I toured the complex and had a memorable experience. The amenities stood out as some of the best I’ve seen. While the unit was nice, I’ve toured others that were more impressive. The location was ideal for me due to its proximity to the park—until a coworker mentioned that the area is prone to flooding, which gave me pause.
I also noticed recurring concerns in resident reviews about garage security. Car break-ins are a major concern for me, especially as I drive a luxury vehicle with high repair costs. That said, I did appreciate that the garage was spacious and attached. To improve security, I suggest installing a gate with a key reader, possibly integrated with the unit’s existing access system.
Additionally, it would be helpful to have clearly marked parking spaces for future residents. I was unsure where to park during my tour. If I overlooked them, please disregard this suggestion.
There have been numerous complaints about management, yet it appears ownership or corporate leadership has not taken meaningful steps to address or correct the behavior. While generic responses like “we apologize” and “please call us” are common, the real solution lies in properly training or replacing managers who fail to demonstrate basic hospitality.
During my tour, I witnessed an example of this concerning behavior. A pretty Asian woman with reddish-brown hair made a sarcastic comment twice and rolled her eyes when Rigoberto Gonzalez kindly retrieved brochures and business cards for me. Her remark surprised me, as she was well-put together, “I don’t know why he keeps going back there,” came across as dismissive and unprofessional.
While it may seem minor, this type of interaction reflects poorly on the entire organization, not just the individual. Joking in private may be ok if you have that relationship with coworkers. In front-facing roles, team members should support one another and create a welcoming environment for visitors. Dismissing or mocking a colleague in front of guests is inappropriate and reinforces the concerns raised in other reviews.

The move-in process was easy, and Anderson, one of their best employees, was great to work with. The complex sells itself as "luxury" and charges accordingly. At first glance, the gym and other amenities, like the pool, business area are clean along with their modern finishes and appliances, and they do a good job of maintaining those specific spaces.
However, once you're settled, the real issues start to show. The walls are incredibly thin. You can hear your neighbors’ conversations as if they’re in the room with you, not to mention the constant sounds of plumbing from units above. We had a dog in a unit below us that would bark constantly not even our immediate neighbor and yet the noise was relentless. Soundproofing here is on par with much cheaper apartments, which is disappointing given the so-called luxury prices. We reported the issue to management, but it felt like they didn’t take it seriously or do anything to resolve it.
After a hurricane, maintenance became frustratingly slow. It took ages for even basic requests to be addressed, which only added to the mounting issues. The complex has a small dog park and some green areas around the property that were initially well-kept, but over time residents ruined it for other residents. Many residents stopped picking up after their dogs, and the property management didn’t seem to enforce any rules despite having plenty of cameras on-site. You’d expect a higher standard of cleanliness and accountability in a "luxury" complex, especially since other places have policies like DNA testing pet waste to hold people responsible through fines.
If you're mainly looking for a fancy gym, a nice pool, and clean amenities, this place might appeal to you. Read moreI lived at Montrose at Buffalo Bayou for 16 months, and it was easily one of the worst housing experiences I’ve ever had. Our AC was broken for over two months. Management kept saying they were “waiting on a part.” After countless complaints, they finally gave us a noisy portable AC unit for only the bedroom and a measly $500 off rent, which barely covered the extra energy costs or the overall inconvenience. This only happened after my partner pushed them to take action and I escalated the issue to higher management. The then manager yelled at him and complained about me to him.
The maintenance team was unprofessional and careless. When they came to “fix” our vents and AC issues, they left our bathroom filthy, covered in dust, dirt, and debris. I had to throw away my makeup brushes and beauty blender, and spend time deep-cleaning my bathroom just to use the space again.
Security and property management were just as disappointing. Our car was the victim of a hit-and-run in the garage, and they offered no help, no updates, and didn’t even notify residents. Even worse, we saw a man purposely slamming his truck door into other cars and laughing about it. Management still refused to take any action.
Despite their supposed breed restrictions, they allowed a dangerous Doberman on the property. The leasing staff were condescending and clearly played favorites. Residents at the end of our hallway left trash out every single day with no consequences. Yet when we set our trash out just 22 minutes early just one time due to an emergency, we were fined.
Other issues included constantly broken elevators, paper-thin walls and windows, and random non-residents being let in and hanging out in the residents' lounge. There was zero soundproofing, and we could hear everything going on around us.
This place may look nice on the surface, but after a few months, the reality sets in. The management doesn’t care, maintenance is sloppy, and the rules only apply when it’s convenient for them. Save yourself the stress and look elsewhere. Do not recommend...
