If you are a freshmen looking for housing DO NOT come to university suites it is not WORTH youâre MONEY!! Upon arrival you can expect the living area to be disgusting as well as your room. They do the landlord special when fixing things, their âmaintenanceâ men are people who look up on YouTube on how to do things. Trust me Iâve seen this first hand. You can expect poor management of their apartment complexes, slow maintenance (if you put in a request for something to be fix they take weeks to do it), you can also expect things to be done half assed. Oh and you can expect mold!!!! Our whole unit had it and they did nothing about it, we were the ones who had to get it fixed ourselves they told us. I have medical bills as well as pictures of the mold! My roommates and I were sick for months!
I wish I had taken pictures of the apartment when I had first entered, so future residents make you take PICTURES!
The reason I am sharing this with this post is because the same situation had happened with me. When I had initially did my walk through with Rachel she told me my room was âperfectly cleanâ and that there was nothing wrong with the area. The only charges they charged me with was the common area. (Which they always do this with shared areas) the total came to 63 dollars which I had signed off on with my signature in orange. On 7/20 they had used orange pen to write down things they had seen with me that was wrong with the apartment which I signed off on. After you sign off on the paper they are not allowed to add anymore charges! Almost 3 months after I had moved out (which is today) they had emailed me stating that I owed 278 dollars. They stated I had stains on my carpet and it needed replaced. I asked for the copy of the walk through paper. In blue pen they wrote down all these other issues & charges that I had no knowledge of. I asked them to send me the pictures and they did and it was two stains on the carpet, funny thing is is that I had gotten the stains up when I did my final clean. The pictures were from weeks before, they had taken pictures in my room without my knowledge before I even cleaned the area. (My belongings were still in the room) Which is inappropriate.
They also give out private information such as your lease information. I had the idea of resigning and found out through my one roommate that one of our roommates went to the leasing office and asked them if I had resigned and they told her I didnât. She eventually went on Facebook and put my room up without my knowledge. I was then told when I was going to resign that I couldnât because my room was already taken. Mind you I had 4 months left of my lease! They had also rushed me out of my apartment, constantly calling me a month prior to clean my room because they wanted to do a walk through. They had also charged me a full months rent when I was only there till 7/21, I was never refunded. All and all DO NOT COME TO UNIVERSITY SUITES!!! Whether itâs with the people at the front desk or maintenance. Starting with the people at the front desk! I was dealing with a lost package I went into the clubhouse and talked to Rachel. Her response to my lost package was she's not opening up all of the mailboxes to find just my missing package. So thankfully, my personal package showed up to my unit once found. If you get locked out of your room or unit donât even bother calling emergency maintenance because it is Alex, and you will have to Venmo him $50 to his personal account. As for maintenance, good luck and expect them to leave your front door open. The Suites sends out a text message letting you know maintenance will enter your unit sometime during the week. When they show up, expect them to leave your front door wide open the whole time theyâre working. Anytime maintenance was in our unit the front door was kept open, even though we had animals in our unit and have stated to them that this was a reoccurring issue. (picture below) Maintenance will scuff up your walls and will not clean up any mess theyve made while in the unit. Got plenty pictures of that listed below. In September of last year, my bathroom ceiling started leaking. All they did was bring me a fan to blow on the ceiling. Nothing was fixed so I put in another maintenance request, and instead of fixing anything they just put a patch of wood over it and called it fixed. They kept this piece of wood in my bathroom the whole time I lived there and nothing was else was done. My year lease finally ended over the summer in July. University Suites shouldâve sent me a cleaning fee within 30 days of me moving out. Instead I didnât get a cleaning fee until October and they were requesting $169 in cleaning fees for our unit. Which is well over a 30 day period so how can I be charged MONTHS after I moved out, it was 84 days after I moved out of my unit. Mind you we still had somebody living in the unit and all three other roommates that moved out got charged a different cleaning fee, all roommates were charged differently for the common area clean up. As a parent, Iâve become involved in this situation after thoroughly reviewing both the move-in and move-out pictures and documentation, along with additional reviews and a Better Business Bureau complaint. Based on this information, it is clear that the management of this property is taking advantage of students. They appear to be in violation of several laws, which I am currently exploring with legal counsel.
One major concern is the charging of fees well beyond the 30-day post-move-out period. Additionally, it seems that these fees are not being used to repair the items in question. Units are reported to be dirty upon move-in, yet tenants are charged excessive cleaning fees upon move-out, creating an unfair and exploitative situation.
In our case, as an example, my wife personally cleaned the refrigerator on the day of the move-out inspection. She even took all of the drawers out of the refrigerator, put them in the sink and wash them individually. However, the property manager inspected it and falsely claimed, âthis is not clean.â This was a clear misrepresentation, suggesting a predetermined intent to impose additional charges.
I strongly advise other prospective tenants to exercise caution and ensure thorough documentation throughout their lease to protect themselves against these practices.
