
Another Edit: There has been a false alarm with the fire alarm system for 2 hours now. There been no fix, no notice, and the fire department showed up and left with the alarm still going off. This has been a pattern with this apartment complex that doesnāt appear to have been fixed from a few years ago. All this does is make people distrust the alarm system and end up endangering their lives because the complex cannot assure the system will work properly. That is a horrible approach from the property management and will end up getting someone killed one day when there is a legitimate incident
"We understand that parking has been a matter of concern, but we are confident that this change will enhance your convenience. We have added reserved parking spots at the Douglas and Royal Garage. This new arrangement will ensure that each resident has a designated parking space, alleviating concerns about parking availability."
However, this new arrangement has only increased issues because these formerly free spaces are now being sold for $50 (down from the previous $75 when I first moved here before the parking spaces were adjusted to increase free spaces) a month including one that apparently is for electric car charging with which I find extremely egregious and greedy on behalf of the owners because both chargers when I first moved here, this was the 1st time that left electric car charger was deemed a reserved parking space. There was a reason given for the re-increase of reserved spaces as stated above but I have not seen any stated process for how they determined how many to reserve. The owners of Preston Hollow Village is determined to pull blood from a stone.
It really is a shame to leave a bad review for this place because outside of this glaring issue, it still is a great place with an honestly good maintenance and management staff (Usually very responsive but there has been some slowness but it's bound to have some lowlights over 3 years) but greedy decision making and passive aggressiveness at the highest levels of the company will end up ruining this area.
When I first moved here in 2021, our lease did not have line in the Parking section that said parking was not guaranteed and in 2022 it was added to the lease, so anyone moving here be aware of this change within the past 3 years.
So for this review, Iāve edited to be a bit fairer. We had the apartmentās fire alarms alert over the weekend (Sunday morning/Monday morning both) during the night, once for a legitimate small patio fire and the others on what appears to be false alarms for about 5 different total occasions. They unfortunately take a period of time from short to up over an hour to resolve the alarms. This has happened on several occasions since the winter storms in Feb ā21 in relation to the plumbing.
Aside from this extremely glaring issue thatās occurred on back to back nights, itās a good, secure place to live with a TJās in walking distance along with some other shops and restaurants

I love not having to deal with any home repair issues or even changing a light bulb myself and that we still get to be in our neighborhood. And, I love love love the Nest thermostat and Sonos wifi speakers.
Our little village feels āneighborhoodieā; people are super friendly and many of us have lived here for a while. Sure, there are trendier areas of town to live in, but for me, this is perfectā itās a great location, truly central to all the things, and itās quiet and safe enough that I can let my 10yo run around a little on her own (something that wouldnāt be an option in Uptown). Having Trader Joeās and all the restaurants here is super convenient, but my favorite neighborhood aspect is how dog and family friendly PHV is. There are two huge dog parks and a little dog park, and several stores keep watering bowls out. People are constantly out with their dogs; if you donāt have a dog but love them, this a great place to get your pup fixā there are dogs to pet everywhere!
I wonāt pretend like living here has been without issues. These buildings are new construction and have had a few kinks to work out. Then, there are the typical building/neighborhood issues youāll find anywhere. But, what I will say is that, in my 2+ years, Iāve never had any issue that I wasnāt totally satisfied with how management and/or maintenance handled it. Iāve been particularly happy with Raul, my favorite maintenance worker and the one who is most often assigned to my requests. From big issues to small, any time heās come following an online request Iāve made, Raul always has a shown up so quickly and heās just the sweetest and easiest-going guy. Heās speedy with his work, but I really love that he never seems in a hurry to get out of here; in fact, he ALWAYS asks me if there is anything else I need and if everything else is good. As someone who is high-risk, I also really appreciate right now during coronavirus that I never see that guy without a mask on, even outside. Overall, Harry does an amazing job leading a maintenance team that is just really greatā just super caring and responsive. If it werenāt for this crew, I probably would have gotten pretty frustrated and not have lived here for so long, but instead, Iām about to sign on for another 14 months.
I have the same feelings about managementā Nina in particular. No residential community is going to be without flaws; what I judge is the responsiveness to matters that arise. I donāt know how long exactly Nina has worked here, but it seems like things have really changed for the better since sheās been the Resident Manager. I imagine that if Nina had been here since the beginning, a lot of these negative experiences and comments from other reviewers wouldnāt exist. On top of handling important issues Iāve brought to her attention, sheās always super sweet and positive. Iāve appreciated how she and her team are always trying to plan fun social distancing events to make the best out of this crummy situation weāre in now with coronavirus. I also have to give a nod to Jordan, the bookkeeper, for always being patient with me. There have been a couple of times where I emailed him and, being so busy and just not realizing, I asked him for pretty much the same exact information he had already provided in a separate inquiry, and that sweet guy just couldnāt be more kind and professionalā he just would respond like it was the first time I was asking, haha.
My life here would only improve if they'd install call boxes for after-hours deliveries and give us stair access because, whether they're working or not, I love avoiding...
Ā Ā Ā Read more10/7.. ELEVATORS HAVE BEEN FIXED. 9/26. Elevator is down again. Well they made it two days. A new record. Latest note to the residents from management. Everything they say is a lie. Elevators have not worked consistently for several years and the smell has been around since they opened the preston to residents. DO NOT RENT HERE Dear Preston Residents, We hope this message finds you well. We're excited to share some important updates about the building with you. Firstly, we have good news! Our freight elevator is now back in operation and has been running flawlessly for the past 24 hours. With this elevator functioning smoothly, we will now move on to repair the lobby elevator. We've ordered new hoist ropes for this elevator, a decision we deemed necessary for optimal performance. We expect the ropes to arrive by mid-next week, and their installation should take 3 - 4 days. Thus, we anticipate having the lobby elevator up and running by Monday, October 2nd. We also understand that some of you have noticed an unusual odor in the building. This is due to the sump pumps being down. The underlying reason for this issue can be attributed to power problems originating externally from our building. As such, in the days ahead, our intention is to drain and clean the sump pumps. We anticipate that this measure will help alleviate the odor while we actively pursue solutions to the power issue. We understand that for those who've been residing with us for some time, these issues may have been frustrating. We want to express our sincere gratitude for your patience and understanding during this time. We know that dealing with these issues has been challenging. Freight elevators are now up for the first time in well over a month but the freight elevator was down for months and guarantee it will go down more that the main elevators. DO NOT CONSIDER MOVING HERE. UNLESS YOU WANT A WALK UP BUILDING. 9/20. Elevators down this morning. Finally up this afternoon 9/19 Elevators are down as of 5:00 pm. A friend of mine who works at Lincoln Properties anonymously told me today that the owners Provident Advisors have no intention of ever fixing the elevators as both elevators need to be replaced.. DO NOT RENT HERE and current residents I would consider moving out. The owners and management company are clearly in violation of the lease agreement.
9/18. Elevators down in the morning repaired and down again early evening. 9/16. Elevators down in the morning 9/15. Elevators down again. (I am not making any of this up) 9/14. Elevators have been down twice today. 9/12. Elevators down again. Stairwell packed with people. Many are going to leave. 9/11. Elevators went down again and an email from management stating they may hire a consultant to help them figure it out or change elevator companies. Lot's of may's and lots of promises but no fixes and yet they still charge luxury prices. Caveat Emptor!!!! 9/10 Addendum. Elevators were allegedly fixed again but...
