I lived at University Walk in Summer 2023. Here are my thoughts during my time at U Walk: - Maintenance, Garbage, Parking: Maintenance at UWalk is actually great. The guys are nice, they quickly respond to service requests. Our AC went out and while we waited for a new unit they put a temp unit in. During the week they usually will respond within 24 hours. The maintenance at UWalk is actually one of the better parts about this complex. The dumpster for the complex is in the back left of the complex, so if you live in the front or on the right side its a little walk to throw your trash away. Sometimes it stunk pretty bad so if you live in that closest building it could smell potentially in the hot months. Parking is great compared to other complexes, its convenient and easy to find a spot most of the time. They did not charge me for parking. - Pool, Gym, Front Desk: The pool was great for the bulk of the summer. However the last month I lived there the pool was green and closed due to a pump issue, hopefully its better now. The pool is better than most other student housing pools ive been too. The gym is okay and typical for an apartment complex. The front desk staff are great and helpful, they respond to emails quickly, its easy to pay rent, its easy to pickup packages. It can be annoying if a package gets delivered while they are closed because you have to wait in order to pick it up. - Roaches: UWalk has roaches. Many apartment complexes in Charlotte have them but UWalk definitely has an infestation. When I moved in we had no food being kept in our unit for the first little while and I would still find them in our unit late at night in the kitchen. I killed multiple roaches in my bathroom when I first moved in and even in my bedroom. It was disgusting. Because I sublet I think the people living there before me had to be dirty so after a while of constantly cleaning and trying killing methods we got them under control in our unit. But this isnt a one unit problem. The whole complex has them, they are outside in the parking lot, near the dumpsters, and in the outdoor walkways in between buildings. I lived on the first floor and so it may be better on the upper levels but the place definitely has an infestation. - Renovations: About a month into my lease, U Walk began renovations to my unit. In all proceeding correspondence about the renovations it sounded like they would be some quick renovations. This was not the case all. The crews wrecked our place. Our stuff was not put back where they moved it from even though they said they would do that. The place was a mess, I had to move into my parents home for a few days because the place was practically unlivable. Then, during the course of the renovations they destroyed multiple plants that had been securely placed in the middle of the room. Since they had been spraying the walls with paint they got paint on my belongings. The situation was a mess. When I contacted UWalk about the damaged items I was put in touch with Sarah Langsford the Assistant GM and Javier Roscoe the GM, Sarah said that she couldn't do anything to help with the damaged property and Javier sent me a $10 amazon gift card. $10 did not come close to replacing the broken pots and damaged suitcase. What a joke. - Cost: I was paying $649 for the summer and rent has increased since I left. Honestly I feel like this is too high of a cost for what you get. The complex isn't that nice. I never received a refund for having to move out during the renovations and never received payment for the damaged items from renovations. Additionally when I moved out they hit us with a $100 utilities charge. Bianca would not/ could not provide me with an itemized receipt for this charge so I just paid the $20 bucks. Overall I would definitely say that the high rent is not worth it for the fairly average apartment complex experience. I believe they can nickel and dime you if you don't stand up for yourself. Ive heard from others that if you get parents involved in disputes they will change up, so keep that in mind.

I would give it zero stars if I could. Lived here last year and it was a nightmare. Carpet beetles, roaches, mold, earwigs - you name it. Disgustingly dirty at move in, there were literally old popsicle wrappers under my desk so I know they didn't clean it. They also don't remove command strips or anything and literally just paint over all of it. There was literally hair painted into my wall in the bathroom. Management was horrible. There were also a lot of mystery charges that did not add up with the electricity costs, our neighbors were saying they had the same problem. Added just a few photos from when we moved in to our uwalk apartment (this is literally the condition the apartment came in), the carpet one is just a corner of the carpet to show you how dirty this place was. Do not live here, the cheaper rent and the location aren’t worth it. Update: What’s even worse is the carpet beetles from this hell hole have followed me home and I am still dealing with getting rid of them 2 years later.

It is now February, and I still have not been contacted about my application that I sent back in September 2020 for Spring 2021 housing. However, corporate has replied to my review, saying that they will use my review "to improve". At this point, I don't care if they "improve"; they still took my money and did nothing with it except write a reply that took no more than one minute to write. Extremely disappointed, will not recommend to anyone. Appalling.

If I could give zero stars I would. Lets start this out by explaining when I first moved in, I was 17, a minor, this was obvious to American Campus Community, and my first roommates who apparently "matched" my interests on the survery to find roommates through huge parties . Every weekend was a party with 100+ people drinking and doing drugs in my apartment, I called delta and they never showed except once! Skip to when those roommates move out, according to ACC when someone moves out, the locks are changed, myself and the other girl living here were never told when that would me, we never recieved a phone call, email, nothing. So when myself, who was 17 at the time, came home from work around midnight to find a sign on the door that said "The locks have been changed. Please come to the front office to get new keys" Well this happened right before xmas, so when I tried to go to the office to receive new keys. They were closed for the holidays. I didnt have access to my apartment for roughly four days. 17 years old and it was the middle of the night I had to call my older brother to come pick me so I had a place to sleep. Fast forward to January when my two new roommates move in. One girl is very quiet, doesnt get in anyones business and keeps the apartment clean. The other, comes in at 9am yelling to whom i presume was her boyfriend about how ugly the apartment is, how depressing it, and then finally said how she would awful we all must be for the apartment to look like this. A few days later I notice her boyfriend hasnt left yet. I thought maybe hes staying to help her move in, it is now May when I write this, so hes been sleeping here since she moved in during January. On top of this she opened everyone's mail adressed from the office which were are rent reminders with the amount and perspnal info, and posted them on the whiteboard of our apartment, then writing "Pay your bills" next to the posted papers. A few days after that Im sick and doing laundry. I fall asleep while my load is in the washer and when I wake up my roommate had thrown my stuff in the washer on the floor to throw her stuff in. Skip to a few more days in when I smell smoke coming from her room and see it coming from the crack of her door, i had yet another roommate doing drugs. Finally i file a complaint to ACC, i tell them everything from her boyfriend living here, to the drugs, to the rude behavior. They reply within a few days and tell me my options, move out without fees, move into a sister location, have Delta police come talk to us about a anonymous report, or have a roommate meeting to talk. I thought about it and decided to move to a sister location. During the time in between ACC sent us a letter about us doing drugs, as well as sending delta police over, it was supposed to be anonymous but they only used the names of myself and the troublesome roommate. Making it clear who reported it. After they left she stormed back into the room and a few days later while I had company over, her boyfriend who was still living with us said very loudly "he was going to smack the white girl who reported them" (myself being the only white girl and it being obvious I reported her) I felt very threatened and left my apartment for the night to be away from him. American campus and I discuss my transfer, I print out all the papers, sign them all, fill out all the paper work the sister location needs and waits for my transfer. That was in February, as I stated it is now March. ACC has never contacted me again about a transfer, never emailed me, never called, or never bothered to check on the situation. Instead they left the horrible situation to get worse, over the month she has been very hostile as well as her boyfriend. He comes and goes whenever he pleases, lets his friends into our apartment, and occasionally has her keys. And on top of the this, it is not safe! I have a video of drunk boys hitting glass bottles and cans with metal poles in the complex and delta never responded to my calls! Moving out today!! Awful place to live! Look for...

Edit: Here is proof from the email that the space is virtually unlivable (it was for two days since flooring was not completed in one day)

"Access in/out of your unit will be next to impossible. Once glue is down, you CANNOT walk on it, and the crews CANNOT stop! This glue will have a strong odor as it is applied, but it will subside after a few hours. Crews will do a final cleaning of the new products installed. They will NOT clean up your spills/messes on flooring and/or appliances/countertops…only construction related dirt/debris. Property Management staff will then be coming back to inspect your apartment upon completion to ensure that quality work has been done, and you are satisfied."

Property management did not come by, nor did they send us an email stating that the renovations were complete. Construction also did not clean up dirt and debris like the email said and many surfaces were left with dust all over them, also my sister's bathtub had water in it where she was storing things and the drain was plugged. My other roommates furniture was damaged beyond repair. I have found multiple loose screws around the floor waiting to be stepped on as well. The fruit fly problem is worse than ever since doors were left open constantly for at least 4 days

Edit: We are now in the last month and a half of our leases, and they are kicking us out to do renovations with no accommodations provided. Fortunately for me I have friends that will let me stay with them for several days but I feel sorry for people who don't have a car or anywhere to go. I was told by an office worker that we could "use the amenities (gym/pool)" but I doubt anyone wants to sit there for several days 9 hours a day especially since it is raining all day tomorrow when they are beginning renovations ( no offense to the office worker as she is just the messenger). Emails say leaving the apartment is "strongly recommended" as you wont be able to use your own bathroom, will be in the way of the workers, and access to electricity and water will be shut off. The unit will be hazy with all sorts of chemicals hanging in the air (nevermind anyone who has asthma or respiratory issues), but since they didn't straight up tell us to get out they don't have to provide us reasonable accommodations. Instead of doing renovations when most people's leases end (July 31st) as it is a student only complex, they chose to do it while we are still here and paying for rent so they don't lose any money but who cares how it inconveniences us. In a nutshell, we have to pay for rent, get out of their way, and they expect us to be "excited" about it as all the emails state when most of our leases end in a month and a half and its more of an inconvenience at this point since we won't be able to enjoy the updated rooms for long at all. They don't want to waste any money renovating after people have left because then people wouldn't be paying to live in the apartment currently, but were still paying for rent even though we arent living here for several days which is probably around like $60 I could be saving. They don't care about the current tenants living here or how it disrupts our lives, just how they can make the complex more appealing so they can raise rent for newcomers. Fortunately for me I don't have a job at the moment so but rip to the people that do. And for that reason I am dropping my original review to one star.

For $650 a month its not bad I guess, however most of the appliances in the apartments have problems. I have had to put in many maintenance requests, the fridge, washing machine, dryer, toilets and dishwasher have all had issues. Had to message management for a month and a half before someone finally replaced our dishwasher. Don't get me wrong, the maintenance guys are really nice and get the job done but the management is lacking. Also, utilities are included in the price but if you "go over" which they wont really tell you if you do, you'll just see a new charge appear without an explanation for why it's there. The carpets are really grubby...

Because I sublet I think the people living there before me had to be dirty so after a while of constantly cleaning and trying killing methods we got them under control in our unit. But this isnt a one unit problem. The whole complex has them, they are outside in the parking lot, near the dumpsters, and in the outdoor walkways in between buildings. I lived on the first floor and so it may be better on the upper levels but the place definitely has an infestation.

Renovations: About a month into my lease, U Walk began renovations to my unit. In all proceeding correspondence about the renovations it sounded like they would be some quick renovations. This was not the case all. The crews wrecked our place. Our stuff was not put back where they moved it from even though they said they would do that. The place was a mess, I had to move into my parents home for a few days because the place was practically unlivable. Then, during the course of the renovations they destroyed multiple plants that had been securely placed in the middle of the room. Since they had been spraying the walls with paint they got paint on my belongings. The situation was a mess. When I contacted UWalk about the damaged items I was put in touch with Sarah Langsford the Assistant GM and Javier Roscoe the GM, Sarah said that she couldn't do anything to help with the damaged property and Javier sent me a $10 amazon gift card. $10 did not come close to replacing the broken pots and damaged suitcase. What a joke.

Cost: I was paying $649 for the summer and rent has increased since I left. Honestly I feel like this is too high of a cost for what you get. The complex isn't that nice. I never received a refund for having to move out during the renovations and never received payment for the damaged items from renovations. Additionally when I moved out they hit us with a $100 utilities charge. Bianca would not/ could not provide me with an itemized receipt for this charge so I just paid the $20 bucks. Overall I would definitely say that the high rent is not worth it for the fairly average apartment complex experience. I believe they can nickel and dime you if you don't stand up for yourself.
