Iâve lived a One Clinton Park for nine months. Living here is a mixed bag. I toured four apartments before moving to New Rochelle and I think that I made the right choice. Will I renew my lease? Possibly.
The Good: The views from my South-facing apartment are spectacular. I have views of the Sound, the Whitestone and Throggs Neck bridges, and the Manhattan skyline. The view is the main reason that I chose to lease at One Clinton. It probably has best views of the apartments in New Rochelle, aside from 2 Clinton Park. With floor to-ceiling windows, my bedroom and living room are bright during the day. (There are pre-installed shades, so sleep and work are not impacted.) The location on is excellent. The building is a 7-minute walk from the train station and within walking distance of seven nice sit-down restaurants. The building has plenty of amenities and is usually well kempt. I particularly enjoy the light-filled gym and lobby with announcements and real-time transit information on loop. The coworking space and speakeasy are very useful for when I have to vacate my apartment during a cleaning or repair.
The Bad: There are real problems in the building, and, for whatever reason, management fails to correct them.
In July, a pipe burst on the 19th floor which affected 24 units. Maintenance began repairing my (minor ceiling and wall) damage 6 weeks after the pipe burst. Last Friday night, the buildingâs air conditioning system shut off. (To their credit, management quickly had technicians on-site and the issue was repaired within 12 hours.) One of the treadmills has been broken for 9 weeks. Last month, the air conditioning cooling tower malfunctioned and many units / common areas were left without air conditioning. In June, there was also a leak that effected the yoga room. (Both have since been corrected). Maintenance problems being a reasonably common issue here. When the water leaks occurred in July, my electricity bill for that period suspiciously rose by 50%, when they happened to be constantly running fans to dry up the water. The same thing happened to several other residents. Many tenants, including myself, find the utility billing process to be questionable and opaque. Tenants are constantly complaining about their vehicles being damaged in the garage, which is valet-only parking run by ProPark. The third floor is home to most of the amenities, including the speakeasy, the gym, the yoga room, and terrace with grills. It is also home to an outdoor dog park and indoor dog wash. Many tenants fail to clean up after their pets (and management fails to enforce cleaning rules), so the common areas on the third floor sometimes have a foul odor. As I see it, the is more of issue of a few inconsiderate pet owners. I would like to see management fine a few violators though.    Read moreOne Clinton Park has a bad reputation for having the worst building management in New Rochelle, despite it being one of the most beautiful buildings in the city. I have lived here for almost 3 years now, and the management gives permission to 3rd party vendors to come into your apt without supervision including non-emergency situations.They say their lease allows this, but we have talked to multiple lawyers and showed them our lease. All the lawyers have said this is illegal in the state of NY. They have walked in on me half naked and without knocking. I had to file a police report. This has happened numerous times. Each new manager they hire, has assured us it would be the last time for mistakes like this to happen and then it happens again. Other tenants, especially female, have complained about the same exact issues (some even worse than what I've experienced.) This is the main reason why other tenants of the building I've talked to, refused to renew their leases here. There was also a period of time when many tenants were openly saying they couldn't wait until their lease expired so they could get out of here. Valet has also been known to give personal information on tenants who live in the building to others including to construction workers across the street. Majority of the tenants here all hate the valet for multiple reasons. Its frustrating, because its hard to get a straight answer from anyone and the management has a very bad attitude sometimes. I went on apt tours to all the other main New Rochelle buildings, and once you tell them you're coming from One Clinton Park, the leasing managers all have the same reaction. They always hear bad comments about the management from unhappy tenants at One Clinton who are looking to move out. I do love the building and I did have to move to a new unit, because they had flooding issues which effected my unit. Even with all the property's infrastructure issues, I could overlook it, but the privacy is not existent here. If you work from home and work with sensitive information, this is not a safe place to do that. They enter your apartment for many non-emergency issues, but when there is a real emergency, like when multiple floors of apts got flooded, they didn't come until 2-3 days later, but if they have to "check" something or change a filter, they're coming inside without your permission. The building also has electric locks, not key locks for the front doors of units. One time the battery for my front door lock died and it wouldn't lock anymore. I had to call back to back all day, because I couldn't go out to work or sleep with my front door open. They said this isn't an emergency and I had to wait a few days. I refused and eventually someone came to replace the battery. It's a really weird system that they have going on here, and for being one of the priciest buildings in New Rochelle, they shouldn't be having so many mediocre...
   Read moreUPDATE: I moved out last April finally, after property was stolen out of my car from the valet (an issue other residents have complained about in the past too) & continued issues with the property management. They hired a new company, but nothing has changed. Always excuses never solutions at One Clinton Park. The property owners must be corrupt because its impossible theres this many residents having ongoing problems & lawsuits filed against the property. I've been trying to get my security deposit back since I moved out almost 6 months ago. I now understand why all my neighbors who moved out have said its impossible to get your deposit back. They send checks that bounce- ALL THE RUMORS ARE TRUE. I have been emailing & calling back to back to get my security deposit check. The check either somehow never gets delivered & when they do, they ALWAYS BOUNCE. In the state of NY it is illegal for property owners to hold your deposit for more than 2 weeks after move out! ALSO, make sure the incentives they promise you are actually on your lease when you sign. They "forget" to add those too & go back on their word constantly. TOO MANY GAMES. Anyone they do hire who is good in the property management ends up leaving after a few weeks because its that bad. I have lived here for 3 years, all the positive reviews are never from real tenants. They just ask friends & workers & people who take tours to leave positive reviews for them so their google stars stop dropping. Come to the building and ask the residents yourselves. The corruption, games & complaints are endless for everyone.
The building has 100% access to your apt anytime for any random reason including non-emergency reasons. It feels like you're living in a college dorm. They lie all the time and say "they give you a warning" which is completely false and I have proof of it! They walked into my apt when I was naked changing and didn't knock. It was also a 3rd party company of 4-5 men who walked in on me! 3rd party companies also have access to your apt without the leasing office's supervision! I had to file a police report because the leasing staff said its in the lease for them to do that and their only question to me was what were you wearing? The leasing office will tell you everything you want to hear except the truth and when it comes to fixing real problems they BS you. They never apologize for anything. The staff is so dishonest. Now I have extreme paranoia every time I hear the lock on my front door click since the locks on our doors are a digital keypad not with a key. I even wake up in the middle of the night or early morning hearing some noise near the front door thinking someone is gonna walk in...
