I’m not one to typically leave bad online reviews for places but I feel as of anyone potentially moving into this apartment complex should know everything I’ve dealt with in the 2 years I’ve lived here. Since moving in the property owner has changed once and the management company has changed 3 times which has lead to wildly inconsistent management over the 2 year span. EDIT: On top of everything outlined below, my car was broken into and the window was smashed on 4/7/2024. Front gate had been broken and open for over 3 weeks and only after all of this did management get 'serious' about protecting resident's safety. As of 4/22/2024 the gate is broken again and has been left wide open for 3 days straight. If safety is a priority for you, then I wouldn't recommend moving here. Cons - On site storage unit has been broken into 3 times with minimal empathy from the management team each time. When requested to switch units after the second break in, we were given options of already occupied units that it appears the management team did a poor job of tracking. This led to a very awkward interaction when we opened the door of an occupied unit and the owner cane around the corner…obviously she thought we were breaking into her unit. The last time the unit was broken into, the whole row of units next to mine had been tampered with. - A truck next to my car in the parking garage caught on fire which led to my car and another suffering burn damage. The management team was not involved in the resolution and it was never determined if this was arson or not. - My oven stopped working and it took over a month for the maintenance team to fix it. Extremely inconvenient for someone who often cooks at home. - Disorganized management has led to maintenance men attempting to walk into our apartment without knocking and while wearing normal clothes (i.e., nothing representing they worked for the complex). Not ideal for a tenant with a wife that works from home alone all day. - Our unit faces into the pool area which I learned very quick was a mistake. The pool hours are not properly monitored so loud noise and music often continued late into the night, even on week nights. - Similar to the last point the walls and floors are insanely thin. There have been dogs above my unit since I live here that never stop running back and forth at all hours of the day. Owners will leave their dogs on the patio and I’m forced to listen to them whine to get back inside. I’ve heard multiple spouts of what appears to be domestic abuse either in the unit above or aside of me. So loud (or walls so thin) that I could hear every word. Music is played non-stop and the bass vibrates the glasses in my cabinets. - The gates to the complex are constantly out of order which leads to non residents and homeless constantly wondering the property. It’s not out of the ordinary to catch a homeless person sleeping in the gym or the hallway. - The pool in the summer of 2023 was constantly dirty (green water) to the point of not being able to get in for weeks, which is obviously very inconvenient during Texas summers. - Key fobs will stop working randomly on doors, so one weekend I became locked out of the complex while I had visitors in town and the front office was closed and maintenance couldn’t help on a weekend. - AirBNBs are ran throughout the complex and management has put little to no effort to stop it even after the issue was raised directly to the property manager. - New management has implemented a parking system where visitors have to pay to park after hours…as if the tenants aren’t paying enough for their visitors to park for free… All of that to say…rent at your own risk.

Honestly wish I could give 0 stars. Due to the negligence of the management of this complex (broken gates for weeks at a time, building doors that don't shut all the way/don't require our key fobs to get into the building, on site "security" that drives around the complex only once or twice a night then leaves the premises), over 54 cars (& I know this due to 54 incident reports being filled out) w were broken into on April 6th, 2024. This included my own vehicle, which was parked in the very FRONT of the garage right by a camera which I'm almost positive does not work. This mass crime was 100% foreseeable considering the fact that we have had break ins in smaller quantities both in vehicles on the property, as well as UNITS on several occasions since Kairoi has taken over the management here. This is the same management company that has implemented forcing our guests to pay $10 a day to park here, when they can't even ensure the safety of OUR vehicles, let alone theirs. The worst part about it all is despite tenant outrage and attempts to seek reimbursement costs of window repairs and the option to break our leases without penalty, they have done NOTHING but give us the run arounds, only to refuse even the slightest bit of compensation. We have also caught the management team in various different lies, such as the timeline of the gate being fixed for example. 4 days after the burglaries, a resident asked the company who was repairing the gate why it took them so long to come out and fix it, and they said management had JUST approved them to work on it that day. We were told the day of the burglaries (via e-mail btw so this is in writing) that they were waiting on the company to get certain parts to be able to repair it. We should not be forced to live in a place that only fixes issues residents complain about and submit work orders for constantly, when they need to cover their own behinds after a vast number of our privacy and safety has been compromised. We do NOT feel secure where we pay thousands each month to lay our heads. We cannot afford to continue to pay for damages caused by the lack of care/concern of Kairoi, who is currently band-aiding these issues to make themselves look good in order to keep revenue flowing, on top of our rent! Oh! & fun fact about this place. Our last management company did a great job of ensuring that our property remained clean. If you enjoy pet feces being left in the hallways, garage, and grass areas, by all means sign a lease here! Yes, it is residents' job to pick up after their pets, but management should also put in an effort to maintain these areas for those of us who do what we are supposed to. I have also recently been made aware of people having mice & rodent problems in their units. What an overall disgusting joke of a place. 0/10 don't recommend. Happy apartment shopping! *Edit on 4/15/24* 2 more car windows smashed and broken into in the middle of the night but this time, right in front of the leasing office. Since there's plenty of footage/pictures from the mass burglary, I attached a picture of maintenance sweeping up the glass from last night instead as proof that this is STILL an issue even after all of there empty promises of better security.

I’ve lived at Skyline Farmers Market for four years, and I want to share my thoughts about the changes I’ve seen, especially since the management switched from Cortland to Kairoi. During my first year with Cortland, I was really happy here. The apartments themselves are nice, and the convenient location is ideal. The staff was friendly and responsive, the grounds were kept tidy, and I felt safe in the community. Sadly, things have taken a turn since Kairoi took over. Safety Concerns: One of the biggest issues has been the rise in car break-ins. It feels like every week there’s a new report, which has made many of us feel uneasy about our safety. One evening, in particular, upwards of 80 cars were broken into. On top of that, the front gate is often broken, which doesn’t help with the security situation. The property has claimed that they’ve hired patrol officers, but I’ve never seen them. They were apparently already contracted when the huge break-in happened, which shows how ineffective that measure has been. Packages are often stolen or not placed in a locker. Good luck having something delivered and getting home before it’s stolen from your doorstep. The doors to the hallways, which are supposed to be accessed with a key fob, are either constantly broken or rigged by a resident to prevent them from locking. When emails are sent out by the leasing office stating that repairs are going to be made, they either never happen or take place long after the promised time. Cleanliness: The overall cleanliness has really slipped. There’s always trash strewn across the hallways, leaving them stinky and sticky, and there’s constant dog waste in the hallways and on the sidewalks. It’s frustrating because the property used to be so well-kept. Finding dead rats in the hallways is not something anyone should have to deal with, and it’s concerning that it keeps happening. Additionally, the hallways often reek of weed, which is unpleasant. Communication: The leasing office has been hard to reach. I’ve tried calling with questions and concerns, but I rarely get a response. It’s tough feeling like your voice isn’t heard, especially when issues arise. Even with emails and calls, good luck hearing back from them. Parking Policies: Lastly, the new guest parking fees are a hassle. It feels unfair when you just want to have friends or family over without worrying about extra costs. Overall, my time at Skyline Farmers Market has been disappointing since the management change. It’s a shame because this could be such a nice property if it were managed well. However, it truly feels like Section 8 housing at this point. I really hope things improve because it used to be such a nice place to live. Until then, I can’t recommend it to anyone looking for a new home. And to management: Instead of providing a generic response to my message and others, DO SOMETHING about these complaints. Offering to ā€œdiscuss concerns furtherā€ and making unfulfilled promises of change are only hurting you and your brand. Listening to these genuine concerns from residents and acting on the problems—getting management that can actually make the necessary changes—is the only thing that will save you.

Listening to these genuine concerns from residents and acting on the problems—getting management that can actually make the necessary changes—is the only thing that will save you.

Initially, the move in was great. At first I had a unit, then they told me that it was gone, however, they offered me an even better unit. The unit was wonderful, had a gas stove, first floor, super high ceilings, in the front closest to the leasing office with a decent size tub for someone like me that is 5'9. They were great with meeting my needs and staying in communication before I moved in and throughout my stay. That was until the new management company showed up, which changed everything. Although the new company is trying to reinvent the place it still does not offset the rest that was and is still going on.

First off, the gates in building 2 (where the amazon lockers are) never work, you have to walk around to see if another locker works. We just started receiving text alerts and update this past January, otherwise you would not know about the issues. Parking your car is a gamble as you may come outside and see your car along with several cars back windows broken into every week. It has not happened in the last 3 weeks so hopefully the worst is over. I had a leak in my bedroom and I told the front office, they came over and ripped the carpet up and confirmed that it was coming from the bathroom. They then came in opened the wall in the bathroom in two places in May of this year since then I have been dealing with Cockroaches as big as laptop battery. Which is horrible, as I cant deal with bugs AT ALL and to have to deal with that and paying a ton in rent, makes it worse. This is after all the Friday's they came in and treated the unit on the inside and outside. As of September I believe I have seen the last of the bugs, hopefully. The communication to the folks in the front office is super disappointing. The manager almost never responds until it gets to the final resort, Ericca almost never responds to emails however, Meagan will respond and provide updates. Your best bet is to go into the front office in person and sit down with them with every concern. Which is annoying and exhausting, as they are open during the hours I work expect for Saturday, when the manager is not there. My tub has been resurfaced or repainted, whichever, three times, so we will see if it cracks again prior to me moving out in October. The security is lack luster as they say the company patrols at night from 10pm to 8am, however, being that my unit is in the super front, I hardly ever see them out there. The gym is decent, I was told there were updating a few things, and it did come some ways after some time went by, but still not at its best. The middle workout equipment doesn't work and hasn't consistently been working for months now. The security is lack luster as I see them one or twice come by for a few minutes then roll out. Lastly they charge you to park your own vehicle on site and will charge your guest a fee to park during certain hours for each day. For the folks that were staying there before this new updated rolled out (that no one was told about, only through via email) we weren't suppose to be getting charged. However, I was for 6 months straight, I went back and forth with the 3rd party company for a week about getting a refund, which was rightfully owed to me as I was grandfathered in. I cc the front desk including the manager in the email and it took a week for the manager to finally chime in and say that he will credit my account 50 dollars. So that was a plus, however, since the communication could have been done better (via mass text) as well as several updates, I do wish the front desk was more proactive in resolving this.

The pros, it is close to all the exciting spots in deep elm if you are the out going type as well as close to the farmers market. The walls are decent, but then again I have a corner unit so I only share one wall.

I’m not one to typically leave bad online reviews for places but I feel as of anyone potentially moving into this apartment complex should know everything I’ve dealt with in the 2 years I’ve lived here. Since moving in the property owner has changed once and the management company has changed 3 times which has lead to wildly inconsistent management over the 2 year span.

EDIT: On top of everything outlined below, my car was broken into and the window was smashed on 4/7/2024. Front gate had been broken and open for over 3 weeks and only after all of this did management get 'serious' about protecting resident's safety. As of 4/22/2024 the gate is broken again and has been left wide open for 3 days straight. If safety is a priority for you, then I wouldn't recommend moving here.

Cons On site storage unit has been broken into 3 times with minimal empathy from the management team each time. When requested to switch units after the second break in, we were given options of already occupied units that it appears the management team did a poor job of tracking. This led to a very awkward interaction when we opened the door of an occupied unit and the owner cane around the corner…obviously she thought we were breaking into her unit. The last time the unit was broken into, the whole row of units next to mine had been tampered with. A truck next to my car in the parking garage caught on fire which led to my car and another suffering burn damage. The management team was not involved in the resolution and it was never determined if this was arson or not. My oven stopped working and it took over a month for the maintenance team to fix it. Extremely inconvenient for someone who often cooks at home. Disorganized management has led to maintenance men attempting to walk into our apartment without knocking and while wearing normal clothes (i.e., nothing representing they worked for the complex). Not ideal for a tenant with a wife that works from home alone all day. Our unit faces into the pool area which I learned very quick was a mistake. The pool hours are not properly monitored so loud noise and music often continued late into the night, even on week nights. Similar to the last point the walls and floors are insanely thin. There have been dogs above my unit since I live here that never stop running back and forth at all hours of the day. Owners will leave their dogs on the patio and I’m forced to listen to them whine to get back inside. I’ve heard multiple spouts of what appears to be domestic abuse either in the unit above or aside of me. So loud (or walls so thin) that I could hear every word. Music is played non-stop and the bass vibrates the glasses in my cabinets. The gates to the complex are constantly out of order which leads to non residents and homeless constantly wondering the property. It’s not out of the ordinary to catch a homeless person sleeping in the gym or the hallway. The pool in the summer of 2023 was constantly dirty (green water) to the point of not being able to get in for weeks, which is obviously very inconvenient during Texas summers. Key fobs will stop working randomly on doors, so one weekend I became locked out of the complex while I had visitors in town and the front office was closed and maintenance couldn’t help on a weekend. AirBNBs are ran throughout the complex and management has put little to no effort to stop it even after the issue was raised directly to the property manager. New management has implemented a parking system where visitors have to pay to park after hours…as if the tenants aren’t paying enough for their visitors to park for free…

All of that to say…rent at...

Honestly wish I could give 0 stars. Due to the negligence of the management of this complex (broken gates for weeks at a time, building doors that don't shut all the way/don't require our key fobs to get into the building, on site "security" that drives around the complex only once or twice a night then leaves the premises), over 54 cars (& I know this due to 54 incident reports being filled out) w were broken into on April 6th, 2024. This included my own vehicle, which was parked in the very FRONT of the garage right by a camera which I'm almost positive does not work. This mass crime was 100% foreseeable considering the fact that we have had break ins in smaller quantities both in vehicles on the property, as well as UNITS on several occasions since Kairoi has taken over the management here. This is the same management company that has implemented forcing our guests to pay $10 a day to park here, when they can't even ensure the safety of OUR vehicles, let alone theirs.

The worst part about it all is despite tenant outrage and attempts to seek reimbursement costs of window repairs and the option to break our leases without penalty, they have done NOTHING but give us the run arounds, only to refuse even the slightest bit of compensation. We have also caught the management team in various different lies, such as the timeline of the gate being fixed for example. 4 days after the burglaries, a resident asked the company who was repairing the gate why it took them so long to come out and fix it, and they said management had JUST approved them to work on it that day. We were told the day of the burglaries (via e-mail btw so this is in writing) that they were waiting on the company to get certain parts to be able to repair it.

We should not be forced to live in a place that only fixes issues residents complain about and submit work orders for constantly, when they need to cover their own behinds after a vast number of our privacy and safety has been compromised. We do NOT feel secure where we pay thousands each month to lay our heads. We cannot afford to continue to pay for damages caused by the lack of care/concern of Kairoi, who is currently band-aiding these issues to make themselves look good in order to keep revenue flowing, on top of our rent!

Oh! & fun fact about this place. Our last management company did a great job of ensuring that our property remained clean. If you enjoy pet feces being left in the hallways, garage, and grass areas, by all means sign a lease here! Yes, it is residents' job to pick up after their pets, but management should also put in an effort to maintain these areas for those of us who do what we are supposed to. I have also recently been made aware of people having mice & rodent problems in their units. What an overall disgusting joke of a place. 0/10 don't recommend. Happy apartment shopping!

Edit on 4/15/24 2 more car windows smashed and broken into in the middle of the night but this time, right in front of the leasing office. Since there's plenty of footage/pictures from the mass burglary, I attached a picture of maintenance sweeping up the glass from last night instead as proof that this is STILL an issue even after all of there empty promises of...
