For potential renters- Bottom line up front: The apartments are a little dated but in a nice location. Floor plans are unique. No A/C. Office crew and maintenance team is kind. Water is shut off frequently and sometimes without much notice. Management takes a “sorry but blame _” approach for issues. (The city, company, vendors, etc.)
I want to start by saying this was a hard review to write because I really enjoy my apartment and it’s location. The negative aspect of the review is mostly due to the Sequoia company overall (as the property manager seemed to indicate a lot of the issues are due to the company and not him).
First a little back story: we’ve lived here about three years (April 2020) and really enjoyed our place. The first summer they begun a construction project of replacing all of the siding on all of buildings. They took up a fairly large area outside of our building and used it as a staging area. Extremely inconvenient (noise, trash, etc) but we were understanding and were told at the time it was temporary. Fast forward and we now are in the third summer of this project. From May-September we expect to be woken up at 7:30am and to have their staging area yet again outside of our apartment. Last year we got a nail stuck in our tire and had to get it replaced. Not to mention all the construction dust. Additionally, last year we had a huge issue with trash due to the construction. This year we were notified to lock our door and take extra precautions as the crime has gone up and people in our community have been impacted. One has to wonder if the construction invites more crime? Every time we bring an issue to management (which we have to do in person because they don’t respond to emails unless you use the resident portal) it seems their reaction is to give an apology but blame another entity and share there’s nothing they can do.
We’ve resigned every year without any fuss over the rent increase. This year due to everything happening between our apartment being the unlucky 3 summer staging area and the frequent water outages we decided to try to ask to keep our rate the same for another 12 months. They offered us an $80 monthly increase if we signed for 12 (higher rates for less time) but agreed to drop down to $50 monthly increase. To which we were told by the property manager that $50 is the minimum they have to raise the rates by, company policy. Additionally he shared that there are people living in two bedroom apartments that moved in last summer so they pay $2,200 when the same apartments now go for $1,800 and they would still be charged at least a $50 rate increase. Check your rates neighbors! It boggles my mind that a company would rather hardline a $50 minimum rather than keep a paying resident. Unfortunately we are having some financial hardship and will likely resign for one more year as the cost of moving is a lot of up front cost but plan to depart next year unless a new company buys the apartment.
Greedy corporate companies can charge whatever they want and offer less benefit for it due to the supply and demand problem but someday that will shift and these companies are going to feel the pain of poor customer retention policies. A technician shows up in the quickest moment after submitting a maintenance request The complex is naturally beautiful and close to Intel RA (but there are many others at same distance from Intel) Coming to concerns that I have personally experienced here, let me ask any prospective resident following questions. o Are you a music lover or practitioner? o Are you a fan of cooking? o Are you a health-conscious individual and dependent on free hand/moderate exercise? If answer to any of above questions is yes, I would not choose the tenancy in CLV if I were you. Leasing office attempts to or does curtail/micromanage resident’s way of living to control noise issue or suggests lease break with penalty rather finding a deeper resolution.
Many upper floor apartments of CLV has non-carpet flooring (revwood type) which is great at look but notorious in permeating sounds to floor beneath. A normal stroll to restroom in middle of night echoes to apartment below and is considered as "excessive" sound. In my experience, the leasing office takes a spectator/communicator/data collector role in instance of a noise issue/escalation and let the residents either go thru the trouble rest of the tenancy OR break the lease with penalty. !Caution! Any long-term resident-friendly remedy, if asked for, can end up in callous and nonsensical arguments of management. I have seen them running comparative analysis like apartment A got x no of night patrol visits, Apartment B is not there yet, so no remedy can be offered.... Summarizing the down sides of CLV, Improper floor material from perspective of noise reduction Poor/ ineffective management o Lot of noises when roof, upper and adjacent apartment services happen. Some occur without sending prior notification to affected residents. o Almost everyday noise of lawn mowing and cleaning. Beware of continuing/ upcoming siding renovation project. o Not a fit to support work from home and hybrid work culture. o Lack of customer care (it is like their way or highway) Rent/ money wasting engine: o Rent per sqft floorplan of CLV is higher as compared to few Orenco station and almost all Tanasbourne area apartments last I checked. o Extra charge for valet trash service for newer looking apartments In nutshell, if you want to own the quality and budget of your living and not let apartment management tamper/dictate it otherwise, I recommend a better place. Read moreWe lived here for a year, only moving out due to a medical issue. This place gets a five star review simply for the staff. My gripes with it are pretty minor and will be listed at the end. But the staff were fantastic. I met a few employees and they were all very nice but I dealt with two individuals frequently. Kristie was our introduction to the complex. She gave us our tour and all that. She was very friendly, helpful, easy to talk to and very funny. She made the process easy but even after something like 6 months without seeing us, she recognized us and asked about things and our dogs which was very welcoming. She was a big reason for us choosing this place. We wanted a friendly place that was good with our pups and she made us feel that this was the best fit. Our maintenance guy Juan was the other. He was always positive and friendly and would always say hi as he passed by on his cart. We kept having dishwasher issues (we got a lemon, not on the complex or staff there and they ended up replacing the whole unit) so he was in our apartment quite a bit. He was very good with the dogs as well, even though they barked at him every time. We will miss him at our next place for sure.
Superficial notes: -Grounds are nice. Dog park was fun to have. -Lots of places to eat and shop within a mile or two which is awesome. -Seems to have decent sound proofing. We didn't have or receive any noise complaints. -The amenities seem nice. Didn't get to use them as we moved in at the beginning of the pandemic and out at the end. Go figure. -Food carts show up and at the beginning of the pandemic they gave us free food and one day we got free ice cream which was pretty wicked.
Minor gripes: -Valet Trash could prove troublesome depending on who was working. Sometimes they would skip our whole building. Not worth the cost but this is a thing that can exist at any complex that uses them. -We got squirrels! They lived in our walls for a couple weeks while the exterminator found and covered the hole they used. -No outlets on the patio. -Covered parking support beams get in the way pretty badly so everyone parks funny.
