77 Park Ave is owned by Equity Residential, an unscrupulous company who doesnāt give two hoots about their tenants. At the time of Covid-19 they increased our annual lease by 12% and the month-to-month by 29% making a 2-bed $5000 per month. In your lease pack you actually get a page that tells you that equityapartments are exempt from NJ rent control. After we moved out, they issued our security deposit back via S.O.D.A. but have not actually given us the funds back. I suspect that they cut the check for legal reasons, but donāt actually mail it out hoping that the tenant will forget about it. Iām now in the process of going through the courts to get it back.
Other than that, these are my subjective pro's and cons of 77 Park Ave;
PROS o Sue. Sue on the front desk is diamond, she gives the building a needed positive. o Generally friendly staff and maintenance team. o Maintenance was pretty good, easy to report and resolved in a timely manner, no complaints. o Good website when you are looking at costs for your initial lease, you can choose different terms and know what you are paying for that initial period. Just don't count on continuation costs being anywhere close to initial. o These are NOT luxurious apartments, they are basic. There is nothing wrong with basic mind, you get to see examples before you rent so there is nothing hidden, just slightly exaggerated marketing. Saying that, they are perfectly fine apartments to live in. o Good location in South Hoboken, close to the station and Washington St for easy access to transportation and food/drink. o They do occasional social events with food/drink in the lobby or terrace during summer. o Amazing views of downtown.
NEUTRAL o You can hear your neighbors if they are loud, you can hear groups coming in at night in the hallway if you keep your bedroom doors open, you can hear parties going on down the hallway. It depends how much it bothers you as to whether this is a major issue. I just call it City living. o The attached garage has been leased out to a 3rd party so the building can't take all the stick for this one, but their rates are pretty high. Tenant rates for a reserved spot is $407 per month or you can take your chance downstairs in the pit for around $300 but its at your own car's risk in the tiny spaces on offer. o Train noises. We knew the trains were there, but were not prepared for the noise. Perhaps our bad.
CONS o Mike. Mike on the desk is not a star, quite the opposite. o Washing is a bit expensive. There is no in unit washer/dryer which you would expect for 'luxury apartments'. The washers are also small, so you'll end up needing 2 or 3 per week plus a dryer which all adds up each week ($10 for 3 wash + 1 dry). There is a dry cleaning pick up service which is a good offer but the actual dry cleaners in the area are not that great so I rather do my own washing. The dryer has ripped holes in my clothes and bed sheets. o There is definitely something scurrying around in the walls. Could be mice, worse case rats. At night when its quiet it sounds like they are running around your bedroom, which is a little creepy. o Elevators. Good Lord, those elevators! Like many of the other reviewers have stated, the elevators are never in working order. At best 2 out of 3 elevators will be working on a given day. The elevator modernization project has been going on for well over 1.5 years. 75% of the time only 1 elevator is working, and running for 15 floors. You'll be waiting for 10+ minutes in line before you get into an elevator.
As I've said, we lived in this apartment for 3 years, and our lease came up in September during COVID-19. When they gave us our lease renewal, they increased our rent by 6% when rent prices were reducing dramatically across the country! We gave them our best price of $3,400 for a 2-bedroom (which in Hoboken is extremely reasonable for a 2-bed without central air & W/D in unit), but we had to decline to renewal because their "best offer" came in at $3,600 with 1 week free. Yeah, you read that right. They offered us 1-week free if we renewed our lease for a 4th year. After moving out, they listed our apartment for $3,250 - meaning they'd rather screw their current tenants of 3+ years on price and HOPE we resigned the lease so they can make more money. Well that didn't pay off for them as they are now getting less $$ for the apartment + gambling on new tenants. So I'm extremely happy to see prices for their 2-bedrooms have gone all the way down to $2,800. Serves them right for being greedy during a pandemic and not putting the requests of their current residents (that are making them money) first.
In addition to the elevators never working, the laundry is a mess and expensive. I'd sometimes have to run my laundry through the wash a second time because the machines are so terrible. The in-unit wall mount A/Cs can barely get your apartment to an adequate temperature. And on 2 separate occasions, the bathroom from the apartment above us leaked massive amounts of water into our unit. The only saving grace of this place is Sue at the front desk.
There are so many better apartments in Hoboken that you can get for the same/less price that actually include in-unit W/D + Central Air. Don't fall...

They've been doing some exterior construction work (initially estimated to take 20 working days) for almost 3 months now. The noise is incredibly painful given that many of us are working from home due to COVID, and I've had my work disrupted a lot by the noise. Theres a wonderful thread of sad and frustrated residents complaining about this on the building internal message board, so I know this isn't just me.
The noise sounds like someone is drilling directly above us. It feels like my head is vibrating and it's impossible to hold a meeting with someone else (unless you purposely want their ears to hurt) Management has done a very poor job of communicating during this whole ordeal, especially given that my apartment is pretty much unlivable for ~2-4 hours each day.
Oh, and their elevator modernization project is looking to take about 1.5 years, meaning that they've spent about half a year upgrading each of the 3 elevators. The new elevators are not noticeably better than the old ones, and sometimes feel slower. The fact that we often have 1 elevator servicing the whole building certainly isn't helping.
Also the apartments on the west side get a lot of noise from the NJ Transit train yard. This one isn't really 77 Park's fault, but it...
