These apts were bought out my Diamond Asset Management which renamed the apts from Wilshire to Residence at Deer Park. Service requests don’t get completed. Leasing office employees are rude and not helpful and don’t answer your questions and only repeat the same answers. The only rep actually doing her job is Georgia Limon. I’m a handicap Military Veteran and they removed all the handicap parking, after resurfacing the lot, from the other side of the apt complex and after providing proof of my handicap placard, they refused to add in any more spots. I was told they only needed 4 which were all located on the leasing side of the complex. After stating they are not ADA compliant, a few more spots appeared a few weeks later. When it was time to move out, I was told to leave the last day of the month prior. I moved in August 2021 and had to move out July 2022. I asked if I would need to move out Saturday, the 30th, since the 31st is Sunday and they would be closed. I also confirmed the office would be open for a walkthrough that Saturday so I could drop off the keys. Office ended up being closed that day and I know because I kept driving back every hour to check. They don’t have a drop box and I couldn’t wait anymore because I had to start my road trip to Virginia. I was told my final bill would be forwarded to my forwarding address and I never received. It is now October and I’ve been calling and requesting proof and asked for a call back from a manager and dispute those charges and no answer. I finally received the proof I’ve been asking for on 10/21/22. I moved out 6/30/22. That is unacceptable. I’m paying the bill now because knowing them, this will probably affect my credit. I also filed a complaint with Better Business Bureau. The pictures they sent me show a mess. I know for a fact that place was spotless. I left that place cleaner then I received it. But of course I don’t have proof because no one was there for the walkthrough and blaming me for whoever made that mess to upcharge customers with falsified information. Read moreI lived here for 2 years and have just moved out recently so I’ll start with the pros from my experience here. I love the fact that it’s close to restaurants, shopping centers and entertainment. These apartments are in a great location! I also love how quiet the neighborhood is and the fact that Deer Park has a cop in every corner makes it feel safer. I loved living here when I started my lease back in 2020.
Fast forward to 2022 and the cons. My apartment (1 bedroom downstairs) had some kind of foundation problem. The walls had huge cracks on them. The restroom ceiling wasn’t well insulated so I had a problem with mold. The breathing hole above the tub would always leak as well, and I always had yellow stains on my tub due to the filthy water and gunk that would come out of the hole. My room’s carpet would always get wet when it would rain (In the closet). And it doesn’t help that maintenance is slow to respond. Walls are SUPER THIN. I could hear my neighbor talking on the phone, when they would have people over, banging on the walls, dog constantly barking, etc.
The new management is… ok. Some of the new stuff they implemented is kind of cool and useful. Like the smart home technology with the smart lock and the new A/C controls which let you unlock and lock your door from your phone app, and let you control your A/C’s temperature from your phone as well. I got to see a new upgraded unit and it’s ok. The only thing that’s really upgraded is the kitchen. Marble counters and the backsplash and a new sink. That was really the only difference I saw from the newly remodeled unit compared to mine.
Parking. I wasn’t a big fan of the new parking. Matter of fact I hated it. They reserved about 80% of the parking spots, and the remaining are free. Worse part is that more than half of the people living there (including myself) didn’t want to pay $30 a month for a parking spot. Which left everyone fighting for the couple free spots available. Sometimes you had to park far away from your apartment because the free spots would get taken up so quickly. If you arrive past 10pm you won’t get a good parking spot.

I do not now own a pet nor did I own one the entirety of my stay at this run down apartment complex. Prior damage to the property before i moved in is NOT my responsibility. I think you are stealing money from former tenants. I paid your fee (even though this complex owed ME money) and I did so for my own peace and because the bible says to turn the other cheek. I am honestly so disappointed with this place and the lack of professionalism with you in particular Sandra (Carol is kind). I have called you many times and you refuse to call me back. You can try to make an excuse all you want there in the reply but at the end of the day, people will see what this place is really like when they try to leave. So strange that we all have the exact same complains, huh? Also, the parking here is horrendous. Thin walls. Smells like Marijuana every evening. The pool is always closed. Office rarely answers the phone. Dirty. Trash pickup is inconsistent. Overflowing dumpsters. Holes in floors. Gates break often. I kept getting "maintenance work started" alerts on my app when I called the office, and they didn't know why maintenance was going in.
