Note: This review was posted to The Arts' Facebook page and within ten minutes, they turned off the ability to read or leave reviews of their apartment complex on Facebook.
I'd like to begin by saying that I hate that I have to do this, but having exhausted all other appeal and dispute options save hiring an attorney, I am left to deal with a company whose corporate conscience extends to keeping up appearances on Facebook and other social media outlets. The apartments are a fine place to live. The people are friendly and there is a good sense of community in the place. There are not enough dumpsters and trash tends to accumulate outside of the full dumpsters, sometimes for days. The apartment is adjacent to a large mall and mall traffic. My greatest frustration is in how the management chooses to engage the people who live in the community. For example, in our third month living in the complex, I forgot to pay the rent on the 1st. On the 2nd day of the month, there was an eviction notice on my door. I took the notice to the office and a very friendly person told me that it was company policy and that if I paid, the letter would go away. This legalistic behavior only got worse when we moved out. Upon providing written notice that we were moving out, a note was posted on our door stating that a pre-move-out walk-through would be conducted to alert us to any issues in the apartment prior to moving out. Either that walk-through was never conducted, or the results of which were never disclosed to us. Within a couple of weeks, we were emailed our final bill that included the following charges: "Excessive Nail Holes: $50," "Housekeeping, Oven: $70," and "32 months of carpet life: $315.76." My reaction was and still is that these charges are unfounded. We have since moved into a house almost three times larger than our apartment and we pay to have the entire home cleaned weekly. We are charged $75 for cleaning the entire house. $70 to turn on the self-clean feature in an oven is extortion. Secondly, neither Texas state law nor The Arts themselves provide any basis for how many nail holes are acceptable compared to how many are excessive. Furthermore, our contract does state that "excessive nail holes will be billed at $3 each. Simple math demonstrates that $50 does not divide evenly by 3, so we were charged for 1/3 of a nail hole or someone saw some nail holes and arbitrarily threw in a $50 charge. Finally, Texas state law does prohibit charging a tenant for normal wear and tear of any part of a rented property and "32 months of carpet life" is the absolute definition of normal wear and tear. Since then, we have been disputing these unfounded charges with The Arts' "in-house collections arm" of their corporate family of businesses. My reasoning is that since it's a relatively small amount of money, people will just pay it without fighting it to avoid a blemish on their credit. I also assume that this must happen to anyone who moves out. The most frustrating piece of all of this is that the apartment had plans to renovate our apartment after our departure anyway. It feels like a blind money grab wrapped in the guise of a contract and I am sure that these charges bring in a substantial income--especially with families who have no voice or who feel they have no way to dispute these ridiculous charges. I am disappointed that I am having to deal with this after moving out and that I feel my only recourse is to try and turn others away from the disgusting corporate behavior we...
Read moreThe worst place I have ever rented from if I could give 0 stars I would. I would never recommend this place to anyone. Be prepared to pay way more than this place is worth especially when you move out. They don't just hold your deposit according to them from their own words "be prepared for your final statement" meaning they also charge you to move out. This place is not a safe place to live my car was broken into, keyed multiple times by a resident who lives there who i do not know. I got footage of the incidents because i got a security camera to watch the parking lot since the apartment was no help. Right before I moved out my downstairs neighbors apartment was broken into and robbed in the middle of the day. Of course the only proof was from my security camera since the complex has no security. They say they have a security officer but I have never seen him do anything expect kick people out of the pool if they don't have a red bracelet. I can't even express how horrible this place is to its tenants they don't care about them they are super money hungry. They also like to charge for unnecessary things then threaten to ruin your credit if you don't pay. Also the amenities like the pools never work they are always being closed and the gym is tiny so if those spark your interest about this place consider that. As you can tell per the replies to the negative reviews they like the blame the tenants but they really just come up woth whatever reason they can to charge them. Pet owners be aware they will definitely charge to replace the carpet even if you...
Read moreMOVE AT YOUR OWN RISK!!! It’s soo much to say about these apartments but first let me start with management. Do not be sway by those fake smiles. These people are hostile and will talk to you any kind of way the moment you get on there bad side. They are money hungry and will do anything to drain your pockets. You will definitely need a lawyer if do decide to move here. The have no regards for human life. God forbid you fall on hard times and watch how quick they be willing to evict you. As mention, you will need a lawyer. I plan to sue this complex for every penny they got (mark my words).
Now that we got that out the way let’s talk about the apartments itself. This place is NOT worth the price being charged. You are better off finding an actual luxury apartment then to pay luxury price at this place. The place is roach infested! There’s mold in the vents. The ceilings and walls are hanging (pictures attached). The walls are thin and conversations can be heard from outside. This place is worth a max of 700, and that’s just being generous. Please I am not writing this out of spite, this is an honest review. Don’t believe me? Watch how many likes this get within the coming weeks. I will say one thing nice since we’re being honest. The neighborhood is quiet and lawn is well kept.
But again, MOVE AT YOUR OWN RISK!!! I highly suggest to look somewhere else. I’m just trying to prevent someone else from being screwed over. I can’t wait for them to respond so those reading this can see how rude and pitiful...
