Review for Santa Monica Bay Club owned by Beverly Hills Properties.
This is the worst place I've ever lived at. My apartment is my home and should be a sanctuary of peace and tranquility. But one can never be at home with an unreliable, unhelpful and untrustworthy apartment manager. Don't waste your hard earned money on this place.
The manager, Lazar, is an offensive LIAR. Right after I started living in the unit, my boyfriend and I noticed very loud thumping noises coming from my neighbor's unit. Her TV is turned on for almost 9 hours a day in the bedroom. It's so loud that I have to shut the doors to my bedroom and bathroom just to get some peace and quiet in the unit. Because of the noise, my bedroom cannot be used between the hours from 12 pm to 2 pm and 4 pm to 11 PM.
I called the manager 15 times over 3 weeks about the noise. He never returned my calls. I finally stopped him in person. He knew about my calls but never bothered to return them. He told me to speak directly to my neighbor. I refused as that's his job. So he told me to go with him the next day to speak with her. The next day I find out that she's hard of hearing and her hearing aid batteries most likely aren't working. But Lazar refused to help and told me to call the police to handle the problem. I gave up and just accepted that I live in a very expensive studio instead of a 1 bedroom.
About 7 months later, I receive a warning letter about my confronting my neighbor about the noise. It stated that if there are any issues with neighbors, I should contact management directly. Can you believe that?! I did contact management over 15 times 7 months ago. And I gave up 7 months ago when Lazar was so unhelpful. Then, he falsely accuses me of harassing my neighbor 7 months later.
There are so many more things Lazar lied about. I haven't had a working heater for the last 12 months because when I moved in he said none of the heaters in the unit work but he can give me a small portable heater as a replacement. I just found out that it's against city codes to not have a working heater in the unit.
He also lied about how the intercom system does not connect with cell phones. So I haven't been able to buzz any of my friends in. A few months ago, I saw a neighbor buzz himself in via his cell phone. I asked him about the cell phone connection and he said Lazar lies about everything.
Lazar also won't give tenants the building entry code, but his rowdy friends who come to play ping pong every Friday and Saturday night enter the building with the code. He also lets his friends and family use the vacant spots in the parking garage. Who knows how many of his people have the garage and building codes.
Stay away from this place if you value peace and quiet, a safe and secure building and an honest and...

to whom it may concern,
I hope this email finds you well. I am writing to seek urgent clarification and assistance regarding a significant discrepancy in the terms of my lease agreement for my residence at 2230 S Beverly Glen Blvd, Los Angeles, Apt 306.
Upon beginning my tenancy on September 1st, 2023, I was assured by the building manager, Marlin, that my monthly rent of $2,899.40 included a parking space. This was a key factor in my decision to rent this property. However, after three months of residence, I was informed that I must pay an additional $100 for parking, and that my original lease did not include a parking space.
This sudden change is not only surprising but also contradicts the initial verbal agreement and the terms discussed at the signing of the lease. The manager indicated at the time of lease signing that the specific parking slot number would be assigned later due to administrative reasons. Recently, I have discovered that the lease document has been manually altered to indicate that no parking was allocated to me, which starkly contrasts with our original agreement.
Furthermore, despite repeated requests, I have not been provided a copy of my lease agreement. This situation has left me in a precarious position, especially with the recent threat of eviction should I fail to pay the additional fee.
To support my claim, I have voicemail records from Marlin that explicitly state that a parking space was included in my rent of $2,899. I was under the impression that my lease agreement reflected the same.
Given these circumstances, I respectfully request your immediate intervention to resolve this matter. I seek clarification on the following points:
Confirmation of the original terms of my lease, specifically regarding the inclusion of a parking space in my monthly rent. An official copy of my lease agreement was signed at the commencement of my tenancy.
Guidance on how to proceed with the discrepancy in the lease terms and the additional fee being imposed. Your prompt attention to this matter is greatly appreciated, as it is causing considerable distress and inconvenience. I look forward to a resolution that upholds the integrity of our original agreement and ensures fair treatment.
Thank you for your understanding and...

She has been harassing my family DAILY for months now. Cursing at us, yelling racist slurs, smashing things and loudly banging on her door whenever we go in and out. She has been stalking us from her apartment. She slams her door so loud that our whole apartment shakes. We have reported this and asked for help from management countless times but they have not taken a single action, and havenât even asked her to stop. It has been months of this nightmare. Despite being respectful ideal tenants on our part we have not received any help from management, partly because we are not Korean. This crazy woman is extremely loud with her doors and banging things in all hour of the day. After many complaints about the noise the manager hasnât even bothered to talk to her about it. Lazy management company. We are evaluating our legal options. I blame the management for tolerating and encouraging this kind of ugly behavior. It has robbed us of our peace and a sense of safety at our home. We are always scared thinking she might attack us as she has confronted us in the hallway and said she wanted to fight us. Management has been alerted of everything but has refused to take any steps to solve this situation. After months of requests for help, management have taken zero steps. They ignore emails and calls for help. The management is completely useless. They operate like slumlords. Do not rent from them. They rent to crackheads and criminals and make life miserable for regular people...
