I moved into my apartment here in August when I relocated to Atlanta to pursue PhD studies. Because I was moving from another country, I was unable to visually inspect the apartments in which I was interested. At the time, this complex seemed ideal in that it was in an interesting, diverse neighborhood and close to the MARTA station. Now, five months after moving in, I can honestly say that KRC Alderwood Trails is unlike anything I’ve ever experienced anywhere in the world. I can verify that the complex does have a great deal of diversity. Within a few hours of moving in, I encountered American, German and Oriental cockroaches in and around my unit, all interacting in perfect harmony. Wildlife is also abundant and encouraged to closely interact with people through the leaving of food items and garbage around the buildings and hallways, which do not have doors. What better way to greet a new day than leaving your apartment and finding animals bursting through trash bags and scurrying through your living space? If you choose to move to KRC Alderwood Trails, you will become intimately familiar with the entire Doraville community, including people you wouldn’t otherwise interact with in other places. For instance, since moving here, I have had the opportunity to interact with several local police officers owing to the numerous thefts that have occurred. The residents have proven to be interesting; their creativity and ingenuity knows no bounds. Perhaps most impressive is the rotating engineering project / art installation that involves the locals piling bags of garbage as high as possible in the trash compactor until it is no longer feasible, at which point they begin stacking trash and furniture items around the disposal area. These projects have also served to increase the biodiversity of the complex, as I have noticed a marked increase in the rat population in the area. Once a year, on New Year’s Eve, the overfilled compactor will be set ablaze to cap off the evening’s festivities. This event is so exciting, it is easily worth the $25 fine levied against all residents, whether they were present or not, for damages. Another creative project the locals have been involved in is the invention of a new sport. It is similar to soccer and played on the complex’s soccer field, though players are required to navigate numerous golf-like water hazards caused by stagnant rainwater collection within the massive potholes in the concrete. I can hardly wait to see this exciting new game make its debut at the Olympics. Everyone here has been very helpful to me as a community member. As my New Year’s resolution was to get more exercise and lose weight, the apartment staff has assisted by not properly logging my service requests or providing adequate follow-up communication so that I have to walk up the hill to the office again and again. Another supportive individual has further aided my resolution by stealing my car; now I am unable to get lazy and drive anywhere and, instead, find myself forced to walk. Thanks guys! Finally, for those of you with children considering KRC Alderwood Trails, rest assured that safety seems to be of paramount importance here. For example, because it could become a drowning hazard, the staff has taken the step of simply closing the pool and not allowing any residents access to it. Further, because the majority of electrical outlets here are not installed properly, causing plugs to come loose or fall out entirely, the maintenance staff has been instructed to cover many of the outlets with a thick layer of paint so that they are inaccessible. Like I said, I have honestly never seen anything like KRC Alderwood Trails. In fact, I didn’t even know such places existed anywhere in the developed world due to things like basic laws and housing codes. I highly recommend coming by and taking a tour of the complex; I’m sure you will be left just as astonished as I was when I got here. Don’t forget your tetanus...
Read moreThis place does not deserve a single star . In short , if you are reading this in hopes of renting this place, YOU DESERVE BETTER. Moved in around a year ago and was sold on three things, location, price, and size. Management seemed nice enough before signing the lease, and Ms. Alejandra (who is no longer there) was very nice. After the initial inspection management agreed to fix several issues before moving us into the unit. There were holes in the wall behind the kitchen, a massive hole beneath the kitchen sink(which acted as a window into our neighbors home) the "patio" door did not close properly, there were ROACHES( I MEAN INFESTED), and several other issues. We were moved in without having any of those issues addressed. Management had to come out and replace the fridge as the old one had a roach nest and did not work, they had to seal the holes in the walls and ceilings... Also, management took around 2 weeks to come and install a new door, meanwhile the enormous crack in the door allowed for all kinds of visitors and a bad draft. Unwanted Gusests:Pest control here sucks. While they will come if you request it, its not adequate and did not help in combating the roach war in our apartment. Spiders are also abundant, I had to get used to 4 or 5 that live in the bathroom and despite trying to get rid of them will not leave. I had to buy my own insect traps and BOMBS . Safety:I got broken into as well! Thank god for my Pit. When I spoke to management about it , they wanted proof that we were really broken into and not just" trying to lie to get a new door which we broke ourselves," I had to show my police incident card to 2 different people before anyone came out, and even then I had to buy my own locks to put in place to shut the door. No one felt the need to report this to the courtesy officer( which they will happily advertise) instead they said," Crime has no address, unfortunately there's nothing we can do." okay ... but at least be a little bit more compassionate instead of demanding 50$ for a new lock that I did not kick in myself... Management: They are callous, rude, and insensitive. The office manager called my cell phone to yell at me for calling the pest control company to make sure they came out because I had anxiety after moving in since the roaches were literally raining out of the air vents. THANK YOU MS CLAUDIA, you were of no help. Management will fine you for no reason, belittle you, and laugh at your issues. You're better off without them and just showing your face to sign the lease termination! Maintenance : Came into my home unannounced on several occasions after me specifically requesting them not to do so without notice because i have dogs. On one of these occasions they locked my sick shih tzu in the bedroom and he was shaking and terrified. I walked into 4 men in my living room. Maintenance will not come if you do not request it at least 5 times. You have to literally harass them to come. Fun Fact: My bathroom ceiling caved in and when I called maintenance they said they could not come out until the next day. They came out and put a bag over it for another 2 days before actually addressing the issue. In that particular conversation with office staff I was harassed while in class by the incompetent office staff who screamed at me to ," COME HOME RIGHT NOW AND PUT YOUR DOGS UP BECAUSE THIS IS THE TIME THEY ARE HERE!!!" this was after being told they would not come out that day and my dogs were not locked in the cage.. THE ICING ON THE CAKE! This place will ILLEGALLY TOW YOUR CAR! They called a towing company to come tow my Fiances car 25 miles away because he did not receive his registration sticker in the mail. I called several times to explain the situation and the car was still towed. THANKS GUYS. Im really considering taking all of this to small claims court.

Read moreIf you want drugs KRC Alderwood trails management doesn't work with police to reduce drug sales. If you want smelly trash literally bursting out the dumpster all the time Alder wood management gives you that. If you like your car being towed and paying $300$ to get it back so that it is towed again when you forget to put the permit tag KRC will continue to have it towed. In fact Alder wood allows construction LLC companies to park on residents parking lots for a fee of $30 because it is just good business for KRC Alderwood leaving residents without parking a lot and having their car towed for parking on a curbside. If you like to pay 2000 and above rent , on time, and have maintenance playing with trash collectables for profit instead of fixing your stove, KRC management doesn't care if the maintenance Boss has no interest in doing his job. KRC management likes to make residents wait up to a month to fix your stove because they have a long waiting list that just grows because they just rather not fix anything, especially if it costs them money, even though you pay for utilities that are included with your rent. If you like midnight noise disturbance KRC management will tell you to call the cops, the cops will tell you to speak with your office manager, and the office manager will tell you that there is nothing they can do about it because their policy doesn't address it. You pay $2000 for rent but you can't have a good night's sleep. well unless you beg them for months and if you make a complaint, KRC will just switch management and will take you on the same roller coaster again. What a...
