Penrose on Mass Ave Apartments — Local services in Indianapolis

I would absolutely recommend finding somewhere else to rent. Penrose on Mass is completely overpriced for the quality / experience that you will receive. For a one bedroom apartment with a single parking spot, you will be shoveling out ~$2,200 a month even before utilities like electricity and wifi

Building quality is obviously poor - When the resident in the unit above mine would walk around, it actually sounded like they were going to crash through my ceiling. The walls are so thin that you can constantly hear other residents alongside literally every noise on the street. As well, my sliding screen door on my Juliette balcony would always fall out of its track (to the point I’ve just had to store it in my closet). The first time this happened, not expecting to have to catch it, the door almost fell onto the street / Louvino restaurant below

Elevators are always broken - I was returning home when another resident advised me not to call the elevator. She said that she had just stepped off of the elevator when moments later it went into free fall with another resident on it (thankfully the emergency brakes kicked in I believe). That elevator was under maintenance for months following. There is always at least one elevator down, and when elevators are actually functioning, they are so slow that you can frequently waste up to 5 minutes waiting for one to even arrive

Package delivery system is terrible - The building layout makes no sense (e.g., leasing office is on the second floor) and at least half of the time your packages are left in an unsecured, high traffic area. One time I ordered a ~$500 VR headset that was delivered on a Sunday when the leasing office was closed and I was not home. The building has no system to accept packages in this scenario, so my delivery was left outside on Mass Ave in below zero degree weather. Many other buildings have a Buttery system / call box where a delivery person could call you, verify their identity, and leave your belongings in a secure location, or a PIN that a delivery person can access to leave your delivery in a secured storage room. When I brought these grievances to the property manager, she told me that Penrose is not in the business of mail / delivery, and that it’s not their responsibility to make sure I get my packages safely

The building isn’t very secure - There are constantly people in the building who are not supposed to be there (e.g., someone with a shopping cart loitering inside the first floor). My hall decorations were stolen by another resident, and the leasing office told me that they had no cameras and so there was nothing that they could do. I went to the courtyard to relax once and two people who didn’t live there, and were clearly intoxicated, had littered the entire area with crushed alcohol cans

Management has an attitude of “this is not our problem” or “there is nothing we can do to help you” - E.g., I purchased parking validation passes for guests days before they changed the policy without telling me. My parking passes became ineffective, making my guests pay full price for their stay in the parking garage, and management refused to even issue me a refund for the passes E.g., I reserved the freight elevator for my move, but people kept calling it to other floors with all of my items on it. When I asked the front office if they could help by putting up reserved signs, for instance, they informed me that there was nothing they could do. I still don’t understand what the point of reserving the elevator was, at all

All this to say, these are issues you should not be dealing with at this price point. There is absolutely no reason that this building / experience warrants the amount you pay here. I can guarantee you that you can find better value for your...

Okay so I NEVER leave reviews but I believe when something is great it deserves to be recognized!! I lived at Penrose for 2 years and could not have enjoyed my time more at this complex! First of all I'm from out of town and was nervous about the move. The complex is just so welcoming it took all my worries away! I truly did not have one bad neighbor during my time there! The complex is organized. The leasing office is extremely good at packages and I never had a package go missing or ever be misplaced! The pool and gym are very well kept and clean year round. I enjoyed them both almost daily while living there lol! The leasing office keeps the coffee stocked (important lol) Parking is secu5re and safe. I never had to search for a parking spot and always felt as though my car was secured at all times. The location is amazing! It's central to downtown and Mass Ave,. Everything you could need or want is within walking distance! AND FINALLY the staff! Yall - they made such a difference for me. Everyone in that office is so sweet and professional and they CARE about you and your living experience. You're not just another resident. If you need something they go out of their way to make sure you have it or make your comfortable and you're life easier. Esp the office manager, she is so sweet and was always so helpful not just to me but to every other resident I talked to. I have never lived at a complex with such a great staff.

I would absolutely recommend renting at Penrose on Mass! The price point is perfectly aligned with for the area and the amenities just add to the value! The location is perfect! Right in the heart of Mass ave! I love that the office is on the 2nd floor right next to the mail boxes, gym, pool and resident lounge where I can grab a cup of coffee. If I am working out, getting my mail etc, I can conveniently check in with the office if I need anything! A few other things I love about this building is the convenient package locker one the first floor, the convenient parking and being able to walk out of the building and having so many local businesses at my finger tips! Also, they host the best resident events I have ever attended! Management and maintenance is amazing! The office staff is always so nice and willing to help where they can!
