a pleasant surprise, adding a touch of luxury to our daily routine. Additionally, the package system is efficient and convenient, ensuring our deliveries are handled with care. The amenities are great as well, and we're pleased that Ashton does not charge fees above and beyond rent for their use. We haven't utilized the pool or gym areas just yet, but from the multiple walks we've done around the areas, we feel we'll be putting them to good use in the coming weeks!

Let me start off by saying that we have loved this building, in every possible way, location, concierge, maintenance, the bloody awesome pool, with a hot tub for the cold times :) been here 2.5 years and going strong... if there is anything negative, it is the renewal process, but I get the feeling that is true with every building. Having said that, they are willing to have a conversation and work with you. Will provide an update soon after my next one ;)
The maintenance response time and quality has been exemplary.. they have fixed everything I need on time.. Should out to Jessie!!
The concierge & staff are on the mark and just awesome.. Courteous, consistent, friendly, efficient,... Finn is just awesome. and can't say enough about Rodney and Heather! Great team..
The front lobby is open and inviting, which I cannot say about most buildings.
Being on 2nd street, the location is just perfect for restaurants, bars, shopping, the lake... Even though it is close (not complaining) to downtown and the night life, I would say this building is also family friendly, with the average age and more importantly the maturity level of most folks slightly a few notches higher than others ;)
The pool is amazing with fantastic views.. Great during summers, gets busy, but not crazy like some of the other buildings. So if you are looking for a frat party at the pool, look elsewhere ;)..and a really nice hot tub. Not sure if any other building has one.
A well equipped gym that just works and gets the job done.. at least it works for me :)
The views from the apartments are fantastic... hill country/lake view, downtown view, or both, depending on the floor plan.. Floorplans are great too
I know you want me to talk about the elevators, so here's my take. Every high rise has issues, PERIOD. It honestly was not as bad as some have made it seem. People like to feel entitled and complain and you can always find something to complain about. Did it take a while to fix it? Yes, but the management also did take care of us in other ways financially and otherwise. The management also tried to keep things going by having an elevator man to run the elevator. The most I have had to wait was maybe 5 mins, with the average being 2 mins during rush hour. I have 120 secs to spare, or maybe my life isn't as busy as others, but it's fine :) bottomline, having lived through it, I would still rent here again.. nothing to lose your cool over
The other topic people seem to complain about is that food delivery is held downstairs. Personally, I prefer that anytime over providing access to the delivery folks into the building and up to your floor. There were some situations of food delivery being picked up by others, but the management addressed it by having a system with cubbies/shelves with access codes per delivery. No process will be fool proof, but the management did show intent to address, and I am totally fine. Again nothing to lose your cool over.
And same with the UPS, Fedex... deliveries, they have a package delivery system and it works just fine.. Does it have infinite capacity? No, but they give you 3 days to pick it up OR you can always let the concierge know and they can pick it up for you.
Fact of the matter, processes are there for a reason, for consistency and safety.. so just work with it :)

Welcome to the Ashton, a place that: Has won an award for having one of the worst elevator problems anywhere in the city (2 elevators were broken down for almost 10 months! Forcing the entire community on 1 elevator with avg wait times of 5-15 minutes each way). They had recently fixed them, only to have another broken, so they’re down to 2, sorry! Don’t worry, there will be plenty of random parties in the lobby where they’ll spend thousands of your hard earned money on low quality catering and cheap wine! is home to some of the most uncaring front desk and office staff (Michelle you’re excluded you’re amazing). Avg wait time is anywhere from 3-10 business days for phone/email returns related to any and all problems (Elizabeth) the new spot for crime (there were several break-ins, an entire floor got ransacked and people lost all of their jewelry, wedding bands etc) there was no communication from management or solutions put in place. My partner was also chased in the parking lot by another resident -- resulting in filing a police report and raising alerts from fellow neighbors a wastewater facility with flooding, knocking out several floors; the fact that some of these reviews below are somehow happy with the way everything was handled is very bizarre and is most likely a fake review decided to use an app to access the entire building which only works 40% of the time, so you could possibly get stuck waiting for minutes to access floors or doors. They used to have key fobs once upon a time and decided to completely ban them. Took Ashton over 14 months to evict a tenant who was throwing massive parties 3-4X a week upstairs until 5AM and shouting on the balcony, being an absolute menace to dozens of tenants causing a massive, massive problem. If there was an HOA or any sort of responsible party in charge this would have been resolved in days, not years.
We truly had no idea what we were getting ourselves into for the last 2.5 years but it turned out to be nothing short of an absolute nightmare.
Greystar could have one of the best properties in the planet with the location, and instead picked quite possibly one of the worst community management team on the planet to lead the charge.
This is a real review from a former resident who just moved out. I promise you this review will get a lot of thumbs up after posting because current residents are scared to post while living there in fear of retaliation from management.
Please do not savor the fake reviews below, and look elsewhere.
If you can afford to live here, you can afford to live elsewhere. You deserve better for yourself, your family, your wallet, and your sanity.
If you look at my other reviews, I enjoy staying at some of the top resorts in the world -- this place is very comparable to a 3 star hotel. If you can afford to live here, odds are you don't enjoy staying at places like that -- don't make your home one!
Also, upon move-out, we were hit with a $1500 bill for repairing holes from hanging pictures up, although I had repaired these myself. (Pictures for proof below) For reference also, we were also paying for the most expensive floorplan outside of the penthouses, so we weren't some 1bd new college kids complaining :)
Every resident here cannot wait to leave. Don’t join the list, lease elsewhere today!
