I want to start by saying this: if you have any other housing options, take them. Do not move into The Greens at Derby. My partner and I had a deeply stressful, disappointing, and at times unsafe experience living there. The management and maintenance staff repeatedly showed that resident well-being was not a priority.
From day one, things were broken. Our dryer didnāt work and took two months to fix. A male maintenance worker entered our apartment multiple times without notice or knocking, including when I was alone or in the shower. When I reported it, the supervisor admitted this was a known issue and only then claimed the worker had been "let go." It was unacceptable and dangerous.
Four months in, water from the dryer vent began leaking into our bedroom ceiling. Our request was ignored for three months, and by the time anyone came, mold had started growing. When we expressed concern, staff dismissed us and blamed our reactions on a recent family death, deeply inappropriate and offensive.
We weren't alone. Other residents shared stories of appliances left broken for months, unexplained charges, and constant rent hikes. When we asked to end our lease a few months early, we were met with legal threats, harsh words instead of understanding.
Later, our washer broke and filled with stagnant water, making the entire apartment smell like rotten eggs. Despite daily calls, we moved out and the washer still had not been fixed. They had left instructions and tools as a hint to "fix it ourselves."
The final straw came during a vacation. We told staff not to enter due to our cat being a runner. They did anyway and let him out. When my mom called for help looking for the cat, an employee hung up on her twice and falsely claimed only one cat was on our lease. Even though a month into our lease we added another cat we had taken in due to the previous owner passing away. Which they completely agreed and allowed at the time.
We paid rent on time, followed rules, and were patient far longer than we should have been. In return, we were met with neglect, dismissiveness, and a shocking lack of care. It was beyond reason how the horrific treatment we endured for an entire year. There was not a moment at the Greens of Derby when an appliance or other issue wasn't occurring. The only decent staff member was Chandler, a kind maintenance worker.
This was our first renting experience, and it left us discouraged and upset. Please, donāt make the same mistake. The Greens at Derby is not...

To begin, Iād like to acknowledge that the management team is kind and friendly. However, they struggle to clearly explain their own policies when clarification is requested, often directing residents to simply read the policies themselves rather than providing a helpful breakdown.
Maintenance is another major concern. While management has admitted that it is difficult to find qualified help, the delays and quality of service have had a real impact on our living experience. For example, our washing machine leaked fluid and ruined our clothes. Despite repeatedly contacting the office, it took nearly two weeks to receive a replacement, and we were never compensated for the damaged items. Additionally, our heater broke in the middle of winter, leaving us without heat for four days.
Regarding the move-out process, a significant portion of our $350 security deposit was withheld, allegedly for cleaning and maintenance costsādespite the fact that we left the apartment clean and undamaged. Ironically, the unit was dirty when we moved in, and the paint job was poorly done by the maintenance team. Not for $950 a month plus utilities, and certainly not with that $350 poor excuse of a security deposit.
The one positive experience I had was that management allowed me to break my lease due to my military deployment, which I greatly appreciated.
Overall, I hope to receive at least a portion of our security deposit back, but as of now, we have not. Based on our experience, I cannot recommend this...

Had a couple red flags during the tour, one of which was their rule about what vehicles are allowed to stay on the premises. If they consider your vehicle to be "ugly", they won't let you park there. The lady who gave me my tour was nice. She asked if I had any pets and I told her about the two reptiles I had. One was a corn snake and the other a Northern Blue Tongue Skink. Neither of which are harmful. The gal didn't say yay or nay about them. So, the day I sign the paperwork and hand them the check, a different lady asked me about pets and I told her what I told the other gal. She immediately told me that they don't allow reptiles. Her reasoning, she didn't want them escaping and breeding. If she had let me explain a bit, she would have known that the skink comes from Australia, so nothing here for it to breed with; and the snake eats mice. Since the snake was captive bred and raised, it wouldn't know what to do with itself after it escaped except to find a warm spot and stay there.
All in all, if you have exotic pets, an ugly vehicle and need to do laundry or run the dishwasher in the evening,...
