
Well where should i start with this apartment complex. They get you with these beautiful photos of the complex, cheeky personalities, and false senses of luxury. What you don't know is that they're going to have random water leaks all year throughout the complex that forces them to turn the water off about once a month. Youre going to have Cock roaches, spiders, june bugs, water bugs and whatever other bugs that can make their way through the cracks of the sliding glass doors and the poorly insulated windows that allow an unbearable amount of dust and sand in. To add to the bugs you will also ask for pest control that wont come for the entire year and the front office will act surprised that they never came. If you live near the dog park you will also get to enjoy the lovely smell of dog crap as well as the mixture of cat and dog urine when it rains. If you dont have a pet and want one, you can choose from one of the many cats that roam around the complex (cat sanctuary) without having to pay all the fees. Lets now talk about the amenities. You get the luxury of having either the A/C or the Heater when needed, but not at the same time(Swamp coolers) Youll get lovely showers that will have the paint, yes the paint that they use to spray over all the imperfections that the previous tenant left. once the paint starts to chip and peel off youll have mold and rust forming underneath it. Youll also have to be dusting a lot due to the A/C or heater blowing out whatever the hell is in the ducts. Now for the flooding that we experienced in our back patio due to heavy rainfall one night....So one night it rained fairly heavily. we had a unit that was directly by the water drains and we also had a small drain that was supposed to drain all of the runoff. Well just like everything else in the apartment those failed. The main drain in the parking lot as well as the runoff drain that we had CLOGGED. And yes when that was clogged, it not only flooded our back patio but flooded into our kitchen, dining area, restroom and made its way into our living room carpet. It scared my kids shitless. We called the emergency line talked with whoever they have on the other side of that phone and maintenance came and attempted to unclog the drains and told us "Sorry" We were left to clean and mop up the inside of our unit until a CARPET cleaning company came with some big as water suckers to vacuum the water up. But guess what. That didnt work too well because of the old ass laminate flooring. It was Very uneven and now even lifting due to the water seeping into the cracks.(we found that there was old laminate flooring underneath our current flooring that they just laid on top of it) More mold to grow for future tenants. We expressed our concerns with the front office and emailed them only to find that they never read the emails prompting us to have to call. They sent the same company to suck more water our and now gave us big...

After getting approved and paying a $400 deposit and just before I signed the lease my loving mother passed away and so everything in life came to a stop including having to decline signing a new lease and moving due to the detrimental heart ache and loss of my mother and best friend š! After conveying to the leasing office that I needed to decline signing and moving in and needing my deposit to help pay for my mothers funeral, the leasing agents informed me they would not refund my deposit because I was approved, which they NEVER verbally conveyed to me was a possibility. For La Estancia to deny me my deposit and for such an extenuating circumstance and that I needed to help me and my family pay for my deceased mothers funeral is deplorable! Keep this unethical and immoral business experience in mind if you are considering living here. If this is how they treat an approved new tenant who's mother just passed away, just imagine how they will treat you and your family if you live there!
In addition to being deceitful and unscrupulous, they shut off the AC in November and don't turn it back on until March and with that they will recommend you buy your own window swamp cooler for those months of heat and misery, BUT they will gladly install it, (WT#!) but you still pay an exorbitant allocation fee ranging from, and I quote , " Mmm the allocation fee will run between $150 to $250 a month, it depends." again,. . . (WT#!) WITHOUT ANY logical explanation of a detailed list of individual apartment services, including a date and description, quantity usage, and cost for each line item or an itemized bill for proof of electric or water use. So essentially they say here pay this amount without any proof that that is what you owe for your share and use and you are basically trusting them that they are not fraudulently charging you. š
Furthermore, they won't show you your actual apartment and insist on showing you the model so you wont see if you have updated appliances, or carpet or hardwood floors or bedroom ceiling fans until after you sign the lease, and when I asked several times about these amenities, my response from Rose was, "Ummm, were not sure." and this is who manages the property? My advice to anyone looking for a new residence here is DON'T DO IT!
And if you do consider them DO NOT give them any deposit unless you're desperate for a place because when you realize it's a shady and unscrupulous company and decide to not sign, they will not refund you a cent of any deposits! And don't just take my horrendous and dreadful experience and word, read the other critical bad reviews that depict La Estancia's lack of care and concern...

We had some severe damage due to a roof leak, I had to call 3 times to get it fix, the leak was near my closet, my clothes smelled moldy. Thereās loud neighbors, people blasting music in the parking lot, parties and karaoke at two-three in the morning on a week day! We are military and had to move out a little before our second year was completed, weāve paid $2350 dollars to move out! (One full month of rent + two months worth of utilities + $400 of supposed damage to the apartment) so donāt expect help and āsupportā to military families at all, we have to deal with leaving our home and moving out and to still be blindsided with all these fees to move out is extremely frustrating. I was exposed to black mold and nothing was done by the property manager, I had a severe lung infection, and had to used a respirator machine for months! Utility bills are not fair, they are allocated, they fluctuated every month and when asked for an itemized bill thereās the same service charged two-three times. Expect to not have water at least 2 times a months sometimes more, they always fail to communicate to my unit that they were going to cut the water for repairs, when I called the office they said they didnāt had me enrolled in their notifications but I sure received every month their ārent dueā notification. The gates never worked! They had us go pick up key fobs for the gates and they never worked, they did not provided the security we paid for. Trash cans are always extremely full, overflowing with trash. There is not enough parking, parking is not monitored there were cars parked for months with no supervision, trailers, semis, all kind of vehicles, and no parking for the residents.
