PS: stay away from 449 the ceilings are super thin. You will loose your sleep here. We have been staying here for 4 years now. We loved this community so far hence even though they increased rent crazily for 3 years we still continued staying here. Now we are regretting our decision. Recently they furnished upstairs unit with wooden floors. The new tenants when they walk out unit literally shakes off. It is like earthquake. The noise is too loud to ignore. The tenants keep walking throughout the night God knows what they do. We are not able to sleep because of walking sound. We have reached the management. The management initially asked neighbor if they are loud and ofc they said no. The office closed the case. We again opened the case with audio proof, we had called patrol police twice in night. The office is still not doing anything except than telling us to adjust with noise with white noise machine. I have asked them for roof inspection but they keep asking me to ignore the noise. How can I ignore the noise? Why don't you come and experience yourself? This is purely management fault that they didn't put padding between wooden floors. Despite that they take hefty rent and tell tenants to keep suffering. We have asked them to come and see the noise but they don't want to come. We have asked them to shift us to another unit but they don't want to do that. All they want is take HUGE money for old house and let tenants suffer alone. Due to bad sleep I am having medical issues. Who is responsible for health impact due to your stupid renovation? I will never recommend this community anymore. Just stay away. There are better homes with less rent nearby.
UPDATE : I live at Avalon Maydeanbauer and not in San Diego. Despite multiple complaints the leasing office hasn't done anything regarding upstairs neighbor. The neighbors are rude not responding to management and not co-operative. They are not even opening door when we walk to them to explain the issue. How immature and insensitive people they are! They walk around with their heavy footsteps during night at 2 AM, 4 AM anytime. The person plays loud music with vibrations until 4 AM. Still the management is not taking any action. Read moreI lived at 6 different downtown Bellevue apartment communities after finally settling down here at Avalon Meydenbauer where I’ve enjoyed living for over 4 years in a 2 bedroom apartment overlooking Bellevue Way.
I love the many soft perks living in this community! First, the staff and front desk are consistently friendly, helpful, and inviting. Recently there was a change in management which has so far resulted in greatly improved organization of services, outstanding maintenance with 1-2 hour response times, and more frequent and detailed communications to residents.
The new management is very communicative especially in regards to changes in policies and listening to my personal concerns. They have also installed a brand new high tech gym, a high tech package room, and fully remodeled high tech lounge area. It feels fancy and new to me.
Maintenance had always completed my requests within 72 hours but now it’s much sooner. They also take a lot of time and care to make sure that all of the common areas are clean, tidy, and as of recent: regularly sanitized!
You also can't beat the location. Living here, I am in the heart of downtown Bellevue and I can very comfortably and safely walk at any time of day or night to: transit, dozens of restaurants, two movie theaters, three shopping malls, three grocery stores, parks, trails, a museum, a marina, and a 7/11. If you are a late night owl like myself, there are a handful of restaurants within 2 blocks of here that stay open until 1 or 2 am.
The only concerning matter sometimes is the smell of grocery store waste when walking along the sidewalk that runs along the east side of the building. It’s better to use the sidewalk across the street in front of Chipotle or else walk through the building as an exit/entrance and elevators are at the NE corner.

Downgraded to 2 star. Even now the Elevators here are highly unreliable. Basically the elevator vendors are incorrigible and the management is not taking any effort to find reliable vendors. They cannot even provide a time frame on when the elevators would be fixed. If you are someone who has mobility issues or dependent on Elevators I would not suggest this apartment.

The elevator has been fixed and now it has been running continuously (without issues) for 3 months now. Hopefully it runs without issues. Updated rating accordingly.
The Maintenance staff and leasing office staff are good. But the building has one of the worst set of Elevators in the area. Main elevators are always broken and has not been fixed for over a Month. People who have difficulty in walking can forget about this place. I specifically leased in one of the apartments near Elevator as my wife has difficulty in walking, but that elevator has been down for over a month with no fix in sight and no Estimated time for repair. Now to go to the working elevator we have to walk atleast for 10 mins. And even after repairs I have noticed that it breaks down after a month or a few weeks. Out of the 6 Elevators in the building atleast 2 or 3 are always down. Wonder what kind of quality check these guys have in the building.
