Wish I could give -100 star review to this place. To say living here for a whole year was torture is an understatement. Please read my short list of issues I had with this place if you are considering signing a lease here.
The elevators at the Crest at Pearl apartment complex are constantly out of order. There are only 2 elevators in the entire 4 story building and currently as of 11/14/24 they are both broken and not operational. I would like to report this as a violation of the ADA. I would also like to note that only 1 elevator was operational on the 100 degree August day I moved into this sorry excuse for an apartment back on 8/20/24. This apartment also has repeated instances where the fire alarm will go off and everyone is forced to evacuate. I would like this noted also because on each of these instances, the Crest at Pearl Management has claimed this is due to an “issue with a part of their fire system” for which it seems they are constantly calling a “vendor” to fix. The alarm never goes off due to an actual fire. This is extremely disruptive for a place that charges over $1000 a month to reside at. The conditions of my unit (a 4 bed 4 bath) upon move in were deplorable. Air filters were not changed, appliances were broken, blinds and furniture was missing, towel racks hanging off of the wall, and the apartment being dirty. The apartment being dirty is important to note since it was delineated in the lease that we were being charged in August for a “cleaning” that was supposed to take place between 8/1-8/20”. It was obvious that never occurred. Management acted dumbfounded when confronted about this and did not offer an apology or price refund. The water heater is extremely wishy washy in my unit. When taking a shower, sometimes the water will come out hot and maintain its temperature, other times it will start off hot and slowly get to downright cold as the shower goes on. Maintenance was called to fix this but the problem persists. Upon move in my roommates and I were never notified of the latent defect of noisy neighbors both in the building and across the street. I was never informed that my bedroom would face an alleyway directly across from a noisy co-op living situation (basically like a frat house) which plays wall rattling music all night long. Front desk staff and management act like airheads and do not give a single care about any issue I ever brought to their attention. Leaky pipe in parking garage leaked some unknown liquid on my vehicle’s hood which caused serious damage to the paint job.

When we moved in the unit was disgusting, nothing had been cleaned. We even had poprocks/rock candy stuck to the inside of our cabinets upon move in. They "inspect" the units and charge you a small fortune for cleaning fees but then they do no cleaning whatsoever. Hallways are so ugly and dirty, there are roaches on the stairwells frequently, the elevators break all the time. Sometimes both are broken so if you live on a higher floor that's just tough luck.
They tried to charge me for a dirty bathroom when I hired a maid service through them that guaranteed no cleaning fees. They did credit the money back, but it shows that they just charge you for random cleaning fees regardless of what you do. There's no way the bathroom was dirty if I literally hired a maid service, they made that up.
The apartment is a low-quality build in general, you can hear everything through the walls which is super uncomfortable. The gym is stuffy, hot, and way too small. The treadmills also break all the time so sometimes there would only be one working and I would have to walk to a UT gym to work out. Also, something to consider: this place is right next to the 21st street co-op. They will do drum circles at odd hours of the night, my roommates and I would wake up at 4am sometimes (yes, on week nights as well as weekends) because they will randomly scream or do chants. There were some nights where we couldn't sleep for hours because of the noise. Not the apartment's fault, but the co-op being next door seriously undervalues this place and in my opinion makes it not worth what it costs to live there.
Other apartments in west campus charge similar prices for better. Don't lease here unless you have no other option, easily the worst place I've lived in west campus so far. The cherry on top for me was that when I paid my last cycle of bills (they add up 2-3 months of bills and charge you all at once at the end of summer), they charged a $19.95 processing fee for ANY form of payment. Read moreThe apartment was built in hurry due to delay in construction deadline. While they accommodated residents well while the building was being constructed, the building itself is poorly built. The foundation is not leveled, so the whole building is not leveled. When I was signing up for this apartment, the staff assured me that all my furniture will fit in the "living room" and that there would be big windows, which were complete lie. I'm not sure if she knew what she was talking about, but I could not fit my couch, tv table and coffee table in the living room. For my unit 201, the floor, wall and ceiling are very uneven throughout the unit. Because there are gaps between the wall and the floors, the insulation is pretty bad. My electricity bill was higher than I expected. For about 8-10 months, the unit would flood because the water from the poolside would flood into the hallway and then into my apartment. I made a service request back in the day, but they processed it as complete without doing anything about it. They finally partially fixed the problem after I complained several times. The unit still floods when it rains heavily, but not as much as before. I also have an unfinished hole on the ceiling for some odd reason. I made a list of things that needed to be fixed on the move in day, but no one came to fix anything. I just gave up and have lived with a hole on the ceiling. The walls are pretty paper thin too, I can hear other unit's phone vibrate and have mistaken for mine. Only plus side of the apartment is probably the pool and the staff. I don't really use the tiny pool and I pay rent to live in a decent place, not customer service. Greystar just handed over the complex to a different company recently, so I'm not sure how the new company will handle situations. For the same price, I believe you can find an apartment that is built better even though it might not be as new. This place did not seem new at all...
