Update 10/8: We got the deposit, but it’s $50 less than what the office said it would be over the phone. I never got the requested email correspondence on the matter. This company is a mess, I don’t recommend renting here. Update 8/18: I still have not received my security deposit back after moving out over a month ago. Update 7/6: The building smells like trash and the pool is still not open. The office has not been answering their phones and Samara, the property manager, was incredibly rude when I pointed out they miscalculated our rent ledger for July. They charged us for the entire month when our lease ends mid-July. Their reasoning was that I didn’t submit a move out date, but I gave written notice that we weren’t renewing our lease back in April 2025… Samara and her staff are completely incompetent. Run away from this place. Update 6/1: The entire apartment building flooded because of a burst pipe, and the pool is nowhere near being ready— see photo below. It’s disgusting. After the flood, they ran giant humidifiers and fans everywhere, including inside our unit, for multiple days, and as far as I’m concerned the residents will be footing that electric bill. Our insane, violent neighbors who disrupted us and threatened us were finally evicted after months, but the company never allowed us to leave while they were there without a massive financial penalty (unless we moved to a sister property- that was the only option). We felt incredibly unsafe and continued to be disturbed at late hours with video footage proof almost daily, but Samara did not care. The eviction process was handled poorly, and the neighbors harassed us for weeks and on the day they were moving out. Our peace and safety were compromised for months and we never received an adequate apology or solution. Review left on 4/1: Cons: 1) We’re trying to get out of our lease because of our disruptive and violent neighbor (there was literally a fight in the hallway because they were blackout drunk and assaulted our other neighbors), but our manager won’t work with us on breaking the lease unless we’re listed as a victim on a police report. Disappointing, but not surprising given this is a large leasing company, that we ourselves have to be physically violated in order to move out, and closely witnessing the entire situation (on a police report) and having valid safety/security concerns with video footage isn’t enough. 2) New management does not respond to emails unless you hound them for the property manager’s personal work email or go in person. They also have inconsistent messaging on their website/Google page on which number to call… I really miss the old staff. 3) Neighbors here tend to be inconsiderate - we’ve had to address noise in late hours of the night with both sides of our unit. People also take their dogs to pee and poop in the courtyard even though there are signs not to, which makes it smell like pee. My car is also super scratched up with no notes left. Just not a great community. 4) Amenities are not reliable. The hot tub has been really gross and the jets have been broken through the whole winter. When addressing this, they said they “put in a bid to upgrade everything in the next two months.” Okay… but it’s been broken and filthy for months so how does that help? At least clean it. The pet spa is also disgusting. I get it’s to wash dogs so it’s not going to be a spotless palace, but I’ve toured many other places that keep their spas clean. Rent is high and justified by amenities that aren’t appealing or clean. 5) Location is decent, but if you’re looking for something walkable to the RiNo downtown action, this is not the place. It’s about a 20-25min walk to the Denver Central Market to put things into perspective. There is a nice-ish park nearby and the source hotel next door, so it’s really just depending on preferences. I personally thought it would be more accessible to transit and downtown, but I was new to the area when I moved in.

Here's a long overdue review that I am writing due to the leasing office not living up to the services that they are expected to provide.  They have had 1 maintenance person covering 255 units and the entire community for the past 4 months. Yes, that's understandable that you can't find someone after a month, but after 4, you would think they would increase the hourly wage to find someone. They increased my rent $120/mo, where is this money going? "Only maintenance emergencies are being taken care of until further notice." I've submitted maintenance requests, spoken to the leasing office in-person several times, written them emails. Ignored and brushed to the side. If you enjoy getting into your vehicle by crawling thru the trunk and your car's paint being chipped due to how tight the spaces are, you'll love the parking lot (see picture). If you're getting home past 8pm, there's a pretty good chance all parking spots will be taken. And when that's the case, good luck street parking, especially with the new complexes going up. The hot tub is broken half of the year. There's a little kiddy pool if that's your thing. The gym has minimal equipment and is often crowded. You'll probably want a membership elsewhere as well. Communication is non-existent - every other complex I've lived in will give monthly updates, let you know if something is down, etc but not here. It seems like the leasing office doesn't want to draw attention to themselves Did you know there's cock roaches in Colorado? Neither did I until I moved into Block32. They've had to spray my unit a good number of times. On a weekly basis, I hear someone knocking on a neighbor's door in the hallway, "pest control!" I've heard stories about cock roaches crawling out of electrical outlets and on someone's face in the middle of the night. HVAC air ducts need cleaning. Even when you get your air filter changed and then mop your floor, you will begin to notice dust accumulating a week later Yes, RiNo is an awesome neighborhood in Denver BUT there's not much to do on the side of the train tracks that Block32 is on. You will have to go around the tracks to get to the hotspot of RiNo - that's a couple of miles away. Slow wifi. You'll probably want to pay for an upgrade if you stream a lot. Must be connected to wifi to make phone calls. I've been in a lot of complexes throughout Denver and Block32 just isn't a contender for the price. You can find much better values elsewhere. PLEASE DO NOT MOVE HERE If I could give this place 0 stars I 100% would but since I can't let me give you a list of reason why you shouldn't move in * You should expect NONE of your maintenance requests to be fulfilled. We lived there for an entire year and our apartment was basically falling apart. No one was sent into help. Our bedroom window was OOO the entire time we lived there. If you go to management about this expect for them to be EXTREMELY combative. * We were charged for several things we were not supposed to be charged for and then told it would "just be taken from next months rent" luckily we were ahead at the time but I know people living month to month do not have the money to pay for more than what they are expecting to at one time. * NEW management is extremely unprofessional, unhelpful, and combative. I went to confront the office about issues with moving out was met with condescension. * You will be charged unexpected fees and then you will be told there is "nothing they can do". If you live here I suggest you get a lawyer like we have. * Lastly just some fun bits: pool is rarely open, there is a homeless man who lives in the stair case, the gates to the parking lot do not close so there has been MORE THAN ONE car stolen straight from the lot, elevators are almost always down, it smells like actual garbage on each floor, more than once I have come home to the door being covered in VOMIT, and there is constantly bags and bags of garbage in the hallways. Seriously, do not move here. Also they WILL RAISE YOUR RENT at the end of the year and they automatically renew your lease so keep an eye on it.

I have been a resident for the past 2 years, and there are many pros and cons (sadly mostly cons now, it used to be a great place before management switches- READ RECENT REVIEWS). Please read my entire review!! Pros: Location!! Great location in RiNo- close by to a lot of cool restaurants and places. The room with the pool table, tvs, and beer on tap is a great spot to hangout when you don't know what to do. Maintenance has also been very kind to me, and have responded to my requests on a timely basis. Some units have excellent storage with multiple closets, and decently sized balconies so make sure to look closely at the floor plans (I personally favor the San Francisco layout if you're looking for a 1 bed) Cons: PARKING!!!! If you do not have a garage/assigned spot lined up to live here, don't. The spots are tiny, people park like idiots, and I have never seen so many door dings in my life. Super sad to watch that happen to my car that I only had 6 months into my first lease. The parking gate was also broken more times than I can count while I lived there, so that was also an issue as it would sometimes get stuck and my car couldn't fit through, plus for security reasons. Side note- there is also no visitor parking which can be tough around this area if you like to host get togethers like myself. They are also finishing construction on a building right beside Block 32, which will probably make parking tougher than it already is (and it's really, really terrible). Residents and their dogs are the other major issue, in my opinion. I have seen dog poop inside the building more times than I can count, and especially outside, everywhere. People here are terrible about picking up after their animals. There's also always dogs off leash everywhere with owners doing nothing to control them, so I've seen a lot of dog scuffles break out due to irresponsible owners. There is a turf spot in the back of the building that NO ONE makes an effort to clean, so be prepared to walk your dog in the dead cold winter since people can't be responsible. They also have a "dog spa" washing station which is nice, but the hose is faulty and sprays you constantly whenever it's on, so it's basically useless. There is a pool and hot tub, but the hot tub is constantly broken (never seen the bubble function work in my entire time here), and the pool is overcrowded with kids and people in the summer as there are not enough seating areas to accommodate. I never had this issue on the 3rd floor, but the doors on the 4th floor SLAM. No one makes an effort to quietly close it so it's super annoying and disruptive at times, especially with move in's. I lived next to an Airbnb unit (yes, they have multiple of these) which made this issue more prevalent with the turnaround. The elevator issues have been really bad in 2024/2025- it breaks down consistently which doesn't make me feel great about using it, and one time it was down for HALF A YEAR, which is completely unacceptable. I understand it's out of management's control since they're not the actual people fixing it, but the elevator company should have been called twice a day minimum to get this escalated. I don't know any other building that's had an elevator down for THAT long. The overall cleanliness of the building is gross. There are always food/drink spills everywhere, trash everywhere, dog poop everywhere, and multiple things broken. I finally got my security deposit (after giving them my forwarding address multiple times, and having to call and demand it now) and they took some of it, and provided zero reason as to why. That is literally legally required to provide the reasons as to why you deducted money off it. It sounds like this place has gotten even worse since I moved out in May 2025, and I am so glad to be rid of it for that. You get what you pay for when...

UPDATE: 8/17/17- From 4 stars to 1 star So I have lived here 3 years now, and my rating went from 5 stars in my first two years to 1 star this year. My main complaint is the Management change: I can't believe how important management is to keeping a place worth staying at. In general they are not even as close to kind like the previous management and get on your case about EVERYTHING. I sincerely don't think they care about residents here at all. Here is why:

-Parking: parking here has always been a bit of a struggle. Everyone gets 1 free space with their apartment, and previous management let you park in places like the front lot, or guests, during certain times of day because there wasn't a lot of parking. New management: took away your free space if you are PAYING for an additional space/garage. Tells your guests they can park down the street behind another apartment building, down by a river. Nowhere near the actual space!

Maintenance: Things now seem to always be broken, trapping cars in parking lots because instead of leaving a broken gate open, they close it. Door locks broken to garage room locks you out, elevators broken and SMELL of urine ALL the time. I also had maintenance come into my apartment without my permission when i was gone for no reason, and didn't leave a service note, I only noticed because my lights were changed from what I had put in. I am a single female and this is NOT OK.

They lost cool amenities like: glass recycling with a local business, coffee is ALWAYS out, Beer is never there, candy and anything that used to be there for residents isn't, no fun events, parking garage where you could clean out your car are now a tow zone.. oh and SO many tow zones.. signs have posted up everywhere on the property- don't even think of having a guest come to visit you.

Payment option: They now forced everyone to do online bill pay and won't allow anyone to do checks anymore. But here is the catchy thing- if you do AUTOMATED BILL PAY, it only pulls out a base amount you have to set it to. It doesn't even pull the full amount you owe. So you have to go back into the system anyway to pay the rest of the bill OR give them extra money, because by the third day, $100 fee- BAM. And they don't even release your rent and utilities until the first. So beware, you might get slammed with $100 in their fees when you only owe $75 in bills and management does NOT care to help you out at all, even though it's THEIR system that doesn't work.

Construction: You would think with how horrid the construction is around here, that this management team would try to make some part of this place still worth being at. But they don't. All I have seen from them is the slamming down of rule after rule, fee after fee, with a more and more run down feel to the apartment complex.

My suggestion- look someplace else, there are about 5 different complexes next to this one. I will be leaving here sooner rather than later for sure.

4 star review* I've lived here for 2 years now, and it's a great community with a lot of young professionals and dog owners. The parking is rough, which is why I gave 4 stars instead of 5. But the apartments are nice and the management has gone through a couple of transitions over the past few months, but the team now is very well put together, nice and working on improving some of the problems mentioned in previous comments- like the parking. It has some really cool amenities, such as a paw spa & boxing room. The pool is always kept nice, clean and warm with pool parties all throughout the summer. I'm resigning my lease for another year and will look forward to...
